We have lived with KOS for many years and have always had good experiences with them and their staff. Their maintenance guy Trent always goes above and beyond to get the job done as quickly as he can when you need something fixed

Like the others, I would give this rental company ZERO stars if I could!They took more from my security deposit than all other apartments I rented in the last 10 plus years COMBINED. They made things up to take more from it. The staff is incredibly rude. They send out nasty mass text messages constantly, complaining about everything. Carpet in the unit I moved into was disgusting and I guarantee they did the crappiest job of cleaning and it stuffed another tenant in. They only care about profit, not people. Only rented there to keep my dog. Rent from someone decent.

I have been living here for three years and I absolutely love it. Christina, the property manager for my building is super friendly and answers all of my questions whenever I have them. She was nice enough to let me know that my puppy who has very bad separation anxiety had been barking while I was gone to work. They are always willing to work with their tenants and are super understanding. I would highly recommend the KOS apartments to anyone looking for a nice, clean, well kept place to call home. I don't plan to leave anytime soon. Would give Christina 10 stars if I could, she's simply the best. Trent the maintenance guy is also super nice and fast to respond to any maintenance requests I have. He is always down to chat when he sees tenants outside, and loves to bark back at my puppy. The best maintenance guy I've ever had when renting an apartment.

Their property 2360 pecan st in greenbay us so poorly maintained. If you like your privacy be careful here cause you can hear neighbors on all sides. Don’t expect them to be understanding during hard times. Mary and Joyce the owner are cold hearted. They claim they follow the fair housing act. Well when I needed to resign I needed my mom to co-sign because due to Covid my credit was hurt. Rent was paid every month. They allowed my neighbors mom to co-sign because she didn’t have the credit, but they wouldn’t allow me. In process of filing a claim due to the fact they don’t treat people they don’t like the same as others. Don’t waste your money.

Tried to rent from here, spoke with Ame, seemed nice at first, processed my application super fast, then went to get the lease and the informed me that actually there was a clerical error and the apartment was already rented. WHAT? Fine, it's covid, people are working from home, mistakes happen. But THEN she said because I had already been approved and the application had been processed they had another unit available, from here it turned super shady, she would never reply directly to my emails, instead sending a new email from any of 3 different source addresses, would also occasionally reply by text or voicemail, almost every message followed by "but you need to let me know before the end of the day", turns out the unit she "found" had a move-in date 2 months later than I needed. My original unit was listed as pet free and she verbally assured me that it was a pet free building but when I started asking for disclosure of deposit witholdings from the previous tenant for things like cleaning fees from pets (something previous landlords have done) she became very evasive and told me she couldn't disclose information regarding who does and doesn't own pets and all of the buildings allow pets. Given that my original application was for an apartment that didn't exist I asked in writing or a refund of my and my cosigner's fees. Haven't heard from them since. BUT, I was recommended here by two current tenants so maybe it's just a bad leasing agent? I don't know, you would think if there was an issue a manager would have reached out to try to resolve it but they didn't so I have to assume they don't care.

Customer service is extremely unhelpful and disrespectful & the receptionists are impatient and condescending. I see others on this review site having similar problems with the KOS management itself, and how terrible they treat their renters, so I wanted to add my 1 star as well, would give zero if I could. I finally received my security deposit check 2 months after moving out after dealing with countless phone calls and bulls**t on their end. Why would I need someone else’s permission to receive my half of the check & even when that was “green lighted” it still took 3 weeks! During a pandemic when we need to stick together and help one another out... ridiculous.. I highly recommend going with anyone else for renting. save yourself the trouble in the long run.

Was a nice place to live, nothing to complain about the apartments themselves. Management and staff, very unprofessional (Except Mike the maintenance man). Had a puppy while living in the apartments, that we were paying for monthly and they were aware about and they had text me during the day at work telling me my puppy was whining and they could here him outside. That was when we were kennel training him and he was still getting used to being alone. This is supposed to be a dog friendly apartment and they were texting me, complaining that my dog was whining. Not dog friendly at all. Took them a very long time to give us our security deposit back. Called multiple times about it and they said they would call me back and never did. After not living there for 3 months, and already getting our security deposit back. They then sent us a bill in the mail stating we had to pay for carpet replacement. Apparently the new tenant thought the place smelled like dog, and wanted new carpet. So they decided to make us pay for it even though dogs lived there previously with other tenants and again THIS IS SUPPOSED TO BE A DOG FRIENDLY APARTMENT. We told them we weren't paying for the carpet replacement because they had already given us our security deposit back and haven't lived there for 3 months and they threatened to take us to small claims court. I would not recommend renting from KOS Managment. Especially if you have a dog. Invest your money in a place that is actually dog friendly.

