Worst company in the history of earth. Paid for deposit in June. Was told the build would take about 12 weeks. So about 3 months. Hardly any comunication until about Aug, at which time they JUST started to put in permits. 1 month later when house should have been arriving found out there is another permit/inspection that just got filled that takes 2-3 months to complete. Which in that time the appraisal for the property will expire and need to be redone. This company is a joke and does not know how to coordinate and get things done in a timely manner. I am just praying that house is correct if it ever arrives. This process with Imperial is HELL! Do not ever get a house from them.Update - house did NOT come correct and had to wait 3 mote months for house. Worse of all the previous house I had was already sold and I was forced to get a cheap RV and live in that. Please save yourself the headache.

Very nice person who helped us and showed us around, but nobody ever called us back to follow up like we asked. Someone was supposed to call the next day, and it's been a week.

I waited months to post this review, so I wouldn't spout off too much anger. Very poor customer service, they do nothing to get site plan drawn up, they do not follow through with squat. 1 year later when our home was supposed to be built, done and delivered, we canceled the whole thing as our 'locked in price' went up by tens of thousands and our home had not even been started at the factory. Sales Rep tried to blame it on our lender lololol!!! Our lender was held up by Imperial Homes...... And we own our land outright !! Be careful, your dreams could go up in smoke very easily here. You get what you pay for, and a home 'on sale' wasn't it in our case. They really either need to step it up 10 notches or close. Kyle probably quit because he couldn't sleep at night.

I'm giving a one-star rating since I cannot give zero Stars because, My husband and I drove all the way from Westport Washington to chehalis on Sunday March 5th and we got there 1hr before they closed and with our luck they were already closed even though online said they will be open til 5pm, we also verified that they are going to be open on Sunday by calling them multiple times disappointed we were, several years ago my husband and I went there to look at the houses and no one and I mean no one would even talk to us or give us any information on the houses we liked.

I would not recommend Imperial Home Sales to anyone. Their sales man Kyle was the only decent person there and he quit. Tom, the owner and Andrew the other salesman are both liars and they will tell you whatever you want to hear. After I had already made my down payment and they told me I was locked in at a price, they then told me building materials have gone up too much and the house was going to cost me $10,000 more. I was told my house would be built a year after I put my down payment on it. It took a little over 19 months to get the house now I’m going on 24 months and still haven’t got my final inspection. After it was delivered, I was told at the very most two weeks before everything would be finished and have the final done but it will soon be 4 months and I still have not got it finished. When the carpet guys came in, they did not clean the floor first there are what feels like rocks or chunks of dirt under my carpet. if you are thinking about buying a manufactured home, PLEASE look elsewhere!

Well I'm not sure about fault or bad business, however these places could have a licensed realitor with property ready to go. Instead of expecting the customer to find their own property, contractors and what not

Do Not Ever Do Business With This Company. I would not give them any stars, but i have to for this review to be posted. This company is so shady I cannot believe they are still in business. They do not communicate with their customers, they do not return your phone calls, they make false promises, make changes to your order without talking to the customer, they steal your money and everything that comes out of their mouth is a lie. Do not deal with Kyle, Andrew or Tom. They will take your money and lie to your face. This was the worst business transaction I ever experienced.

We purchased from Imperial in May of 2021 and were told it was an 8-9 month lead time. We knew things could slip so we planned on an end June 2022 move from FL to WA to pad it an extra 5 months. The home was not ready until the very end of Aug so we had to do short term rentals and hotels. The most stressful part was they kept making promises that were constantly broken. The GM Tom had verbally promised us up to $2000 to assist us with rent but then when I actually asked for it he stopped responding to my emails. The entire communications the last 6 months after Kyle quit were very difficult. Then when the home was finally being built the factory called because none of our color, counter, cabinet, or flooring choices were recorded even though they had supposedly recorded them the day we ordered. Luckily I had also taken notes. The only big thing they didn't deliver on was the master bath shower was not what we had selected. They also said that delivery and installation were included. However the person doing the tie downs for Imperial hit us with a $2,600 bill. So make sure you ask for everything to be disclosed.We are happy with the house now that we have it and the finish work is done. But I would never recommend Imperial homes. The factory inspector that came to do the walk through with us told us he hears that same thing all the time about Imperial.
