In the city of Madison, where the general reputation of corporate landlords is rather poor, EO’s management stands out. The biggest part of that is the staff. They are highly available, friendly and genuinely do want to accommodate you how they can.
The maintenance guy Dom is the man, he’s always upbeat, friendly, willing to help out above and beyond if he can and either fixes something immediately or promptly gets the ball rolling for larger issues.
The property manager Kevin is always willing to lend me his ear and we’ve built a nice rapport. The other day, he stepped out while on a call to talk to me in spite of me saying I could come back later. So, he’s either very friendly or I’m very annoying.
They also make an effort to build community by hosting creative events and make things feel “homey” by decorating for the seasons. Simply put, there’s many big and little things they do that create a great atmosphere on top of the building itself being beautiful. The amenities are solid too, the top floor is gorgeous and the gym is one of the best I’ve seen in an apartment.
If I’m being nitpicky, there’s a couple design decisions I’m not a huge fan of and there’s pretty limited storage space in the apartment itself (at least in our layout). There have been a few hiccups here and there too but that’s all heavily outweighed by everything I said above.
All in all, we’re very comfortable living here. Great people, great aesthetic and great atmosphere.

I was a little nervous about my relocation to Madison, but the team at EO has helped make my transition easy and simple. I’m very impressed with the building amenities and location. Living above a Whole Foods is nice!

Staff is friendly, views are incredible, and location to the beltline and hilldale is a great perk. Honestly don’t have a single bad thing to say about my experience so far at EO aside from the coffee machine breaking on occasion. I moved from a building where I could always hear my neighbors and I’ve had such a peace of mind since moving into EO with how quiet my apartment is. The office team is always responsive to my requests and questions and Dom the maintenance man is always attentive and friendly. I really only use the fitness center and it has pretty much everything you could need for a workout room, very happy about the fitness mirrors. Great place to live if you’re a working adult looking for an easy to clean, updated, quiet, and friendly environment.

My experience with EO has been nothing short of phenomenal. The amenities were impressive, especially the top floor clubhouse with a great view. The woman giving me my tour was informational and attentive, and pointed out some great places to see in the area (we're new to Madison so this was a very nice touch.)

Nice facilities, but not worth the $2000+ for one bed, especially with $100 outdoor parking, not ideal in winter Madison.

Almost everything said in Elisa’s review is applicable to my review as well. Adding to that, the elevators are constantly stuck on the first floor/lower levels, which makes the wait time insane. I’ve seriously stood there for over 5 minutes multiple times. The garage doors were broken almost the entire time I lived there, and I believe they still are. Any non-resident can easily get in the garage and park in the spot you pay for, and no, they don’t tow. Security of the building sucks, anyone can get up to any floor. Resident events used to be great, but recent ones have been lazy and last minute. And emphasis on it smells like cigarettes constantly!!
I’ve been much happier with other places in Madison especially considering the rent price. It is not the luxury building it claims to be.

