What a cute little place to stay for the weekend. It was a nice getaway with an easy walk to the beach. It is a walk, though. They provided everything we needed for a cozy weekend. The bed was nice, with plenty of blankets. 4 beds and a samsung TV. There is no fan in the bathroom, and the doors are barn door style, so they slide open with a bump.

Not as advertised! Beach inaccessible, WiFi intermittent, property manager rude/ uncommunicativeAVOID! The property description inaccurately says "Walk down to the beach..." which is the impression one would get from the photos on the advertisement- it appears that the beach is easily walkable. In fact, the trail to beach was a pond that would have required knee high boots to traverse. There was no getting to the beach.. maybe in the summer, but the description is inaccurate. This fact is confirmed in the material at the property itself, which acknowledges that "There is no dry beach access from Breakwater." This should be advertised in advance or at least include a disclaimer. *While this property is advertised as having Wireless internet, we were unable to watch a film together as a family. We did not have multiple devices running --Just the TV--and it was not able to stay connected for more than 10 minutes. *Phone service is unavailable from the property. We use AT&T (Iphone and Android) and we could not place an outgoing call. This was problematic when we needed the maintenance folks on site to turn back on the power in the outlets. The master bedroom was unheated because the outlets were non functional. *The property manager is among the rudest people I have dealt with. Both my spouse and called separately and outlined very legitimate complaints only to be hung up on. *Fire alarm went off every time oven door opened. Very problematic for Thanksgiving. * This house is actually an apartment with an office attached. Their office phone calls heard in living room.

Adequate for the low-season price. The place was cute and warm. Furnishings/decor were newer but low quality. The worst aspect of this rental was the check in process. I was emailed an 8 page document with detailed instructions that indicated it was important to have them when I arrived. The instructions included a code to my unit but also a disclaimer stating I needed to call the day before I arrived in case the code changed. I forgot to do this but thankfully the code was the same as I did not have cell service on arrival. Then once I got into the unit, there is a full page form of information that I needed to review, sign off on, and then call to confirm my arrival. It felt challenging to be responsible for 10 minutes of paperwork after a long drive, especially when the questions were laid out in a way where not all the questions were applicable. Since I didnt have cell service and there was no provided landline, I thought to email them my form. Then on departure my last day, I had to repeat the process. It didn’t take a lot of extra work, but it was extra work that I have never been tasked with at any other vacation rental. It was also not “user friendly” in that I had to discern which questions didnt apply and had to figure out workarounds when the directions weren’t clear. There was a plumbing issue halfway through my stay. It had been very rainy, so I would guess the septic drain field was too saturated to accept more water. It started to bubble up into the shower, so I was conscious not to put any more water into the drains. I alerted management but did not get a response. It was great to have a kitchenette but some of the dishes were crusty so I had to wash them before using them.Convenient location for driving to Westport or Grayland, but not walkable. The walk to the ocean was indeed too soggy to cross even with ankle high rain boots, but I can’t hold that against them.As a solo budget traveler, it was adequate for the price. If I were traveling for pleasure or with friends or family, I would not choose to stay here again.

The house keeping staff was awesome. However, the property manager was very rude and accusatory when we called for help. Accused us of breaking the oven and called about a dog complaint. My little dog was sleeping for hours. Gone down hill hard. Never again. Did I mention the toilet backing up into the shower and sinks?

We really wanted to love the spot due to the convenient and peaceful location, and clean and decent sized rooms. However, the plumbing stopped working halfway through our stay, and management did not resolve the issue (nor were they apologetic or accommodating). Previous guests also appear to not have done the dishes (most that we used needed to be washed before we could use them).

Customer service was really bad. The rules they had were conflicting. Smoking policy stated that no smoking was allowed on property or adjacent properties or there would be a $500 fine. I called the next morning and asked about the smoking policy and the customer service gal I think her name was Laurie said that we could smoke 25 feet away from windows and doors. I told her that my mother who's in her 60's walked all the to the beach for a cigarette because of the sign in the room and she said "well that's a good start," with no apologies. No one on site, no extra toilet paper we were told to run to the store for more. When ever I asked a question Laurie responded rudely with their policies and didn't fully answer my questions. When I called about where to find a checklist for leaving that said we needed to collect our bedding and throw away garbage they said they don't do that any more even though it's posted in multiple places. The rooms are actually pretty nice, showers are small though.

Beware of the room that sleeps 7, for they only allowed for one car on site, rudely said that we'd be fined if we didn't move the cars. Told us to go park at the Westport City Hall bldg. Luckily, they were open because Westport City Hall said we would have been towed if we had parked there. BTW, they have 14 parking slots for 10 rooms. And also, the room that sleeps 7 is a very small room. Not sure why they chose to make that one the one that sleeps so many when they have bigger rooms.

Don't bother staying here if you want to relax and get some rest. It is ridiculously noisy.

The shower is very tight. Don't drop the soap. You won't be able to bend over to pick it up. Water pressure was not the greatest but seemed to have plenty of hot water for two showers. They provide coffee for the k cup machine but not for our second dayDon't believe the price you see quoted. Showed 104 per day but was actually we spent $400 for two days and they charge an additional 69 dollars for cleaning. Not impressed. We showed up just before noon and were not able to get our room until after 4 o'clock. No problem we visited the beach and explored the area. However ever after we got settled in and tried to kick back and take a nap the lawn crew decided it was a good time to run the weed trimmer and then the lawn mower outside our deck. Would not complain but it was after six that evening and all the activities kicked up dust and weeds so the door needed to be closed to keep it out.

We had a family celebration and had a good time. The walk to the beach is easy and the drive to Westport was easy for a Pirate Festival.

Close to the beach with a trail for beach access, we could hear the waves from our room. Great for a dog, they even left us a blanket in the room for our pup to use. All of the amenities were amazing. The only reason for 4 stars is that the bathroom was very very small and the door was a barn style door with no latch which did not provide privacy between the bathroom and the rest of the room. That being said, we will CERTAINLY be back to stay at this peaceful little inn!

This place is absolutely a let down. We called in advance to check on the cooking situation ( pots, pans etc) We were told " there's everything you need to make a great breakfast" there was one old frying pan, one small pot and one bread pan. They give you big packs of coffee that are too much for the little coffee pot but no filters. The remote for the tv doesn't work. When cooking something very small ( on low) the smoke alarm kept going off, even with all the windows open. My husband had to literally stand and fan the alarm just to get thru coffee and scrambled eggs. The bed is uncomfortable. There are a ton of frivolous rules. You're not even allow to have a cigar ANYWHERE on the property. They advertise a little porch to sit on and relax but the the chairs are so rickety looking at them might break them. It's definitely not worth what we paid.

Super happy with the reopening of this "locals" secret destination. Super cute condos and cottages that have been updated. The area is secluded with a foot path to the ocean each, pond and activities to keep a guest entertained. Very reasonably priced.

This place was by far the best vacation I have been on with my family is a really long time. So relaxing and quiet. The storm was great to watch and we still got down to the beach VIA Cranberry Beach Rd. Thanks Penny and Simon for fantastic memories! Westport is worth a full day of exploring!
