Jemison Flats is an awesome choice for someone looking for a unique experience in living. It’s definitely not your average apartment.Over 100 years old, this building is full of charm. Cole Carpenter, manager at Jemison Flats, has been a joy to work with. It’s not always easy when you’re on a fixed income, but Cole is always there with a solution. He is kind, and tries to solve the problem in a timely manner. I have found maintenance to be very helpful also.

I have lived at Jemison Flats for about 7 years now. I love the building and the location in Downtown Birmingham. While we have had some issues, I want to thank Cole Carpenter for going above and beyond in resolving my latest issue. I had a large bookcase in the basement that was moved and I thought it had been stolen. He found it and delivered it to my apartment door! Thank you! Thank you!!!!!!

0 Stars!!! Elevators smell like fresh pee. Homeless people all around. Drug addicts leaving syringes. Garbage bins smell AWFUL 24/7. The storage units are in a creepy uncared for basement. There are holes in the floor that are covered with thin pieces of plywood. It's just all over horrible. And if we're being honest I'm pretty sure the basement is also used as a secret tr*fficking area. It's just WAY too creepy and unsettling. Do not live here!!!!!

I’ve lived in Jemison Flats for 7 years now and have thoroughly enjoyed calling this community my home. The location is central to most things downtown. The units are loft-style and unique. Eric with management has always been prompt and taken good care of us when we needed anything. I’d highly recommend Jemison Flats to anyone looking to move to the Birmingham loft district.

I just moved here and love the building! I'm especially impressed with the maintenance staff, William, Brandon, and Zach. They have been very responsive to my requests and were very professional in rectifying the issues I had. Also thanks to Cole, the assistant manager, for his assistance throughout the process.

Would be zero if that was an option.I moved in to an SPM property in May and myself, along with several other residents, have had issues with missing packages/package thefts and safety concerns with the call box being inoperable in the building. I was told in our tour that the lobby had cameras, but after several thefts of packages, have since been told after move in that the cameras were inoperable. I was assured the cameras were being repaired and that cameras were also being added to the mail room. After following up with management I was told there was no ETA for the lobby camera repair, and they knew of no plans to install cameras in the mailroom even though the former property manager put it in writing with an estimated completion date of 11/30.I asked if I could install my own camera like a ring doorbell, but was denied even though they have made no effort to help control the thefts in the building.Package lockers would also be a suitable optionIn addition, the callbox being inoperable is a safety concern. I have submitted a maintenace request to be told “call box has never worked.” However, this was not communicated during our tour. I even asked if we could access the building with a code at the call box and was told no, but that the box was operable.It’s been several months, and the issues are no closer to a resolution. We deserve to live in a safe, theft free environment and the management is doing nothing to alleviate the lost expenses we continue to incur with theft of mail.

Worst experience I have had in 12 years of renting apartments. The Property Management Group (SPM) is awful and the manager (Paris L Odom) very unprofessional. I recently had to go 32 days without a bathroom in a 1BR/1BA and had to walk to stores or other apartment complexes to use the facilities. After weeks and weeks of calling or trying to call and open maintenance requests and call the emergency number and being told oh we’re busy I finally was able to get in touch with someone at the company who sent out maintenance within ten mins and had it fixed shortly after. Why this took 32 days for an apartment that you pay $1400+ for a 1BR/1BA still dumbfounds me. When I asked what would be done to make this right (some sort of discount for the month that I lived in a 1Br/0 BA) I was told to kick rocks.Advice: run and find somewhere not managed by SPM and “managed” is used in a loose of a term as possible because they don’t manage anything.Edit: Whoever Sydney is was nice on the phone. Probably the only person I’ve spoken with at SPM who seemed decent to deal with.

As someone who lives here, you definitely don’t want to live here. And I would stay away from any property under this management/leasing company.Upon our arrival in these units there were multiple things wrong. For example: dirty floors, leaking pipes (both bathroom and kitchen), and a broken fridge. Unfortunately after 4 months it only got worse. We had a sewage pipe burst into the A/C unit. My wife and I have been getting sick for the last week because of it. When confronting management they dared us to call the health department and said they would get to it in a week...it has been 2. Only downhill in our experience.

Sadly, the worst part about this place is the management and the leasing agency. Which is such an easy fix. Would not recommend living here. That’s my personal experience.

A great building, managed and cared for terribly. The asst property manager Paris Odom is incredibly rude, unprofessional and not helpful. They are greedy for your money yet never help to fix maintenance requests or work with tenants in any way. There have been things broken in our apartment for a year and maintenance requests submitted and ignored. I cant stress how rude Paris is. Every time I have spoken to her she's been so rude to the point she almost left my fiancée in tears. If you think your property management group is bad... get ready. Also, you have to serve a 60 day notice before your lease IS SET TO END. So make sure you have another place set up 60 days in advance (which is nearly impossible, no landlord will accept an application for two months away) Money hungry, lazy and rude. I would be livid if I hired "SPM" to manage my building. If you see positive reviews of jemison, I almost guarantee they are from SPM staff. Read the reviews and RUN THE OPPOSITE DIRECTION. *EDIT: The "clearly stated" part of the lease They are referring to below was sent to us THE DAY OF OUR MOVE IN WHILE WE WERE DRIVING FROM OUT OF STATE. We were told we would not be allowed in the building unless we had signed the lease. As I had an animal with me, I was quick to sign it. This was being coordinated by our THIRD leasing agent bc they kept quitting or getting fired. Oh and during the process of our leasing agents being changed 3 times in a few weeks they lost about half of our info multiple times. And maintenance being "dispatched" to our apartment would happen rarely and only 1 of the multitude of issues would be fixed and the rest they would "come back for" but never return.

Cool building horrendous property management. They don't take of the building and definitely don't care about residents. The good: cool building The Bad: SPM, going over a month without a toilet in a 1Br / 1Ba to be told oh well, needing anything done that can't be done online. The ever alluding "on site staff" who's never on site nor will answer the phone. The elevators don't work half the time. They don't pick up trash or cut grass and the courtyard looks like a landfill including the dirty syringes and all that gets tossed over and left in hopes they'll decompose into the ground??? Paris L Odom (unprofessional) it gets embarrassing to bring guests over because the grounds look so bad majority of the time. Advice: look up the properties SPM manages (Jemison flats, TJ Tower, work play lofts etc and scratch those off your list of potential apartments) if you do rent here for whatever reason get on the second floor so that it's a shorter walk up the stairs while the elevator doesn't work. In 12 years of renting I have never had such an awful experience with a PM group. Highland Capital is the owners so if you live here and want to get your word heard by someone who will listen might should call them.

Currently a resident at Jemison Flats. Very professional, and friendly customer service. John is the best! Its nice to live somewhere, and have a management company that cares. I can't wait to see what the rooftop looks like when it is finally renovated!

John was very helpful, informative, and responsive. The building is beautiful with tons of nice amenities. The lofts are very well kept. John answered all of my questions and they helped me see the building twice to make sure I am getting exactly what I want.
