I am writing this review to warn others about the terrible experience I had living at The Lodge Apartments. The management lacks vital communication to residents, and the property is poorly maintained. Unfortunately this is due to the high turnover rate of the property.I moved into this apartment complex in 2022, and had nothing but problems. The first week I moved in, we were warned by multiple residents to move out as soon as possible. Additionally, over the course of living here we had other residents tell us that they were excited to more out of this place due to all of their unsolved issues and security concerns.When signing, we applied for the ARCH program, to which they told us we made to much to apply for. They set our incomes to the incorrect amount and screwed us out of that pricing, causing us to pay full price and pinch pennies for a year. We were told this a week before we had to move in. $600-700 extra in rent really breaks incomes.Unfortunately, key maintenance on the buildings exterior, such as replacing the gutters, never happened while we lived here. What did happen however, was multiple pieces of furniture getting ruined by clogged gutters spilling on to balconies and patios. Furthermore, sidewalks became quite the hazard (especially walking at night when you have to park your car on the opposite side of the complex), were becoming old,weathered, and broken. With hem being poorly lit at night they were more dangerous than walking through the asphalt parking lot.The apartments themselves are also poorly maintained. The walls are thin, so I can hear my neighbors talking and moving around all the time. The floors are creaky, and the appliances are old and outdated. For example our microwave was made in April of 2001. Additionally our Fridge would build up ice and they said there wasn't room in the budget to fix/get a new one. That same excuse was told when our toilet lid broke...the toilet were apparently purchased on liquidation discount and haven't been made since the 90s. We lived for 5 months without a toilet lid....who knows what health concerns that caused us.I am very disappointed with this apartment complex. I would not recommend it to anyone looking for a place to live.Here are some specific examples of the problems I have experienced:-Finding a parking spot. They do not enforce their parking policy which has caused us to drive for 10-20 minutes to find a spot. Some nights it's street parking just to be somewhat close to our apartment.-The maintenance staff took days to respond to requests to fix problems with my apartment.-The walls are thin and I can hear my neighbors talking and moving around all the time.-The floors are creaky and the appliances are old and outdated.-I hope this review will help other people avoid making the same mistake I did by moving into this apartment complex.In addition to the problems I have already mentioned, I would also like to add that the management while being there was unhelpful. I have tried to contact them on several occasions to resolve the issues I have been having, but they have been very dismissive and unhelpful. We found out later that the complex had many months with no office staff.I am very disappointed with my experience at this apartment complex. I would not recommend it to anyone. Simpson Properties...do better, this is on you, not your staff.

I have lived at this complex for 8 years, and I have been biting my tongue and holding back from giving a review for 7 of those 8 years because like many renters, there’s a little element of fear that when it’s time for us to renew, a bad online review is going to come back to haunt us. But my God in heaven, I cannot bite my tongue and hold back anymore not today. This complex has a problem when it comes to fire alarms going off at the drop of a dime. I don’t know why but it is not uncommon for the fire alarms to go off once a month or once every other month if you’re lucky, you might go 4 months. Currently though I just got home and before I could even get into my apartment the fire alarm on our building is going off for the 3rd time this week. And this seems to be the straw that is breaking this camels back. Quite honestly, I have a list too long to share of other complaints and problems that are primarily related to the maintenance or lack there of. That’s been a main reason I haven’t written a review because I just don’t know where to start. Today, The fire alarm situation is just so far past acceptable that I just cannot any longer in good conscience continue to put up with it silently, but trust me when I say there is a long list of other issues and things to complain about when it comes to living at this complex. Too many to list. That said, to be fair, it is kind of like the classic tale of a pig that wears lipstick because on the outside, it has curb appeal, and aesthetically, it’s an decent looking complex that is quiet and safe. Personally, I most value, the quiet and safe nature that this complex has. We don’t have young, wild, loud obnoxious partygoer types, and that is something to be grateful for. Not not sure if it’s enough to make up for enduring things like fire alarms going off 3 times a week, or having to wait months for a fireplace that never worked properly to be repaired in the middle of winter, or moving into a unit with a mold problem that could’ve and should have been fixed beforehand, or…….. well there’s a lot of other problems, but the bottom line is when things like fire alarms going off 3 times a week becomes the norm, and an expected thing, it is time to speak up, and to let people know what they might be getting themselves into if they move here.

Maintenance are the lifeblood of the property, unfortunately they're playing every laborers limits though. A central office that doesn't want to spend money to fix systemic issues in the property; which is that it's aged. The interiors are cheap with paper thin walls and nothing really 'new' in terms of internal appliances and there's been no plans to do so in over the 6 years I've stayed here.The amnenties are fine when they're open; to their credit they've been shaping up the outdoor pool and spa; and are redoing the fitness center; so hopefully those will be very cool additions and provide value for those renting!Unfortunately; the rent is rather high, but it's high everywhere so there's nothing new there. But several hundred dollars per year when there's been no value added to individual QoL and aging properties is rough. You're not going to find this 'cheap' of rent in Redmond; but rent again is too high everywhere.Some buildings will have fire alarms go off multiple times a year; and multiple times a month depending on the time of month for seemingly no reason (we've literally heard dust affected sensors, etc. But they don't seem to ever get fixed as it's been a problem spanning years.)Finally, manager and staff turnover rate is -incredibly- high; so it's hard for them to take cohesive action because they're always playing hot-potato in the drivers seat. But they're doing their best and that should be credited. However; the office closes same day often, and seems to have reduced hours quite often, and or just closes. Not that this likely affects many tenants but feels bad looking back and realizing you're paying several hundred more dollars a month every time lease-time rolls by.Overall; it's a nice little location, many walkable paths nearby; a couple food options nearby and an ease-of-access gas station for those quick needed snacks or what have you. Traffic will get you on Novelty if you commute!A great short-term stay, but not someplace to set multiple years.

