Be advised that doing business with contractor Greg Senger Construction Inc. may result in having to pay twice to get the job done. That is what happened to us. The contractor installed siding on an addition to our home in 2020. The installed siding did not meet the City of Richland Building Code requirements and the City Building Inspector issued a Correction Notice. The contractor never came back to look at the siding problem. The building wrap ("Tyvek") was visible between courses in the lap siding in many places. There was zero overlap in the siding. Months went by and there was no action from the contractor to correct the siding. After almost a year, we had a carpenter replace the deficient siding for a cost of nearly $7,000. The City Building Inspector then did the final inspection, cleared the Correction Notice and closed out the Building Permit. We attempted to recover our damages in small claims court, twice, where the claims were dismissed without prejudice and we were instructed by the District Court judge to take our case to Superior Court for mediation because the case was considered to be a "dispute" with the contractor. Bear in mind, we did not issue the Correction Notice, it was the City of Richland, and it was issued because the City found the siding not to be in compliance with the Building Code. Thus the Court considers the City Building Code requirements, which are law in the City of Richland, to be in "dispute" by the contractor. The City Building Inspector informed us that it is not uncommon to have Correction Notices issued for deficient contractor work that never gets corrected. He said the City has no way to enforce contractor violations of the Building Code for remodeling and addition work. The City provides no support to the citizen, us, in this case, in defending the City Building Code. The contractor can simply thumb their nose at the City Correction Notice and walk away, as happened in our case with Greg Senger Construction Inc. It is shame that we have to pursue a law suit at the Superior Court because the contractor didn't comply with the City Building Code. According to several lawyers we have discussed this with, our court costs would be $25 to $30K, recoverable from the contractor if we prevail. If the contractor wiggles off the hook in Superior Court, then the City of Richland Building Code is not actually the law and a contractor can successfully thumb their nose at a City Building Code Correction Notice and walk away from the deficient work.

Last year (2018), Greg Senger Construction Inc. orchestrated and built our beautiful 6,896 square foot home (roof-foot-print) in the Tri-Cities, WA. in less than six months.Prior to construction, my wife and I interviewed six custom home builders located in the Tri-Cities and discussed our proposed floor plans & design amenities. We toured custom homes built by these builders and interviewed previous customers. We also researched Better Business Bureau, WA LLI, Banks, & Construction Suppliers to evaluate the builder’s reputation and timely payment of bills.Greg Senger became one of three finalists. We soon discovered Greg was most helpful (as compared to the others), in giving us advice on tweaking our design plans, setting us up to meet with his sub-contractors and coming up with final design & accessory options i.e. (Architect Firm, Excavating Contractor, Framer Contractor, Insulation Installers, Roofing Contractor, Electrical Contractor, HVAC Contractor, Plumbing Contractor, Sound System Contractor, Custom Cabinet Company, Dry Wall Installers, Mill Work Finish Carpenters, , Interior & Exterior Painter Contractor, Custom Floor & Tile Contractor, Garage Door Contractor, Cement Contractor, Exterior Stucco & Stone Veneer Contractor, exterior gutter contractor.The various suppliers Greg recommended aided us in selecting roof shingle design & colors, electrical light fixtures, can lights, dimmer switches, millwork & door designs, kitchen appliances, stucco color & texture, stone veneer materials & design, double-pane window brands and respective energy ratings, HVAC units, plumbing fixtures, floor compositions, cabinet counter-top options, tile back splash design options, rugs, hardware purchases, bathroom mirror design, etc.When construction began, we soon discovered how organized Greg Senger was in scheduling the various subcontractors working on our new home in an efficient manner. Greg basically made sure the various subcontractors were not in each other’s way by scheduling a time-line for each subcontractor to have either exclusive access to the house performing their construction and/or working in unison with the other contractors. Example: after the house was framed, he had the roofers on the roof, the plumbers under the house & on the subfloor and the HVAC installers in the attic. A week later the roofers, plumbers, HVAC installers were finished, he then had the team of (4) electricians inside the framed house installing electrical panels, wiring, can light fixtures, plug receptacles for next two weeks.The finished quality of work is outstanding! Over a year later, we are still thrilled with our new home and the quality of workmanship.
