WARNING! Do not under any circumstances rent from this company. I could give 1000 reasons why to stay away from this company unless you want landlords who are deceitful, corrupt, fraudulent, and shady. The conditions of the apartment are absolutely horrid….black mold on the walls since the day I moved in.

SCAM ALERT* I submitted three rental applications and paid a total of $109.20 on July 16, but none of my applications were ever reviewed. I was repeatedly ignored and never received any updates — not even a courtesy email — despite my follow-ups.
I dealt primarily with Skylar, one of their realtors, who was unprofessional, dismissive, and completely unhelpful. After being repeatedly brushed off, I contacted the owner, Serena Gilbert, to request a refund. As of today, I’ve received no meaningful response or resolution.
It’s clear this company is either poorly managed or simply doesn’t care about how they treat renters. At this point, I’m preparing to formally dispute the charges and consider filing a complaint with the Virginia Real Estate Board and the Better Business Bureau.
I would strongly caution anyone against doing business with Gilbert Real Estate — especially if you’re a renter. They took my money, wasted my time, and never even processed my applications. Completely unprofessional and unethical.

Just the company’s responses to these reviews is enough, lol. I can’t imagine being that unprofessional, I believe all of the renters. I would do business with these people at your own risk. What a bunch of foolishness

The communication skills of this company is a complete joke. My daughter had applied for an apartment. She had an appt set up to view one with the property manager which she was on her way to view and I received a call that they couldn’t meet because of this and that. I understand things happen that’s no problem BUT when you call numerous times to reschedule and are trying to help your child out due to her work schedule and her not being able to make the calls as easily as I could and you NEVER get a return phone call after leaving SEVERAL messages. This is poor communication not just on the property manager but also shows poor lack of training on the owners. The receptionist Brenda was amazing and only did all she could do so def she gets KUDOS from us BUT to the remaining people who we reached out to and left messages for SHAME ON YOU!!! Knowing who you are I would have expected so much more from the company than this..
In response to your comment……she never received notice that she was denied. I was NEVER going to be put on her application as a roommate. I have my own residence so get you facts straight before assuming things.
I’m only speaking the truth of what we witnessed. So if you feel it’s ok to assume things on your end then so be it as well.
Going back to communication skills, the office staff needs to learn to return phone calls and not hide behind whatever they feel they need to so they don’t have to speak with someone.

Highly disappointed in our overall experience here. They acted like us expecting them to keep the grounds maintained was a huge deal. But no it is their responsibility.... additionally our bathtub up stairs was a nightmare because they painted it with just regular paint and didn't seal it. They attempted to redo the caulking job like three times and it was never done well. Upon move in we basically had to get them to replace every outlet because they were just falling out of the walls and I don't know who did the painting but some how they got paint on the outlets, counters, sinks, etc. literally just paint splatters on everything and to top it off they said they replaced the flooring before we moved in but the vinyl in the kitchen/bathrooms was used and not in good condition. The entire time we lived there we were ready to move and so thankful to no longer be there. Highly suggest you skip this one.

Gilbert real estate is a joke money hungry maintenance is a real joke valve broke on the shower wouldn’t fix it no water pressure leaky plumbing electric problems outlets were so loose they short circuited an almost caught fire very rude staff never been wrote up they evicted me with short notice if I could give 0 stars I would if ur considering leasing here I strongly advise you to go else where this place is gross the ant infestation we’ve had for years called on several different accessions they wouldnt fix it save ur money

If I could rate this company Zero stars I would! Honestly i don’t know where to start, they are extremely money hungry, maintenance is a JOKE! They don’t fix anything just waste your time and say they’ll be back to fix things but they NEVER come back. My heat went out in the winter last year and it took MONTHS for them to fix it, all they could provide me with was 1 heater in the dead winter which ultimately drove my electric bill through the roof, they didn’t care as long as they were getting their money then so be it. I also had an insect problem the whole time I lived here it never once got fixed (the apartment still has this problem to this day) even though I put in multiple request to get an inspector out & even sent pictures of the problem. Save your time & money cause this company only wants your money they do not care about anything else. You won’t get your full deposit back no matter how hard you clean everything on their 4 page move out list. They deducted $100 for a touch up clean?? Even though when we walked through they said everything was in good standing and they’d send me a copy of the move out check list, which they never sent. You have been warned!!

I had my house key stolen and these people want 110 to change the locks!!! That's insane. I can't afford that so now I run the risk of my house being broke into.

If I could give this place 0 stars I would. Several of my co workers told me about the nightmares that exist inside of this company. I tried applying to live here once and was told that I needed a 620 credit score to accepted. When I was told that I was dumbfounded. A company who predominantly rents to college students and housing assisted tenants a 620 is far too high of a requirement for apartments that look like the last remodel was done in the late 1900s. I personally walked out of the place because if I’m going to need a 620 credit score I’ll just apply for a mortgage instead of renting an over priced run down apartment. Now back to what my co workers have told me. I’ve been told many reasons why I shouldn’t rent from here and I’m glad I found elsewhere. If the landlord doesn’t like you they’ll try there best to get you evicted. In some casesIt’s an illegal eviction process which they know they can get away with because they rent to college students and people who don’t have much money. Because they rather have a check that never stops growing because all they care about is greed and profit. There idea of fixing things is removing items from the unit and calling it good. Or buying items that look like it’s been sitting in a time capsule from 1980. I’m so thankful that I was about to find a company that actually cares about the tenants well being and not there rent check that just goes into the pockets of the employees. I end this review by stating if you are a mother or father who is trying to find an apartment for your kid while they’re away in college I recommend elsewhere because there’s better options and they’ll treat you better than this company will ever imagine!
