My dad had tried to order over the phone due to him having Covid and being stuck at home, he got told to order online and that he had to call to modify anything he wanted changed about his food. So we decided to go in to order for take out, and then had to wait about 3 minutes for service. Most likely not going back.

Friendly staff. One of the only breakfast options in lake stevens that’s open early.

Well our waitress kinda forgot about us we waited for coffee finally after asking we got some, when our food arrived it was cold the manager brought us hot omlets, still no refill on coffee or creamer, asked for water never got it till we asked again, our waitress asked how things were only once and then walked off. The waitress we had was absolutely horrible. We were disappointed in how we were treated, the food was cold, and we've made the decision to go elsewhere for breakfast.

Never go here. you will be disappointed every single time. Our orders have never been correct and they served my boyfriend raw chicken. service is usually okay but every time it’s always something. and the quality of food has just gone down hill. waste of money every time.

It's IHOP. It's everywhere, dependable and clean and never a bad choice.

I ended up very sick at this location. So start with the positive... Hash browns and eggs were good. But everything else... First service was super slow. To be seated. To take our order. And to get our order. Drinks also came out well after food started coming out.The server came out twice to double check what we ordered. Which stressed me out since I have allergies. My food looked ok. Pancakes tasted a little burnt but didn't have the texture of normal pancakes, which was reassuring since I asked for the gluten free pancakes with strawberries and whip cream. It had a lot of syrup which helped with the slight burnt taste. My husband's strawberry biscuit thing he said was ok. Strawberry lemonade tasted like weak lemon and the strawberries weren't ripe at all.By the end of the meal I had a raging migraine and was very nauseous. I found out once I got the receipt they gave me strawberry banana protein pancakes instead of the Gluten Free pancakes. I've never had this issue with any of the other IHOPS. I will not go back to this location.Dietary restrictions: Has gluten free pancakes... But this location I was not given the gluten free pancakes I requested, causing extreme digestive issues and migraine.

IHOP had been sworn off decades ago since they only used cheap, unhealthy ingredients.Much has recently changed, and now food is offered instead of variations of breakfast candy. We enjoyed our lunch of the Cali melt, fresh fruit and omelet. Walkable from home,so that's a plus, now they have items we'd want. Not me, but they have avocado toast...at IHOP!

Tried to eat here, but no one came to the front to seat us. We finally saw someone, and she said she would be right with us. She disappeared again, so we left. We waited around 10 minutes just to be seated, it never happened.

Ordered curbside pick-up and waited 20 min before having to go in to my order sitting on a table. Got home to find out my order was missing the gravy that would've helped with the dry food.

Don't order on their website. I ordered the steak tips dinner with a strawberry lemonade, and the strawberry lemonade was missing.I called IHOP directly because I ordered through their website, but they said I need to speak to Door Dash, since it's the drivers responsibility to make sure everything is there. Which doesn't really make sense because if it's in a container, the driver isn't supposed to open it anyways. The restaurant should verify everything is there before handing it off to the driver. The drivers job is to drive. That's it. I know this, because I own a restaurant that works with delivery services such as door dash.I gave IHOP the benefit of the doubt anyways, and called Door Dash. Their answer was as I suspected. Especially since there's no specific Door Dash related order number to reference.Called IHOP back, and no answer. I guess my drink turned into a $5 tip... Don't order from their website. Pickup yourself, or order from the Door Dash app. At least if the restaurant messes up, then you can actually get a refund for your order. Or just order from somewhere that's actually willing to do the right thing and refund you if they mess up.