So I moved in here on January 4th 2020. I have had numerous issues with them since even before I moved in. Issue one was with when I could get my key. When I signed the lease, I was told I can get it on December 31st, 2019. well I call to ask when I can pick it up and say I need it for sure by January 2nd since I won't be around during your hours on the 3rd and I move the 4th. I was told if I wanted it early I had to pay extra. I said no because I was told I could get it on the 31st. Kristina said she didn't know who would tell me that and I said the lady I signed the lease with! So after fighting back and forth they agreed to let me have the key on the 2nd but she told me it wouldn't work until the 3rd. Which is a lie, because if you have the keys you already changed the lock. But I didn't go because I didn't need to. I went on the 3rd to clean and it took my boyfriend and I 5 hours to clean. I told Kristina I wanted the key early so I could clean and she said in a sarcastic voice, "you KNOW the apartment will be cleaned BEFORE you move in...riiiight?" I said yes but I want it clean up to my standards. This leads to my second issue. The apartment was so filthy. The oven was coated in grease, the stove was, and the crease where the top buttons meet the stove top, was coated in grease and grime as well. The cabinets, drawers, and shelves were all filthy. There was cat litter on the linoleum flooring from the guy who lived there before me with 2 cats. The thermostat was covered in dirt, the carpet was crunchy, flooring is stained, bath tub was stained, hair on the bathroom walls, toothpaste coated in the bathroom drawers, floor and toilet base not cleaned, pee under the toilet seat! My top outlet in my living room doesn't work. I had called and asked if I could have a credit for all of this cleaning and I sent pictures to Kristina who I talked to on Monday Jan 20th (which was already a few days after I had sent the email) and asked when I was going to hear back about it and she said tomorrow. Never got a call. So I finally call back on the 29th and ask when I can talk to someone. Mary had said she would call me tomorrow. I asked are you really going to call me? She said yes. otherwise call me around 4 tomorrow. No call comes through and I don't call either.

I have rented from KOS at S Huron Rd from 2017 to present. My move-in experience was good, however when I transferred to a new unit in Sept of 2019, it was a complete disaster. The paperwork was disorganized, along with setting up another unit for the online portal, and lastly I was being sent late notices after my rent was “pro-rated” with me moving in the middle of a month. When I call, they say they will call me back and I don’t receive any phone calls (I end up calling back and I’m even more frustrated). Poor customer service and management in the office. The only few things that I can speak positively are the maintenance individuals (polite and responsive), Joanne in the clubhouse (extremely helpful), and the properties themselves are cleaned and maintained. I hate to be a negative person but if you transfer it’s a nightmare.

Awesome rental agency to work with. Every experience that I've had with the office and maintenance have been great. I had something that needed to be fixed in my apartment, but it was not an emergent fix, they were there the next morning and fixed it. Very professional company. Also snow removal has been quick and they usually do it in the early morning so that by the time people need to go to work the lots are cleaned.

I rented from KOS at the Sycamores from 2013 to 2016 and had a relatively good experience. I began renting at Huron Grove in June 2018. My move-in experience was good, but when I transferred to a new unit in March of 2019, it was a complete disaster. I could not get a straight answer from anyone about what was actually available and when those units would be ready for move in. The paperwork was disorganized, no one knew what was going on, and then they moved my move-in date up an entire month the day of my lease signing because they "could not have the unit not making them money for three weeks." To top it off, I did not receive my security deposit and dog deposit back within the time period they specified in my original lease. When I called, they said they were really busy with end of year work and I should drive to them to pick it up if I needed it. Just poor customer service all around. I HAD to transfer units due to some unforeseen circumstances, but I cannot wait to move out.
