I just purchased a new home with NV. I'm having several issues. But the issue that I'm providing feedback on is the poor quality of the dishwasher they provide with their new homes. The Dishwasher is clean and operating properly (verified by GE technician) but has a moldy odor after the clean cycle. (Neither NV nor GE is stepping up to address this issue.)

Preserve Inniscrone Avondale Pa. For 15 years, since new, every time we get heavy rain our house GFCI trips, disabling all exterior outlets and garage door and yes, numerous attempts were made to fix this, but NVR's superior electrical subcontracting choices have made this a perpetual no win situation. Forgot to mention the windows they installed magnify sunlight with such intensity that it causes small brush fires to the adjacent homes' landscaping or melts their siding.

I wanted to live in my (New) Ryan home (Sadler Trace Jacksonville Fl) before leaving an honest review. I have been in my NEW home only one week. In one week I’ve discovered ants all around my home. Like the walls from the outside coming inside the home wasn’t sealed properly! Secondly, EVERY NIGHT about an hour after I take a shower, I hear a motor start to run and water just starts dripping from my shower for no reason! Lastly, there are no connections on the outside of the home for Xfinity to connect my internet. How is a new home built with no connections for internet?!?!? Wow! This has been quite an experience just one week in my New Ryan home! I’m really upset that this is happening with a brand new home!!!!!! I would like for these issues to be resolved if NVR Inc/ Ryan homes really cares about their customers. DON’T BE THAT COMPANY THAT ARE JUST TRYING TO SELL US POORLY CONSTRUCTED HOMES THAN JUST LEAVE US HANGING!

I witnessed contractors partying in the empty houses late at night, multiple instances of subcontractors stealing materials, and vendors who were completely dismissive of noise ordinances (6am to 11pm?!) - which definitely impacted quality of life during the year our neighborhood was being built. The project manager had zero control and did little to stop the safety and noise issues. At least once the project manager lied and said it wasn’t his contractors in an empty house at midnight when the police came to the house and verified they were. I would not purchase with NVR again. This amount of money is be better spent investing in a higher quality home where the company respects its homeowners in parallel to developing the neighborhood.

I am contacting customer ******************** and corporate offices regarding my new home built by Ryan Homes. My wife and I purchased the property on May 5, 2023, we have had concerns with plumbing, appliances, sod, and the house settling, causing nail to protrude from the walls and ceiling. I am hoping to get a resolution soon. I have reached out to customer care and have finally contacted the better business bureau. Disappointed thus far with a purchase that was over $430,000.00 on a new build

DO NOT WORK WITH THIS COMPANY - French supplier here. They tried to scam us with an order of 10K€. They sent us an NSF check. We remained vigilant, they did not succeed.

No one seems to know what they are doing at this company. I have been a loan processor for over 20 years and I am appalled at the process thus far. 1st I got a loan officer that ignored my questions. Then was given a 2nd loan officer. He has been nice and some what listens. However, the processor has been nasty, over talks me, doesn't listen to anything I say. Then, tells me I have to pay for a Mail away signing and set up my own notary. I have never had a lender tell the borrower to set up their own signing. It is always done with the attorney, lender or title. Its never ever ever the borrower issue to worry about. I really regret getting a Ryan Home since they force you to use NVR or you can't get the incentives. I was definitely bamboozled into thinking they would take care of me and have not been by any means.

NVR Mortgage was great pre-Closing and during the Closing. They are very responsive, informative and helpful. You will likely have an enjoyable experience. However, beware their performance post-Closing. Once they sell your mortgage to another Lender, they WILL NOT assist you. For example, our local property tax authority sent supplemental tax bills only to the mortgage lender on file, NVR, on three separate occasions over three separate months. However, NVR never notified us or the Lender they sold the mortgage to. When I called NVR to ask why they withheld the information, their associate, Brandi (sp?), talked over me the whole time repeating random facts about the tax process and never answered my question of why NVR never notified anyone, resulting in a mere 10 days to correct a serious tax issue. I eventually had to get off the phone because Brandi would not cooperate or answer questions directly. Overall, great to deal with up until after Closing, but stay on top of them and your local tax authority as NVR WILL NOT be proactive on behalf of former customers.

I love Ryan Homes, especially their warranty department which is in house. They don’t subcontract it and have their own employees. Whenever I had an issue, I’d submit a ticket and someone would reach out the same day. Warranty requests are usually taken care of in less than 2 weeks. Usually same week. They always updated me on the progress of the construction, I even received videos if I couldn’t make it to the jobsite. Everyone is so friendly too! I see a lot of negative comments here but as someone said, it’s easier to complain than compliment! Think, whenever you have your Amazon order, do you always leave a positive review? I doubt. However, I bet you write all the negative ones if something is wrong. It’s just in our nature. It’s easier to overlook the good things and focus on the bad ones.

I just closed on an NVR home in the Peninsula in Millsboro Delaware. For the most part, the sales team (Kyle)were very helpful and professional and overall experience was very positive. The walk through just prior to closing was sub-optimal but the Project Manager was off as wife was having baby. He returned today (Andrew G*******) and was incredibly nice and professional and I was extremely impressed with his diligence and courtesy. I will follow up with further review to see if all issues addressed but thus far very pleased.

If you are planing on purchasing a Ryan home I suggest to use someone other than NVR for your mortgage! It took NVR over eight months to approve us and lock in an interest rate with the whole time the interest kept going up and up and up. Every week they would ask for more documentation for the same thing over and over. We were also told when we agreed to stay with NVR that our HOA fees would be included in our monthly payment which is not true. My suggestion, do you research and find another mortgage company because NVR is less than honest.

Paid a premium for what we thought was a beautiful lot… backs up to weeds on unmaintained land. There is no irrigation and has not been fertilized. The land has been turned over to the Association in the meantime, and we called this to the attention of NV, with no follow up. Now we have a beautiful manicured lot with a view of weeds. We never imagined that we paid a premium for this view. NV Homes is at fault for misleading us.

I've taken out many mortgages in my life with different mortgage companies, but these guys are utterly incompetent. Instead of asking for all docs in one shot, they do everything piecemeal, then forget that they have the docs they asked for. So many duplicate requests, one person not knowing what the other requested or received. Sheer and utter chaos was my experience with NVR.
