I can’t express enough how much I loved this community. I lived there for about four years and truly miss the atmosphere. The manager, Sonia, the administrative staff, and the maintenance team were all amazing. The neighbors were also super friendly and easy to talk to.
I highly recommend this place if you are looking for an apartment in this area.
Below is my honest opinion:
Pros:
Located between Claremont and La Verne, with easy access to both downtown areas. There are many lovely shops and great restaurants nearby.
Cons:
Summers can get very hot due to the valley location. However, I had air conditioning, and most of the time it was not a problem. The highest temperature I experienced there was 113°F, which was the hottest temperature I’ve ever experienced in my life.
I truly miss this community and the very supportive El Sereno staff. I greatly appreciate everything you all did for me!”

“I really enjoy my time at the Daum. It is very convient, quiet, and clean at all times which is what I expected when I moved in. An open parking lot was my biggest initial concern but security is frequently monitoring the premise. I love the upgrades in washing machines - highly recommend other incoming students to consider the Daum when they attend WesternU.”

They are checking the area, fixing noticable issues & they always have a moment to listen to resident concerns... or to simply say hello.A good review from me has to be earned, and this review is WELL DESERVED.”

“I just moved in before Christmas and the entire process of touring, choosing an apartment, applying, get approved, paying deposit and getting the key took only 3 days! Beautiful and well maintained units. Lawn is mowed every week, there is constant security, and the office staff has been amazing and helpful. So happy I moved in!”
“The courtesy patrol guy needs a raise! He's the only one who seems to truly care about the apartment tenants and complex. He's super friendly and does his job to the T. He is the saving grace to this complex and needs a promotion or something.”

“- 2026 Update added below, must read.
I moved in about 3 weeks ago & It felt like “home” the first day I came in for a tour. A nice leasing & maintenance staff. Unfortunately .. the tenants above me , I believe STOMP around instead of walking in a more considerable way being that there is a family living below them. The reviews are very accurate regarding how thin the walls are. Hoping to move into a higher level unit. Tenants above me are a nightmare.

Nice on the outside and a nightmare in. Sounds like mighty Joe young lives right above me she workouts, moves furniture, slams cabinets and races through each room in their unit to see who can go in the fastest and so on. I have mentioned to property more than once. Avalon chose a construction plan with cheaply made flooring and walls. You can hear a pin drop. Beware.
The plumbing is horrible! Seems like it takes a whole day for a normal toilet flush. You can hear other units flush theirs too, UGH. The absolute WORST (living on the 1st floor closes to the main street) is the “foul odor at night” that Avalon will not resolve but will approve their maintenance team and plumbers to put any temporary solutions they can think of down the drains. It smells like a sewer right in the comfort of your living room (my unit) kitchen drain and vents (odor build up from your neighbors unit) DO NOT BE FOOLED by the pretty trees, bushes, bunny rabbits and fancy Bluetooth use upon every entry here. Be mindful of the reviews. Maintenance team professionalism is 5/5.”
