This has been nothing but a headache from the moment they took over. They not only never answer the phone to actually speak to someone but they continually say we will figure it out when you call there 800 number but it’s been 2 weeks since my first call and I still have received no return call. When I first moved in it was okay outside of my unit having no lightbulb in the ceiling light, but since I have had to deal with the gate not working, random people living in the units plus feces and urine all over. Not to mention I walked in to move out and found multiple people smoking in the building. For someplace that’s supposed to be secure there is nothing secure about this place. A few months ago SROA took over and raised the rent. Since then I have had multiple issues with the gate and provided a notice for moving out only to still get charged for rent after moving out. I have called repeatedly to get a refund only for them to tell me the property manager will have to figure it out and get back to me. As of yesterday when I called again to actually speak to him because I don’t know at this point what’s happening I’m told oh they did confirm you have moved out and will be getting a refund and if I don’t hear from someone to call back again in a few days for the status of my refund. I don’t understand why I have to keep trying to track down my refund when you charged me for a unit I don’t have. Plus my cards still on file because you can’t delete online and it says I’m gettin ready to be charged again at the end of the month. I finally just spoke to someone and found out I will be getting a refund but in 2 months if they need to mail me a check. Which let’s be honest it takes a week tops to mail someone a check.
Needless to say this place has horrible customer service, is dirty, smelly and not secure. I’m pretty sure the temperature control you pay extra for is also a joke. If I could give no stars I would this place is horrible!!!

SROA recently bought out Red Dot, changed the terms of the contract, and have made it a real headache trying to cancel.

Had two rental units and things were great with the previous owner. Since he sold the place and retired, it has gone downhill fast. Moved out of both units, yet I'm still being charged for one of them and they threatened legal action even tho I had already moved out months ago. This is ridiculous. Even tried resolving the issue with Red Dot as well as my bank and they still try to charge me after acknowledging that I had moved out a long time ago and that the charge was in error.Save yourself the headache and AVOID AT ALL COSTS

Originally posted 2021. I periodically add updates and photos to the original review.Waukesha, WIשלומ,I rented a climate controlled unit. The actual floor dimensions may be a few inches smaller. “The sizes are estimated.” I later realized the overhead/loft storage areas count as floor space.Climate controlled temperatures: summer:Indoor avg. 78F; 90’s outside.Winter: Indoor temperature was about 50F until they turned the heater/s down.Temps remained at 38-40F, but not freezing in my unit.UHaul indoor temp in the summer was 85F. I had a unit three weeks, moved out, and was not charged for the first month! Zero hassles, by the way. I moved out before winter, so I don’t know what the low temperature was. Some units have steel roll up doors and some units have plywood doors; external hinges and screws; doors open outward. You can see past the doors to what’s inside. There are cameras inside and out, but that’ll only keep the honest people honest.Winter 2022: A water pipe burst in the front building (I do not know if there was water damage to renters property) and was immediately Not fixed. With the water off, the toilet continued to be used until brimming with feces—the stench pervading those units. I called that in, but the associate I spoke with said there were no restrooms at the facility—and that was the end of the matter. The mess was cleaned up; the restroom sign removed; a hasp and heavy round lock installed on the door. No more restroom problems.June 2022–Right after I arrived someone smashed in my windshield while i was INSIDE the gated facility—cost me $310. Two video cameras were on my car when it happened. The manager is 1-1/2 hours away. I called the police to file a report. Upon arrival we heard wailing coming from inside a unit. Backup was called. A team and K9 extracted two men from two different units. Both were released and evicted from reddot. See photos. There was no response from Reddot until two weeks later, informing me that they raised my rent.2022: Rent went up to match competitor (U-Haul) prices/sq. ft., but without the heat, clean restrooms, or the security offered by the competition. I’m staying, for now, because i don’t have a desire to move again, and I’m not storing anything of great value at this location.2022: dead exit keypad; we were locked inside the facility. That took more than three months to fix.2023: Driving past, I saw gate wide open. After two weeks I called in to ask about the malfunctioning gate. That took three weeks to fix.2023: Entrance keypad malfunctioned. Called the center; no codes worked. Once opened, Management left the gate open for two weeks until fixed.Spring 2023: the heater is working normally again. It’s a constant 50-54F.I have not heard of any break-ins at the Waukesha, WI location.I will continue to rent at this facility because it is a convenient location for me.Respectfully submitted by Mr. K.

So far I am pleased with the experience. There was an issue with the gate but it seemed to be resolved in a couple hours.

Love the location, however, gate does not work so facility is not secure. Can you have it repaired?

I noticed once I got into my unit that my lights were burnt out, and I was able to call and get the information I needed to talk to the property manager. When I came to meet up with him (mind you, I didn’t make an appointment), Caesar was super helpful, he went and found new bulbs and changed them for me while I was there that moment so didn’t have to come back at a later time. Very glad for the speedy and pleasant response to my little problem!

I'm reposting my review. Since my last review this place has been a ton of problems. It says 24/7 access. There's been 3 times in the last 2 months where the gate wouldn't let me in. And calling the number led you on till it went dead. I called the next day and they were so rude about it. I lost time from work because i had to come there the next morning and when I asked for a credit they were really rude like that's not our problem. So I guess since I pay them and need access to my stuff anytime like they advertised thats my bad? Also needed a hazmat team to access the restroom. I doubt if it was cleaned. They padlocked it shut... Zero customer service