Edit: I am a resident here but I’m clearly not revealing my name to not have issues with the staff here. I have to live here until my lease is up, and I’m obviously not going to get a rent discount by revealing my name. If they care, they’ll address the issues I’ve presented, but as I’ve said- they won’t. I’m not sure what “doesn’t line up” because everything in the review are 100% real experiences. Lol.
1. Resident smoking cigarettes indoors makes the hallways smell like a Motel 6, management will not address the issue. Weed has been smoked inside many times. Management sent out one building-wide email for the weed, none for the cigarette smoking. As you can imagine, that did absolutely nothing!
2. Handicap buttons on doors usually do not work. Sucks as an able-bodied person, cannot imagine trying to live here as a disabled person. Is this legal??? Someone please let me know how I can report this to the city.
3. A heating vent is right above the treadmills that will not stop spewing hot air. I guess it makes my workout harder…?
4. Garage keys barely work and management insists they do. I’ve been stuck behind many other residents that cannot get in either. Some girl said she brought her key to Ryan and he said it worked after one attempt by just walking up to the scanner.
5. They never empty trash cans throughout buildings, including gym and outside. Trash is full dog poop bins stink up the entryways and sidewalks. Like someone else said, various floors, especially 1st and 3rd floors, smell like dog poop.
6. Gym is super dusty. Can we utilize the maintenance team we pay for?!? I should not be looking it to cobwebs that have been clearly accumulating for WEEKS when I’m trying to do yoga.
7. Walls are very thin, can hear neighbors music, tv, and discussions on both sides. Floors also very sensitive, and can always hear the neighbors above. Funny how our rooftop time is restricted though, because the 15th floor can’t handle noise 🥺 Spoiler alert, it’s a problem everywhere and they don’t even deal with upstairs neighbors.
8. Wallpaper peeling everywhereeee that doesn’t get fixed. It looks so run down in here after only two years open???
9. Walls and paint are terrible. DO NOT attempt to decorate your house. Command hooks & strips peel the paint off without fail every time. Can’t wait for them to charge me $200 for this when I leave.
10. Fire alarms are super sensitive. My neighbors say they’re just tying plastic bags over them. Super safe!!!!!
11. Water and gas bills are soaring every month. Our resident discussion board is full of people confused as to why we’re paying $100+ on these, and it’s still rising with every bill.
12. As another resident said, the windows and doors are not sealed properly. My bedroom window has a huge gap streaming in cold air. My balcony door was stacked with 3 blankets over the winter and cold was still seeping through.
13. As you can tell by other reviews, most of the good ones are from people visiting or touring. Every resident I’ve talked to has been fed up with management. The rent is outrageous. One lady has had her ice machine broken for probably close to 8 months now, and they do not care. Another one has her dryer taking forever to dry things, and it won’t get fixed because they insist it’s fine.
I’m greatly looking forward to leaving this apartment. My friend terminated her lease despite their outrageous conditions for termination (READ YOUR LEASES PLEASE!!!!) Save some money and go out to Middleton for an apartment. Or better yet, save a lot of money and buy a condo. Your monthly payments will be astronomically cheaper than rent here, with about the same amount of care and service 😉

My daughter’s best friend lives here and it is a beautiful apartment community. She loves the workout room, the rooftop experience and even the complementary cookie decorating they had at Christmas time in the lobby. Highly recommend.

Overall, my experience at this apartment building has been great! The staff is incredibly friendly, and the management does a great job of hosting events that build a sense of community. Maintenance is responsive and helpful, though there have been some ongoing issues with the trash chute. The only major downside is the frequent fire alarms—about once a month, at any time of day or night, forcing residents to evacuate down eight flights of stairs. These alarms have been triggered by everything from burnt food to burst pipes, making them a frustrating inconvenience. Despite this, the staff and maintenance team are fantastic, and I’d still recommend the building—just be prepared for some unexpected stair workouts!

Building is nice but I don’t see it being nice in the long haul. Lots of dogs in the building which is cool & all but people don’t clean up for their pets. Elevators & hallways smell like pet waste. Really embarrassing when you have to step over mess just to get to your home. Only a few months left in lease & am looking forward to next building. Would recommend a 24/7 cleaning staff to help with this issue. Building was originally a hotel that lost funding during COVID. So your rooms wont have a ceiling fans or lights. The circulation is not the best. Much like a hotel.
Staff is very friendly & they host fun events.

We toured 4 or 5 different units at EO and each one was thoughtfully designed to make life easy. They are spacious and have lots of storage. The bike storage, pet washing stations, gym, yoga room, and community rooms are fantastic. We’ve been here a week and we love it. 10/10 recommend!

I relocated to Madison for work and couldn’t be happier with my decision to choose EO Madison Yards. The location is unbeatable – it’s hands down the best spot in the city. Our apartment had incredible views of downtown and the lake, making every day feel like a special experience. The entire staff has been amazing, always friendly and responsive. Truly, this has been one of the best living experiences I’ve had. If you’re looking for a great place to live in Madison, EO Madison Yards is the way to go.

Hi… My name is Tucker. I want all my dog friends to know how wonderful life is at EO Madison Yards. They have a dog party (yappy hour) for us every month and leave treats, water and balls for us in the lobby every day. Everyone here treats me like a rock star….staff and tenants… they all stop to pet me and tell me how adorable I am! Life is the best here at EO!!!!!
