Horrible leasing agent. I stopped but to look at the apt although I already had an apt I was going to move into. The agent told me to complete the application anyway but that she would not submit until I was sure I wanted to apply, She was going to talk to her supervisor about an additional fee. I told her about 30 mins later (prior to her talking to her manager who was still in air during travel) that I did not want to proceed and not to submit the application. Apparently, she did submit the application anyway and now they are trying to charge me over $200.00 for nothing. What a horrible and dishonest place.

We decided not to live here due to the rude staff, we never signed a lease or any paperwork for this complex. For over 6 months they have been calling everyday demanding money just for looking at the property. They were extremely rude and threatened to send us to collections even though we didn't apply for any unit here. Save yourself alot of time and harassment and don't even come to this complex!

Truly the Best Living Experience We’ve Ever Had!
From the very beginning, our experience here has been nothing short of exceptional, and a huge part of that is thanks to Kelly. When we were first considering moving in, I sent a very long list of questions, and she took the time to thoughtfully answer every single one. Her patience and attention to detail made us feel confident and welcomed before we even signed the lease.
Since moving in, the level of service and care has continued to impress us. Every maintenance request we’ve submitted has been handled within a day, and not only that, they always follow up to make sure everything is still going smoothly. That kind of responsiveness is rare and so appreciated.
Communication is always fast and helpful, and it’s clear that the property managers genuinely care about the residents and the community. We’ve never had a single issue, and it’s been amazing to live somewhere where the rules are actually enforced. Because of that, the property stays clean, quiet, and safe.
Honestly, I’ve never loved anywhere I’ve lived this much. This place has set a new standard for us, and we’re so grateful to call it home

This is unfortunately not a pleasant place to live. We pay over $2,000 in rent, but the property is not well maintained. Our concerns have not been properly addressed, although Kelly has been great. There have been many promises made that have not been fulfilled. We called the head office, Olympus, but there was no answer.
The staircases are not cleaned, and the vegetation is damaged. We have been here for three months, and there have been no changes. The garage door has been broken for more than weeks, and overall, it takes weeks for issues to be addressed.
I am very disappointed because I spoke with Keke, who seemed so promising and assured us that she keeps the property running well. While they have been generous by allowing us a few extra days to pay rent, there are still significant problems. For instance, there's mold inside the coffee maker in the waiting area, the fridge in the dining center by the pool is broken, and the fabric on the patio has bird droppings on it. Nothing has been addressed, and I can’t help but wonder where all that money is going. Moreover the sidewalks and in front of multiple homes are stained and there need to be power washed and nothing has happened yet since we brought up to their
attention. Overall not happy considering the amount of rent we pay. I hope that they address these issues. Very sad as that was not our interactions the first time we signed the lease with them. They promised a lot of good things before we moved in.

BEWARE!!! This company will force you into a 3rd party credit reporting subscription in order to lease at their apartments that will auto withdraw subscription costs from your bank account every month! They try slipping it into your documents to sign for your lease. I had to call 5 times over 3 weeks and no one would call me back with whether or not they can take the form out. There was little to no effort to contact corporate to see if it was a mandatory form. KIKA put no effort into actually contacting corporate to remove the form from my list of documents I needed to sign for lease renewal she just said "NO". I was told "Just cancel it after you sign up". Well it isn't that easy and you will have to go through a long dispute process with your bank to make the charges stop. When there is a housing shortage in AZ, shame on companies like this that take advantage to force people into monthly 3rd party subscriptions that I am sure they get some kick back from. I will be reporting to Tenants Union, BBB and FTC.

(continured from 12/04/23)2. Ora Parker also ordered the lids closed on all of the dumpsters. Tenants then had to put their trash on the ground, creating a huge mess because they could not lift the dumpster lids and therefore had no access to waste disposal. (pics available) Some of us had to put it in our cars and drive it somewhere else to illegally get rid of our trash. We were also paying for waste services on our monthly Utility bill that was automatically debited each month whether we were getting the service or not. It’s against the law not to provide proper waste disposal and create those hazardous conditions. I repeatedly brought it to their attention and demanded it be remedied. They repeatedly said they would take care of it. They never did.3. They closed one of our trade-line accounts without our permission, resulting in a negative hit to our FICO credit scores, resulting in a loss of 37 FICO points, almost overnight. Upon bringing this to their attention and providing documentation, they refused to provide a truthful letter to our banking institutions and credit repositories, documenting their error and the reason for wrongfully closing our account and destroying our credit.4. For almost 2 years, the mailperson would deliver sensitive packages to the front office, including those that were too large to fit in the lower locked boxes. I had a $300 shipment of prescribed medications that was shipped and HEAVILY labeled to KEEP COLD and DO NOT put it in the heat. (pics avail) The USPS person brought the box into the front office. When Ora Parker saw it, she ordered it taken back outside in the 111 degree heat, where it remained for over 24 hours, thus ruining my medications. She repeatedly refused to accept responsibility or reimburse me for the loss. All she did was ignore me, over and over again.5. Both Ora and Kika also royally screwed up our final Lease Contract and all terms and conditions that applied to our tenancy, per ARLTA. Per ARLTA, they also failed to provide proper, legal notification.6. Upon termination of our Lease March 2023, our unit was thoroughly and professionally cleaned, carpet and all. It was photographed, videotaped, and witnessed. Ora Parker and Lizbeth came into the unit, went through it with masks, shoe PPE, and a fine toothed comb March 31, 2023. The unit was in perfect condition, far better than we received it in 2020. It was ready for new tenants to move right in. Ora lied about the condition of the unit and then also added charges, on top of where there were pre-existing conditions that were noted when we moved in March 2020. Not only did they keep the Security bond, but they also charged an additional cleaning fee of $125 plus other fees. Mind you, the place was spotless and in mint condition, as photographed, videotaped, and witnessed. Demand for proper accounting and proper refunding of funds was repeatedly made, but to no avail.7. Also, my roommate facilitated a yoga class for VIVE when their regularly contracted instructor did not show up. My roommate was to be paid $40 for filling in and teaching the class. VIVE never paid her, despite repeated attempts for her to receive payment.EDIT: VIVE's response on 12/26/23 is all a lie. They never called me either.

Vive is such a great and welcoming community, I am always greeted with a wave or a smile as I run into anyone walking their dog or heading in or out. Small things like that mean so much to me. I’ve been staying here with family for the holidays, and I have to admit I hope there I am able to call this community home soon when my lease is up. My experience here has been so pleasant that I just had to share. Incredible job the team here at Vive is doing.

My husband and I had just moved from the Dominican Republic, and we had looked for an apartment and no one had wanted to help us, but Lozbeth and Kelly helped us in Spanish since we do not speak English. We also met Erika, the manager, who is a great person and knows her job, they made us feel very confident.

The staff here at Vive from Erika, Kelly and Lisbeth in the office to Marco and Jaque maintaining this property, it is a pleasure to live here. They have always been responsive to any issue or accommodation and are willing to go the extra mile. Would recommend this property in a heart beat!!
