The manager office is so incompetent. They don't answer the phone, never check voice mail, never call back. The office doesn't even open on regular weekday. They only open a few days beginning of the month to collect payments then close for the rest. Brandy is super unprofessional that messed up paperwork and add someone who doesn't live there to be a tenant and delayed someone else paperwork for her own mistake.

This is a terrible apartment because they ignore you. Our son had been diagnosed with autism and we asked almost 3 years ago to be transferred to a bottom floor. Our son runs around a lot and cannot be controlled because of his autism. We’ve given the office paperwork from his doctor explaining Omg his disability and we still haven’t been moved. Each time we’ve asked why we haven’t been moved to a bottom floor we get told a different excuse. We’ve been on the waiting list for too long and we’ve seen other units empty out and be given to other people. We feel like the office is playing favorites because we have friends in this neighborhood who have been moved around multiple times. We haven’t been moved once and we have a disability in the family. It’s hard on our family to keep trying to restrain my son so he doesn’t make noise. It’s also hard having to keep him away from windows because he could very easily open a window and fall out if we look away for a just a minute. This is a very serious matter and we are tired of being ignored .

I have lived here since 2007 so it’s been over 12 years. You can make friends here easy or enemies. For the most part we have a lot of people moving in that think they run this place and they could take all the parking. Luckily the landlord has listened and we will have assigned parking soon. Other than that it’s a safe place . Full of life here we all get along it is safe it is not like it used to be in the 80s. Reasonable price to live. Right now I pay zero rent because I lost my job. Don’t be late on your paperwork or reporting changes of income and you shall be golden. Here is a picture of my beautiful apartment. The landlord will work with you communication . The landlord is nice and allows us to garden as long as we maintain it and make sure that we don’t let the place go. Pet friendly the only critique I have is the parking but that will be taken care of. It is full of life kids playing people barbecuing and just having a good all-time in the summertime. I have zero complaints

I'VE HAD A VERY BAD EXPERIENCE WITH Regional MANAGER CRYSTAL SIBANUMA. I PAID THE DEPOSIT OF $500 AND SHE SAID "I HAVE JUST 250 IN MY SYSTEM" SHE TRIED TO CHARGE ME $518 FOR DAMAGES IN THE APARTMENT EVEN AFTER I DID A FULL PAINT JOB ON THE WHOLE APARTMENT, CLEANED IT VERY WELL, AND IN ADDITION TO THAT SHE SAID I SHOULD PAY $4500 FOR 7 MONTHS THAT I PAID HALF RENT. WHY DIDNT SHE NOTIFY ME DURING THE 7 MONTHS PERIOD OF COLLECTING MY RENT? IT DOESNT MAKE SENSE. I STRONGLY FEEL THAT SHE HAS TARGETED ME FOR YEARS AND WILL TARGET ANYONE SHE DOESN'T LIKE. WITHOUT ANY REASON SHE HURTS ME AND MY FAMILIES FEELINGS SEVERAL TIMES A MONTH. WE FEEL WE ARE BEING DISCRIMINATED. THE APARTMENT COMPLEX IS A VERY NICE PLACE. SAFE AND QUIET, BUT WITH CRYSTAL IT IS LIKE HELL. I WILL GO TO COURT TO CLAIM MY RIGHTS. THIS IS AMERICAIF ARE THERE NO STAR I WISH TO PUT FOR HER NOT FOR THE PROPERTY

First of all, I've got to address the people inside. If you are or have ever lived in Everett Country Club Apartments, (later commonly referred to as "The Jungle") or as it was later changed to, Trailside Village Apartments, you are likely on Section 8 or a similar program and have little choice about where they put you.I was the child of one of those people, and I was born and raised 17 years in that neighborhood. First in 1317 Bruskrud and then in 1321 Bruskrud. The Jungle quickly became a cesspool of criminal activity, aided by the fact that the interurban trail that literally cuts through the neighborhood provided a lot of wooded area to go out and do whatever you wanted. In the 90's, the management of the neighborhood changed hands, and things got even worse. Suddenly the employees were a part of the problem, and instead of just drugs and turf wars it was gang rapes, serial stabbings, fires, mass shootings, crazy people in the woods building forts for kids, and pizza guys refusing to deliver anymore. In the early 00's, the management changed hands again, and this is about the time that "Trailside Village" was born. In the mid-00's a deal was made with the Everett "Police" Department, and they opened a police station on Bruskrud Road in between Trailside Village and Briarwood.I believe it is vital that this information is known before you choose to let anyone live in this neighborhood. It is a literal hell hole, and rivals Casino Road and Oakes Avenue as the worst place in Everett, either to live or to visit. It got to the point that the Everett Mall had to build a fence around the perimeter of the property line between themselves and The Jungle, because the parents were teaching their children how to steal. And they would, en masse, every day. Please, for the love of whatever God you believe in, don't bring your children here. The wolfpack mentality that you found here was the kind of thing you'd find in really bad states, the kind of things that lead to Boston burning. And finally, the mold. The walls, pipes, and foundations are completely infested with black mold. When you reported it, they would (at most) come in and paint over it. For some goddamn reason the city inspectors either haven't looked for it or found it and were convinced not to report it. The whole goddamn place should be knocked down, burned, salted, covered in dirt and converted back into woods.

When I first saw Trailside Village Apartments, I thought they looked nice and spacious. But once I moved in, I noticed just how disgusting these apartments are. They are old for one thing. When I first turn on the water, it comes out as a yellow color which seriously makes me grossed out. Why is the water yellow when you first turn it on? I was so grossed out, I had to shower at my friends house. Once the yellowness of the water disappears, it becomes a mixed color. Its not clear at all and doesn't look healthy for drinking yet everyone drinks for it. What happened to the health inspectors? Another thing is the toilet clogs super easy, Its unbelievable how easy it clogs, It was a huge pain!Another thing is, they don't even clean it well enough before they give it to you. I fount sticky, yellow goo between the fridge and the counter. I have no idea what it was but I tried my best to ignore it, its too gross to clean up and its too gross to leave.Half the electric sockets don't even work. I keep having to look for a socket that actually works, I don't know why this is but its very annoying when barely any of the sockets work. I can't count how many times I had to leave the house with my phone shut off due to no charge.I can't forget how rude the two managers that work there, Crystal and Anjie are. I had a serious pipe issue, we called the manager to fix it and she said she would send someone but never did and we weren't able to shower for a whole 3 weeks. I called around three times until they actually sent someone. At my old apartments, the managers were super sweet and they greet you properly and actually help you when you ask them for help. These managers at Trailside Village Apartments are rude and seriously have an attitude problem. They don't even greet the tenants. They tell you they'll do something and don't even do it. They are just terrible and don't help at all.By far, Trailside Village Apartments have been the absolute worst apartments I have lived in. Not recommended at all. A waste of money. With the price of those apartments, you can get an apartment that is actually worth the price, with a gym, a pool, a nice, clean apartment with managers that are actually nice and helpful.

I've lived here for 12 years, and I love it! except, there was a lot of gun shootings that had to do with the manager's son...hmmm. but it was a wonderful experience other than those. but there are robberies there, don't get me wrong, and there is a LOT of people who do drugs. but like I said, if those were fixed, it would be a decent home. I've lived there for 12 years.
