I recently moved into M Street over the weekend, and my compliments to the staff! Everyone has been so welcoming and helpful. Paige Trujillo and her maintenance team Richard, Jose, and Anthony are so extremely warm and welcoming!! The process was so simple, and I really appreciate all the time they took to walk me through the property. I am looking forward to settling in here and getting to know everyone more :)

I cannot express how much you should avoid this apartment. This is an old, deeply flawed building that has been given a nice paint job but no substantial fixes. TLDR (but I'll get into details later): this apartment has VERY serious structural issues, reception staff that is only available for a fraction of their posted working hours and unhelpful even when reached, and is located in a very noisy and unsafe area. STRUCTURAL ISSUES The biggest issue is the elevators. This apartment complex is 17 stories tall, and you better expect you will have to use the stairs to get to your apartment for LONG stretches of time. Often, only one elevator will be broken, causing residents to have to wait over 10 minutes for an elevator to arrive. Other times, both break- and after that, you're on your own. Both elevators breaking is a recurring issue. In the 2 years I have lived here, it has happened for longer than a day 3 separate times (and I'm not counting the many more times they both break for multiple hours in a day). The longest span of no elevator access was from January 1st to January 19th. 19 days! If you have mobility issues, expect to be stuck in your apartment for days. M street's answer to residents? "Factor in more time to go up and down the stairs when you are leaving or entering the apartment". They will blame all of these issues on other entities- it's because of the fire department, it's because of the flooding, it's because of the elevator company. But when push comes to shove, THEIR building is broken and the residents are the ones having to experience these conditions every day. Beyond this, there have been multiple flooding incidents and sewage issues where we have not gotten clean (or any) running water. RECEPTION front office staff is extremely hard to reach. They post 9-5 working hours but rarely adhere to this. Phone calls often lead to voice mails that the front office will never answer (not kidding- I have NEVER received a call back). The folks who work here seem friendly, but that does not excuse that they are severely understaffed. This apartment struggles with basic managerial tasks. They put rent in the system late EVERY month, and do not notify you when it is out in the online payment system (and yes- they still have late fees). I have also dealt with many operational issues- rent being input wrong, parking passes being forgotten about and not given, etc. SAFETY AND NOISE If you are unfamiliar with this area, know that it is not safe. But this issue is compounded by the fact that this apartment's decisions have no respect for your personal safety. When the lobby was closed for months, leaving the apartment without an entrance, we were forced to enter through the alley in the back of the apartment. I have been followed multiple times into the alley or been approached by people in the alley. There have been multiple incidents where people have camped out in stairwells, and at least one car has been broken into in their garage (judging from the smashed window). This apartment does NOT have a security presence. They have claimed they had security in the past, but in my two years living here I have never once seen a security person. Packages are often left in unsecure locations, such as the parking garage that has street access or on the floor somewhere in the lobby, and many times they are simply not delivered at all. For weeks to this day, our mail slots are completely open, meaning anyone (no need for a mail key!) can access our mailboxes. This apartment is also very noisy (again, if you're familiar of the area I'm sure you're aware). I live on the 16th floor and yes, you can hear the sirens from the many medical buildings next door. There is constantly construction happening on the street, and since the next door building was burned down they will likely be demolishing and rebuilding that lot for the next coming years. Overall good building. However, it's been weeks since the elevators broke down and it's been consistently a struggle when we're bringing groceries, or big deliveries to our unit, etc. There also are elderly and disabled residents who have suffered as well from this issue and I don't think management had a contingency plan to deal with this situation. Some of my packages have gone missing, and sometimes they're in the lockers, sometimes they're in the 3rd floor or they're moved by the staff to the 4th floor and when we want the packages the room of course is locked, there's just no way to be 100% sure. The maintenance staff is efficient and nice, but I can't say the same about the management, super flaky and unable to problem solve and of course, the residents are the ones who have to pay for it. We should be offered some compensation deducted from our rent because of how recurrent these issues have been and many of us are not happy at all given the most recent events.

The management here is incompetent. My unit was NOT ready to move into on the day my lease started despite ample time between tenants. It was evident not a single walk through by management or maintenance was done. Chips of paint and stains covered the walls and ceilings. There was and is (management refused to fix) multiple holes in the kitchen counter. There was dust and dirt everywhere along with multiple faulty appliances. I immediately went downstairs to tell Tricia and asked to show her the copious issues, but she declined and told me to submit a service request (she later told me that I was lying about this interaction). I took a video showcasing the ENORMOUS amount of issues with the apartment and struggled to attach it to their difficult maintenance request system and stated the apartment would sit empty for over a week and they should try to do the needed work during that time. NOTHING was done during this time and attempting to get an apartment I was actively paying rent in to just get to a basic livable standard required the time, effort, and resilience of a part time job. The management here is rude, insensitive, and flaky. Multiple times the manager bailed last minute on an appointment with me as well as with me and maintenance. After I escalated to her manager they reached out with an offer to switch units (after we had already moved completely in). No apology or any attempt to make up for the terrible conditions of our apartment we were living in was made. You should not be treated rudely or belittled for asking for literally the bare minimum from apartment management. I do NOT recommend this apartment.

the building is fine, maintenance and cleaning team is solid! HOWEVER, it would be nice to replace the leasing office staff. Out of the 3 people, only Paige is useful but only spent half day at office, the other 2 just dodging questions and wait for Paige to solve for the rest of the day. So half days has no help at all. Would be a way nicer experience to have more efficient and helpful full time staff.