Moved in January and have really enjoyed living here. The staff is great, the pool area is beautiful, and they regularly host events with sweet treats for the holidays. I’ve absolutely loved this.Just got my lease renewal letter though and there’s an insane monthly fee (almost $500- added to my normal monthly rate) to transition to a month to month lease. I wish our leases could automatically transition to a monthly lease without this fee.

Our family has lived at The Lodge since 09/2021. We have lived on the top floor and the bottom floor so far. This complex doesn’t have elevators so top floor was nice for more security and privacy, but bottom floor is nice for ease of groceries and transporting toddlers. Apartment fixtures, cabinets and paint colors feel dated, but the floor plans are quite spacious and love that all the bedrooms have a bathroom attached.Parking is hard anytime after 5:30pn if you don’t have a reserves carport or garage.Location is beautiful, can’t beat the greenery, trails and beautiful seasons. School district has been great for us. Our oldest kiddo went to Rosa Parks and, now, enrolled at Timberline.The community’s safety has started to become a concern for our family in the last 4 months. There has been a large uptick in vehicle break ins and door package theft. Hoping the property adds some security sooner than later to protect residents. Rents are also increasing relatively fast but that’s been across this area here in Redmond.

Living here has exceeded my expectations. The staff is friendly, their response time is excellent. They recognize me as a person not a tenant and their actions show they do sincerely care. I like the services and location. I like that they are continually investing in the property. It's super clean, quiet. I wish there was more parking but certainly can't ding them for it. Recommend without hesitation.

We love our home here at The Lodge at Redmond Ridge! The staff is friendly, communicative and very helpful. The beauty of the surrounding trees makes you feel as though you’re secluded, yet there are still businesses within walking distance. They are so good at creating community within the residents and staff and the neighborhood is very safe. The kids have also really enjoyed the pool!

Hands down the nicest place I have ever lived in. The apartments are spacious and open. Everything is updated, the location itself is so convenient and safe for walking. There are multiple shopping locations. It is close to the wooded wetlands which is so breathtaking to wake up to. You get a choice for either a covered parking spot or a garage which can also serve as parking as well as storage. Washer and dryer in unit. The neighborhood itself is quiet and the community here is very friendly and family oriented, I couldn't have made a better choice than The Ridge at Redmond! ❤️❤️❤️❤️❤️❤️❤️

Staff is amazing- so hardworking and dedicated to the betterment and enjoyment of the community! So many, almost monthly, events held at the Lodge, and plenty more that allows the community to feel like an actual neighborhood rather than just another apartment complex. The staff is always on the ball when it comes to any naturally occurring issues (e.g. rain flooding and dirty roofs from the rain in which they power wash/fix). The units themselves are also well updated and spacious (coming from a 1.5 year resident).

The apartment complex is quiet and without drama. The office staff and maintenance are responsive to requests and needs. Having good walking trails around us is a nice amenity to have as well. Parking is limited so if you can rent a covered space or a garage you should jump on it.

Our Property Manager is caring and goes above and beyond to make sure each and everyone of us are well thought of. She is booking parties for the kiddos with inflatables, booking breakfast, following up on our maintenance calls... and there is a lot of us. But a lot of Happy us living here. A much appreciated thank you and the staff at the Lodge and Redmond Ridge!

I have lived here since June of 2022 and I have loved every moment of it! The office staff are so accommodating and welcoming, the maintenance staff are quick on the job! Parking is a bit tough but other than that, I plan to renew my lease as long as I can! I absolutely love it here!

Maintenance is good community is good the gym is good and they give free snacks in the office but I was there to make a bouquet for my colorblind mother and staff was there helping other people but when I asked for help they told me to do it myself. I don’t know why, it was the first and last interaction I had with them but for no apparent reason they wouldn’t help me and then when I tried to switch out my flowers because I realized my mom would see the purple as brown they told me not to use all of them and to leave for other people even though i genuinely used the same amount as everyone else and was just trying to switch things around. They seemed to be nice to everyone else so I don’t know why they treated me that way. I was being pleasant the whole time. I had even mentioned beforehand that I didn’t want to take one of the other flowers if it was the last pink one. I only used 4 of the flowers. There were many flowers. It was just enough to make a small bouquet. Normally something like this I wouldn’t care about but I just can’t figure out why I was singled out.

This is my first ever apartment and I'm impressed with how well they take care of problems and their properties. My two bedroom apartment is more expansive than any others we looked at. The applications process was easy. I have not yet seen the pool, spa, or excersize facilities but since winter is nearly over I will enjoy them too.
