Michael recently completed an appraisal on my fully remodeled 4 unit property.For the sales approach, he had 1 renovated comp, 5 were not.For the income approach, he used "market" rents which were substantially lower than the current rents I am receiving. Additionally, I had an appraisal done 4 months ago on my other 4 unit property nearby that showed a higher average GRM in the area.He did not even attempt the cost comparison approach which likely would have given me the highest valuation of the 3 approaches.When I appealed his determination with facts and supporting documentation (from another appraiser) he chose to keep his value. I work in real estate, and have not seen such negligence from an appraisal. If possible, go somewhere else, especially when it involves one of the most important financial aspects of your life.

Value assigned to our home did not even cover the inflation increase from the previous sale 2 years ago. Mind you this was a period where home prices have risen close to 4% over a 1 year period. I understand appraising homes is subjective but that seems a bit too rediculous to not even cover average home price increases in a well kept up home in a hot neighborhood.

How a licensed appraiser can lose four hundred square feet, two rooms and an entire level of my 2 1/2 story home is beyond me! Cookie cutter appraisers like this have a limited knowledge & ability to understand upgrades (closed cell foam insulation, heated tile floors, metal clad windows, etc.) No knowledge of mechanical systems either (ex: rewire entire house, copper plumbing through out, central vac, fire rated construction, and much more.)This is how my appraisal was documented by someone who was in a hurry, couldn't use a tape measure and couldn't add.Bryan Preuss

Our appraiser showed up right on time and was very professional. He took the time to measure, thoroughly photograph and review the custom details of our home in order to provide a fair market assessment. The appraisal came in very quickly (within a couple of days) and well documented. Our previous experience with another appraisal company was awful, so we were very happy with our valuation and would absolutely use CDV again if we have the opportunity.

This company uses an independent contractor to take photos of your home for appraisal. The man came to our house on Christmas day and was extremely unprofessionally dressed and mannered. Everything about the interaction was sketchy and concerning. We were worried he wasn't actually with the company so I called the following day to confirm. The receptionist was incredibly rude impatient with any of our concerns.

Received an appraisal through this company, which took over a week and a half to complete and they appraised our 2498 sq ft condo at $235,000 about the same as a home that had only 1894 sq ft at $233,000 and yet there are 2 other condos in our association one for $240,000 and another that has the exact same size at 2498 sq ft at $245,000. For the life of me I cannot figure out how they came up with only $235,000 for our unit. Don't waste your money, find another appraisal company!!

Received two appraisals from this company, both through the lender First Bank. Appraiser was impersonal and unprofessional and the final report was riddled with errors.