I've recently moved into M Street apartments, and within my first six days here, I've already had four packages go missing. This is incredibly frustrating and disappointing. I've reached out to the apartment management, and they informed me that they are unable to address this issue. It's essential for residents to feel secure about their deliveries, and this has been a letdown. I hope the management takes this issue seriously and finds a solution to improve their package handling and security.

Office staff are extremely unresponsive and unhelpful. They’ve been ignoring all emails for at least a year now. I’ve tried messaging through the online portals instead but they ignore those too. The previous staff during the first few years I lived here weren't like that so management really went downhill at some point.Also, my apartment has had a lot of maintenance issues. At least in the past they used to respond to maintenance requests within a day or two, but in recent years they take a week bare minimum, sometimes multiple weeks. For example, it took them about 3 months to finally fix a leak from behind the wall in the bathroom which had been soaking more and more of the baseboard and wall and periodically leaking out onto the floor. Who knows what kind of mold has probably been growing behind the wall this whole time.The building has had lots of issues too: elevators breaking, periodic sewage and other mysterious smells, leaks in the garage and other common areas, garage door from alleyway was broken for months (despite parking being so expensive), etc.Another issue is that pigeons tend to perch on the roof and p*** all over the windows and ledges below. It’s really nasty to open my windows and have dried chunks of pigeon feces blowing into my apartment and wiping feces off the window sill. It doesn’t help that the windows swing open from the bottom so they act as poop-catchers when opened. It really puts a stain on the otherwise nice view out the windows. Management won’t do anything about it; I brought it up over a year ago and at first they said they’d look into it (but haven’t done anything) and then they’ve completely ignored me every time I followed up since.

Do not live here! Super unsafe. Security is weak and I have had to call the police for incidents multiple times. Nice 2 bed 2 bath apartment, but otherwise amenities are horrible, apartment building is not well maintained, and security is horrible!

UPDATE: Found out the original apartment we was interested was rented by a employee the day after showing it to me… So professionalThe move in process was not very easy. It took a week it seems for them to do one thing. The alleged assistant property manger is who helped us mostly but she wasn’t much help and anytime I’d call she would completely ignore my calls but if I called from a different number she answered. We never asked for anything major we just wanted updates. We moved in in March and the apartment wasn’t clean and things wasn’t finished it seemed. The light in one of the bathrooms hasn’t been working since we moved in so we placed a maintenance request. We was told maintenance is behind which we understand but it’s now mid May and it still has been a issue. I tried to call the office and ask for any updates and my calls once again were ignored but when I called from a texting up the phone was answered by of course the assistant property manger Shaelissa… she said she would look into it but didn’t ask for my unit number or anything so I guess we will see how many more months we will need to wait for the light to be fixed. Aside from that the apartment is pretty nice and the neighbors have been friendly. They also do a pretty good job keeping everything clean.

Multiple issues with basic facilities. The gym has a hodge podge of devices that have issues. Stationary bike doesn't work properly, so many of the free weights are missing that it's hard to use them for exercise. Almost all of the roof plants died this summer because the irrigation system broke down.Update: Instead of addressing complaints of broken and missing equipment, management added two cheap yoga mats and two yoga books to gym.

Been living here for 5 months and have already lost 3 packages, they need a more secure package room rather than just letting anyone go in and grab anything.

Lived here 2019-2020. At the time it was my first apartment out of college so I didn't really have other luxury apartments to compare it to. Having lived in other places now, I definitely do not recommend M Street. Cons - Electricity bill is so high bc your apartments can't retain heat in winter. At the time, I thought it was normal. But the bill from Seattle City Light was over $200 most of the time. (For comparison I paid $60-70 at subsequent apartments I've lived at in first hill/caphill) - There's been a few times I've found packages in my apartment without me giving any permission for staff to enter - location sucks. Uphill and 10+ min walk to any grocery store. Not many restaurants in walking distance either - Subleases aren't allowed according to your lease - office employees aren't in the office half the time. I had to come down multiple times over the course of several days during business hours to get ahold of them - low bar for hiring office staff (Julie and Erica at the time both always had an attitude with me) Pros - Good rooftop (but most mid rises in first hill/caphill have good rooftops) - package were never lost - elevators were fast for 75% of my lease before they started breaking - Service requests were quick and things inside the apartment rarely broke - Custodial/maintenance is very nice - Gym was good, although small, it did the job.

I moved in last month and I have loved it so far. The rooftop is a perfect place to relax and the staff is very helpful. It's a great spot for people looking to be close to First Hill and Capitol Hill.
