I'm thoroughly impressed. They lack some basic knowledge (had to educate them on ADA laws since they thought certificates bought online were real) and the people they have to come deal with issues are equally unimpressive and treat me like I'm a stupid female. They still haven't managed to give me a lease I'll sign because they won't acknowledge security deposits from the previous owner who passed. Don't even seem to try to reach resolution. I've worked in real estate before, even passed my exams 15 years ago, and I know more than them and have the skills to look it up.

I mean, it's just like any other realty place. I did the live chat and it was very cut and dry. I felt like it might have been just automated answers or someone who didn't seem to care enough to take the time to help me out with my questions. But it is agood company if you are the right customer they are looking for.

Take note: Gilpin only responds to positive reviews. This is transparent, and indicative of their priorities.Do NOT rent from Gilpin.Jen, our property manager, is entirely removed from reality. She refuses to do her job, we're being harassed by our landlord and no matter how many times we demonstrate this to her, she keeps trying to offer us a new rental from her. It's absolutely delusional.These "people" will try to raise your rent without even having a conversation with you.Not the kind of representation I'd want for my rental properties either. Homeowner will end up losing money because of this. ?♂️

We were recommended a mold removal company by Spike in preparation for selling. They were terrible. Broke a water pipe. We are currently without water. Don't recommend companies with less than a 4.5 rating on google. Oh that's right, you have a 4.1

Gilpin also offers property management services for homeowners that want to rent out their homes. We went through two terrible local property management companies before we found Marilyn Blackburn. She's the best and now our tenants are happy and so are we! So, we ended up selling the property and used Marilyn as our agent. Stellar service...

Had Rose at Gilpin manage a rental property about 8 years ago. Gilpin found tenants who were Husband, a curiously over anxious Wife and Son. I ended up doing some outside work at the house per the tenants request during tenancy... with the anxious wife inside. This was explicity stated as a pet and smoke free house. The house was in very good shape at the beginning of the lease. They teased about buying the house... which seemed likely because they had wanted a lot of updates to the appearance of the home and landscaping... At move out, after only 1 year of occupancy... I had found that the tenants had hung flat screen TV's with big wall anchors at 4 locations in the house... plus many other wall hanging anchors. This required a lot of wall patching and painting. Plus, it appeared they snuck a pet or several in ... which is why the wife might have been so nervous. The carpets had appeared to have been torn up by over cleaning... like many times with a carpet cleaner. Fibers were missing... or loose. I vacuumed 5 times and filled my vacuum cleaner with fibers each time. There was an oddly big bare spot in the living room. Gilpin/ Rose told me that all the damage was already there prior to her tenants moving in.... I had to remind her that we walked the house and made note of the condition prior to her tenant's move in. Then she admitted that they had caused the damage. It seemed that she had a relationship with the renters... and favored them over us... the landlords.

Nicole Graafstra at Gilpin Realty was excellent to work with in selling our home. Her excellent communication throughout was a breath of fresh air! She helped us navigate the process and weeding through the multiple offers we received. We were able to accept an offer above asking price and she made the process smooth! We really appreciated Nicole's genuine nature as well as her knowledge of Snohomish County real estate. Thanks to Nicole we were able to close this week and we couldn't be happier!!

We just got hosed by Marilyn :(. She took our application money and ghosted us. We are selling a house and building a house. We have plenty of money in our bank account and will have much more once our half million dollar home closes (it sold in less than 5 days). We have excellent credit. There will be three months where we are 'homeless'. Marilyn said that wasn't a problem BUUUUUUT we had to pay her an additional $1200 when she had to list it 'early' (bc it was a short term lease) and a huge pet deposit. We were fine with that bc the rental was close to where we were already located so it would require minimal moving. I want to add that this rental house was a piece of crap and run down and just gross! But we were willing to work with her to keep our kids in their schools. We paid our application fee and filled out their excessive paperwork. We got a call saying it all went through and Marilyn had 24 hours to respond. She did not. When I called her to get an update, she claimed we had a missed mortgage payment and our credit scores were below 700. Um no. When you buy and sell a house, they pull your credit and send you your credit score. We KNOW our credit is well over 700. We have been home owners for over 10 years and we have never once missed a payment. So she is either incompetent and mixed up our application with someone else's or she's a straight up LIAR and was looking for any reason to take our money and run. She then said she contact the owners to get their approval due to our 'low' credit and 'missed payment'. and that she'd need to take a tour of our current home before she could approve anything. She said she'd call back that day to schedule a time. It's been two days and we've heard nothing. In the meantime, we found an AMAZING short-term lease townhome that's newer, cheaper, nicer and has a better location. This company will make you jump through hoops to live in a crap home. You've been warned!
