Bay Street is clean and well patrolled by security. The stores are good quality in a world of failing retail. Great for teens. Quality dining, movie theater, VR experience and mini golf there's lots to do.

terrible place very dirty, homeless, walking all over the place, and my car got broken into in the garage. Save yourself time go somewhere else to eat and spend your money.

I've enjoyed Bay Street stores and restaurants for many years, but the new parking system run by Parksmart Inc. may make me stop going. The "Pay In Advance" process is extremely confusing. I recently went to the AMC movie theater. Once I figured out how to use the parking machine (completely digital) in the garage, I saw signs in the theater that there would be a $4.50 refund on the fee I was charged. I was charged $6.00 despite the validation and have yet to see the refund in my bank account. I called Parksmart and talked to a "Customer Service Rep" who told me to wait another day or two, did not listen to me and pretty much said I was being overly impatient because the charge was still "pending" a day after it showed up in my bank record. I hope that Bay Street proprietors will get rid of this system soon because it's affecting their businesses negatively. Note: the confusing instructions were posted only in English, no other languages despite this being the Bay Area.

Only needed to go to B&N, but the new parking system made that a huge hassle and the validation didn't work, so now I'm left paying for parking that should have been free because the new ParkSmart system just didn't work. Avoid Bay St unless you're not parking there would be my advice. With a parking app this bad, I can imagine lots of problems.

Because of the ParkSmart scam artists, Bay St has lost my business. The last 2 times I've been there for movies and paid for parking, i've come back to find a ticket on my car. I'm a member at Barnes and Noble and have an AMC stubs account, but I've chosen to not come back because of your fly-by-night parking scam artists. On my last visit, I saw two movies at the AMC, ate lunch at Shake Shack and bought a stack of books at Barnes and Noble - and after all that patronage and money spent I'm rewarded with a $30 parking ticket. That's the "second offense" (which is not an offense because I paid for parking). They have threatened to tow my car the next time I park there. Get it together, Bay St. and find a legit parking system before you lose even more business.

Beware of the new parking! They have you pay in advance, so I did and thankfully got a receipt. After shopping I come out to my car to find a ticket on it. What a scam! I don't think they even check before dropping tickets on cars. Now I have to dipute it which takes time and money. Love the mall but get rid of ParkSmart so I and others come back.

I've lived in the east bay for a long time and have been going to Bay St since I was in HS. This place has come a long way and they have now made a beautiful lounge area on the top floor with restaurants(some good, some bad) and cantinas. For those who are complaining about getting a parking ticket after KNOWING you only get 30 mins free, WELL that's YOUR fault for not obliging. That happens anywhere where there's pay parking or meters. Stores may have closed in the past but new and better ones have opened and the ones that have closed they are renovating and opening new ones. So don't be discouraged to go cause of those dumb reviews. Go experience it and have a good time especially after they finish with all the construction. Obviously don't go when AMC is having promotional movie days for obvious reason

Sadly no one is checking these reviews (this page hasn't been "claimed" by anyone) but here like the rest to vent my frustration about the parking. What a slimy bunch of asshats. Come up with some novel way of charging for garage parking just to get $30 out of first time users. Then to dispute the ticket you need to send a physical copy of a dispute form. Pieces of sh*+. Anyway, same as others - good for y'all Bay Street. You get my $30 and now I'll never return for a movie. Short term reward - long term failure.

The stores are nice but their parking system is worse than Gang. There was no tickets to take so I just drove through cz I didn't know you are suppo to prepay & they gave me $30 parking ticket!!! I felt like I was tricked!! I never go back there.

BULLDOZE THIS DUMP NOW! The pain starts when you park. It's now prepaid so you run the risk of overpaying or getting a ticket that will put a collection agency on your back. As a bonus, the pre-paid kiosk has the WORST USER INTERFACE EVER DEVISED FOR PREPAID PARKING. The company is "ParkSmart" and operated by imbeciles (the stores keep ParkSmart's phone number at the counter--that should tell you plenty). I wound up paying for parking TWICE. Broken escalators everywhere. Hoodrats lurking around screaming and fighting. They're doing all kinds of construction to try to find a working business model. I wish them luck but suggest watching from a distance, unless you have a taste for masochism. I live 2 miles away, and am NEVER COMING BACK.

Come here and get shot. Tonight I came in for a quick meal and ended up walking into a shooting scene. Hundreds, maybe a thousand young people. Gunshots fire. Over a hundred police officers. The good news, I didn't have to pay for parking.

I went to BayStreet to pickup a burger at Shake Shack to go. You get 30 minutes free parking so I figure that should be plenty of time to get something quick. Well there was a problem with my food. I ordered at 1:10PM and didn't actually get it until 1:52 PM. I was annoyed, but whatever delays happen. But what really made me angry was walking back to a parking ticket. 30 minutes should be plenty of time to pick up a burger, but because there was a delay, I get a parking ticket on top of it. This is an absolute terrible user experience and I am never coming back here again. If I want to watch a movie, I'll just go to Grand Lake. If I want to get a bite to eat, I'll just go to Publix where parking is free. Every time you guys issue a parking ticket you are almost guaranteeing a customer isn't going to come back again.
