Tried to say I was being rude because I called about not having hot water for more than 10 minutes while taking a shower. The lady who I talk to at the front desk was extremely rude to me asking why I didn’t say anything sooner if that was the case and that we are always calling last minute for maintenance request. Ask someone who pays rent every month you would just assume you can call at your own convenience then when my girlfriend went down there to talk to them because the employee told her if if we were going to be rude, she was going to be rude back(extremely unprofessional) When she went down to the office, they also told her that He has been rude on a regular basis, which, if you know you know that that’s just not in my character I’m a very calm and collected person. So when I called down there to see what the issue was because again, I don’t think I’m ever rude. They tried to say they didn’t say it, but needless to say that got worked out other issues include: Takes forever for maintenance to come fix things. The toilets have absolutely no pressure so one time we had no working toilet for the whole weekend. The issue is not with the Maintenance stuff just that they need more hired to keep up with demand. We were told after all the plumbing issues and leaks we would be getting a new toilet, however, never happened they just keep putting a Bandaid over the issues. We’ve been told all the toilets are like that.. Don’t ever think you can be late on rent, because after day three they charge you $75 late fees, and on day five they proceed with filing court paperwork for eviction. Literally nowhere else on this college campus does that most in a place would give you a little bit of leeway or work with you on time depending on when you get paid. Not them. When we first moved in, we also had a stink bug problem, because our door appears as if it has been kicked down before it’s so loose and the cracks are so big in between the floor and the door and the wall and the door which was letting in thousands of stink bugs. Took a while, but finally was fixed. Need to hire way more maintenance to keep up with demand of Maintenance work orders. It’s not Maintenance fault it sometimes takes them weeks to fix things when they’re is only 2 of them for like 500+ apartment complex. I’d really just recommend you not live here no matter what type of deals they tried to persuade you with.

I recently moved here from Georgia and management has been very helpful and understanding to my needs. They answer in a timely fashion and I am grateful for what they have done for me. I would also like to shout out Corey and Travis from maintenance as I have noticed that work extremely hard in getting things done. Thank you all!

The office folk are very effective and cooperative while the maintenance folk are insanely well versed and knowledgeable of the ins and outs of maintenance. Safe to say they get it done.

Worst apartment I’ve ever lived in. Rude staff, doesn’t hire enough maintenance to keep up with emergencies, and only knows how to communicate by spamming us with emails you can’t respond to. Living here is the worst mistake I’ve ever made.

I have been in the area and familiar with Rivers Edge for three years now. The office staff has always gone above and beyond to make us feel at home and a community where everyone is welcomed. From the free food, pool hours, hosting events, and so much more! The apartments are right next to the New River, so it’s always nice to grab a tube with some friends, and float when it’s summer. I am looking forward to this year here at Rivers Edge while I finish my last year at college. Exceptional apartments for a college student!p.s. The apartments are fully furnished!!

Well let’s just say when I first moved in I was promised 3 months rent free during their promotion. I was also promised to pick out my own room. That never even happened. Not only that I wasn’t informed that a dog was in the apartment. I have had issues with this complex for 3 years going on 4. They took so long to fix our washer and dryer, to fix our fridge, to fix our heating system, and than to fix the flooding my bathroom. So my rating of this apartment complex I gave was fair.

The apartment complex has taken a turn for the worse since new management took over, they are prioritizing profitting money above all else. While I accepted the apartment as-is, I promptly documented its issues with written descriptions, photos and videos. When I advised Missy that the apartment needed cleaning, she argued that my belongings in the common area posed a liability for the cleaners. Despite offering to move my items, she still contested the matter. The carpet reeks of cat urine and shows no signs of cleaning for quite some time. Maintenance personnel have entered without permission or proper notice, citing trivial reasons like checking the apartments conditions or if door locks are working. Despite explaining problems like bathroom mold and a flea and roach infestation, their response is indifference. They even enter when I'm not home, raising concerns about my dog's safety. Futhermore, there was an incident with Missy and Stacy, where Stacy pounced at my dog, which was unacceptable. The management's lack of responsiveness and their audacity to act as if they own the place is not only frustrating but it's illegal. They are legally obligated to adhere to the Virginia law requirement of providing a 72-hour notice before entering tenants' apartments, as outlined in Virginia law (VA Code § 55.1-1229(4)). They avoid making necessary fixes to the apartment. Multiple residents have experienced unauthorized entry, with the management providing excuses, lies, or hanging up when questioned. I hope the management rectifies these issues, adhering to the 72-hour entry notice law. It's unfair to invade someone's space without permission. Unfortunately, I doubt they'll change. Save yourself the trouble and avoid this place due to their profit-focused and negligent behavior.

I lived in this apartment complex for 5 years. They break landlord tenant laws on multiple infractions. One being not give 24hours notice before entering the apartment for random checkin. Also charging late fees on the 3rd or 4th on rent, when Virginia landlord tenant law states on; '§ 55.1-1204 clause 4: . Rent payments shall be due on the first day of each month during the tenancy and shall be considered late if not paid by the fifth of the month;.'On top of that there was blackmold in the walls of our unit and they did nothing to fix it. Just sprayed store bought bleach spray and left it like it was. Then before move out the ceiling started to leak and they cut a massive hole in the ceiling. After move out they are trying to charge me damage fees for slate replacement of the ceiling.Ever since they got bought out by billionaire slumlord housing they have gone to complete trash apartments. Find somewhere else to rent

Lets start at the beginning, I've been at rivers edge for going on a year now and first impression it was alright, carpet was missing from room floor, but its 625 a month with furniture added so what do you expect for a college student. I didn't expect seeing a German cockroach in my living the first week moving in just to have an exterminator sent out which she did nothing but walk in and out, mind you my roommate and I are clean people. I didn't expect for my apartment to have so many cracks and crevices allowing carpet beetles, ants coming in any which way not to mention the carpet peeling and coming up along ever wall. Didn't expect for my apartment to have little to no installation so during the winter i'm freezing with five blankets, a heating pad and heater and its still cold even with the heat on, didn't expect for my apartment to have a total of 8 water leakages within the span of a year, 5 coming from my roommate's room, 2 from mine and one in the living; just for maintenance to come cut holes in the wall and not return for a week or two to fix it. Not to mention they never clean up after themselves. So anyone not wanting to live in a inhabitable apartment would either try to move to a different unit, which management just seems like they're avoiding getting back to you and can't confront the situation they placed you in by allowing you to live in a run down apartment. If you're a college student/parent reading this please don't move here no matter how many deals they try to persuade you with, or these fake 5 star reviews; if you're just someone looking for an apartment please look else where because moving here is not at all what they try to make it out to be. also deleted this review that I made 3 weeks ago hmm.
