Before reading this, read all reviews on Yelp to see the recurring theme. Perfectly described- Smug and arrogant. I was born and raised in Fairfield and my parents had anywhere between 3-5 rental properties in an effort to finance their kids' college and supplement their income. When they passed, my sister and I inherited the remaining properties located in Fairfield and Vacaville.Since the properties were old, the rent for these properties were not high but well-maintained. I was looking for a property manager who would NOT gouge property owners like typical property management companies with excessive fees, over-use of maintenance and high turnover which results in leasing fees, etc. Tim and Mary are seemingly professional - and super organized which impresses their clients. So much so, I sent them an expensive welcome basket to thank them for their help the first year, particularly when my father was sick and I was preoccupied with his constant care for 1.5 years. But after he died, I closely started evaluating their statements with my CPA and he made me realize what they were doing. I admit I was fooled since I was not paying attention which I blame myself but I was caring for my father. I thought they were good - even referred them to my friend but just recently, my CPA made me see the light. Constant over-charging every month which resulted in little rental income. Then, I had two turnovers from one property in one year which resulted in multiple management and leasing fees, and one specific turnover, the cost to repair the home was almost $6k so they took the tenants security deposit and then I paid the rest ($3k). One would think...oh that's standard but they never got 2-3 bids as promised in attached email nor consulting me about the $6k in moveout expenses. Just charged me. They simply charged me for the cost by taking it from the tenant deposit and then asking me to pay the rest ($3k). I have attached excepts from their emails and statements. So, in summary, they do not get good tenants for mediocre properties so turnover is high with excessive expenses. They do not get bids (they say they do but I asked them to provide me with any emails or quotes with bids when I challenged them, and they could not provide). So, they also lied to me which was the final straw for me. Their statements are not straightforward so they can camouflage their manipulation. I grew up in Fairfield so I have a network there. Also, they are so afraid of legal issues, their annual inspection is exterior only. They previously did interior and exterior inspections; however, according to Mary, their legal team advised them to stop so keep in mind, they are now simply collecting rent and managing maintenance while gouging the property owners. I grew up in the town, and have a network and two contractors said they found them to be dishonest. Late payments or they would use them to offer a quote so their preferred vendor could under cut them. If you choose to work with them, keep any eye out and manage your own maintenance work if you can. One last thing, with two specific properties, this is what happened within a two-month time frame....1) Tenant wants the dryer vent to be changed. $350. No invoice and no bids; 2) Tenant said garage door is broken. That; $750. Again, no bids - just charged me; 3) Tenant said condo fence is broken. That's $800 - just charged without getting multiple bids; 4) Tenant said refrigerator is broken. You don't have to pay for refrigerator but that's $75 for haul away. Here's a good one. Tenant moves out on April 1 so I do not receive rent since they moved out. PMI charges the tenant a $385 cleaning fee and a $100 property management fee although they did not collect rent that month. They said they still managed the property. Can you believe that? Oh and the property was never cleaned. I had to pay $400 to get the property cleaned since I ended up selling the condo.

I hired PMI Northbay to manage my rental property while my family and I were stationed overseas. It will be close to 12 months now and everything was convenient and stress free. Mary does a great job keeping me up to speed with the dollar figures, and Tim is remarkable at keeping me informed of what’s happening especially when it requires my decision. If you are active duty military and looking to have your property rented out, or looking for a rental property to move in, I highly recommend PMI Northbay. Thank you Mary and Tim!

We rented with PMI Northbay in Suisun City for two years. They were always responsive with maintenance requests. Very professional. Fair with our deposit upon move out. Also have to give a shout out to Shannon in their office. A pleasure to work with and that's not easy to find in property management companies. We were renters with them; but own rentals in another state. I was impressed with their attention to detail and would feel comfortable if they were in charge of our rentals.

This is a unbiased honest review✨️My niece applied with this company she waited patiently , after 2 weeks she called for updates they wasn't answering the phone , when they finally answered they promised her a call back. Nobody reached out. 4weeks went by. My niece should have had the same timely application process as any other applicant but after 4 weeks of no communication from this company a letter came in the mail saying they didn't have enough info to verify .Would NOT recommend this company ✨️

I rented a PMI Northbay property for 4 years. Owners Tim and Mary Shaw were excellent property managers during this time, professional and friendly. I experienced solid communication and any needed repairs were addressed quickly and thoroughly. Tim advocated for me during each year's lease renewal. I strongly recommend PMI properties to any renters!

PMI Northbay was amazing for my wife and I. There was a time when my wife and I struggled to find a rental property after abruptly moving out of our previous rental due to pest issues. I can still recall the day that Tim approached me during a showing of one their properties. He was extremely professional, kind and caring. He inquired about who I was, what I was looking for and listened to my situation at that point in time. After this he patiently showed us several different properties and was 100% transparent about each property that we showed interest in. We finally settled on a perfect location, the application process and follow up was seamless. Upon moving in all maintenance requests and concerns that we had were always quickly resolved. Our first rental with PMI was sold, however Tim was able to find us another property literally 1 day after being informed that the owner wanted to sell the property. We remained at this new property for 2 years until we purchased our own home. I would highly recommend PMI Northbay over any other Property Management company in the area. I can be a glass half empty type person when it comes to ensuring my family is comfortable and safe. However, I was never disappointed by PMI Northbay. Upon getting into real estate I am 100% confident with partnering with PMI in the future!

If you're someone who wants the right people to get good money, go somewhere else. Give your money to people that value you as a tenant. PMI is not a good choice.

PMI, in my personal opinion, is one of the best agencies to manage your property.Never had to worry about anything, was able to disconnect from any worries, they handled everything for me, and took great care of my property.Highly recommend their services.
