“I initially gave a bad review About these apartments But after living here going on the second month, my apartment manager has rectified most of the Concerns with the apartment. It is June 17,2025 we have air yes a brand new unit. Thank you Patty. We do have a great apartment manager. She’s doing the best she can to get this place in better condition. I’ve heard nothing but good things about her from other tenants sitting around the pool. It’s actually beautiful here and peaceful. The pool is also a plus it’s a big pool and it goes all the way up to 6 feet so you can actually swim in it and there’s plenty of seating room where you don’t have to be cramped up. “Lived here a little over two years. Overall I have had fantastic experiences here. It isn't the fanciest place, but rent has been reasonable (minus the $50+ yearly increase.) I never had issues with pests or anything. Management has been extraordinarily friendly and easy to work with. The grounds are generally kept clean and issue-free. I do have a few gripes...

1. Water bill DOUBLED (from ~$30/mo to ~$60/mo) after they went to their new utility service.
2. Maintenance has a tendency to forget about you. Had issues with water damage and a leaky toilet that was never resolved.
3. HVAC systems are dated and do not evenly heat/cool the apartments. Master bedroom is ALWAYS hotter than the rest of the apartment.
4. Washer/Dryer hook-ups are not designed for modern washers and dryers. We have to have our washer and dryer sticking partially outside the closet into the kitchen. The AC unit also drips directly onto the dryer, which has caused a rust issue on the top.
5. That one guy (or group of people) that are constantly revving and riding their dirt bikes around, especially on Sunday. Isn't there a noise rule in the lease agreement? That has been going on for about 8 months.
6. The first speed bump coming into the complex is EXTREMELY tall. You WILL mess up your car if you don't go 0.5mph over that bump.
7. VERY limited storage space. No food pantry and small closets outside of the master bedroom.
8. Cheap stove; in both apartments I lived in, the stove had at least 1-2 eyes that simply did not work.
9. Finding parking in front of your apartment can occasionally be a hassle.

Most of those are trivial complaints, though there are some important ones. Overall, I would recommend this complex to anyone that was looking. I would continue to stay here if I didn't work in Birmingham. Excellent value, although rent is always increasing for some reason...”

“Besutiful apartment. I absolutely love it. I never want to leave. Grass is rarely ever cut though so have to watch for snakes constantly, neighbors are alright. Few not so good. Just really wish we could get ahold of management with problems, warnings before we wake up and have no water randomly because they turned it of for maintenance I assume. We don't get any notice. So can't prepare ahead of time. You won't find a better apartment. Just need lawn care consistent, and better communication with management.”
