“After living in sooo many money hungry apartments that only care about their profit and loss I wanted to circle back (after not living at Sandpiper for a few years) to be sure and give them their proverbial flowers. This was my wife's and mine first apartment out of college and man did we hit the jackpot. It's been years and a few different apartment complexes and not a single one comes close to the community, kindness, and strength exhibited by Sandpiper. The apartments may not have central air, in unit washer and dryer, or a fancy apartment layout/location, but if I could go back and do things over I would never have moved.”

“To whom it may concern,I would have never fathomed, even dream that I would have the A-team here in my apartment working on the 11 work orders I submitted less than 24 hours agoIt's surrealistic!I feel like I've traveled back to a juncture in time in the 50s; when American workmanship meant you were getting the best.Have I time Warp back in time? “The manager in my prior posts no longer work here. Other than The previous manager, I have nothing bad to say about this place. We've made great relationships with everyone we lived by. We spent COVID here. Of course it was hard for a lot of people and not just us. Either way. Great location and a great place for anyone to call home, even with its little flaws. Wouldn't have lived here almost 6 years if it's wasn't worth it.”

“Lived in this place a little over a year and was really happy here(2019-2020). The grounds are beautiful with mature landscaping. Neighbors are really nice and the office ladies are professional. The build quality is pretty good and I didn't really hear much from neighboring units all that often. The gym was decent and I had it to myself almost every time I used it. Austin, the maintenance guy, always took care of any problem right away.I'm not sure why everyone is complaining about the parking. You can see before you rent the apartment that this is a huge complex at the end of a very small street(with multiple other huge apartment complexes). Parking is always bad in densely populated areas and this is no different. A couple of times I had someone park behind my car and block me in but that's about it. Having lived in various complexes in HB for over 20 years I would say the parking sit here is on average or slightly better than most complexes in HB but if you have a lot of cars in your household this is not the place for you.A few cons:There seemed to be a lot of plumbing problems. I only had one small plumbing problem in my apartment but I know there were some serious leaks in other apartments. There were frequent shut offs to fix the problems.All of the upper units have carpet in them. Since this complex takes animals there may be some leftover problems. I had a flea problem when I moved in(I took care of it with some diatomaceous earth). The upper units have carpet because they said the vinyl plank is too noisy for the tenants below. Since my unit was above the garage this did not make sense especially since the new floors come with a layer of cork for sound dampening. I really would have preferred the plank at least in the entry way and under the bathroom vanity area to make cleaning easier(like the model I was shown). The noise from the 405 construction was annoying and I feel they probably should have at least replaced the sliding doors in the units next to the freeway with double pane doors to cut down on the noise before the construction started(I believe all of the walls are double walls and there didn't seem to be much sound coming through). The trees really dampen the sound and the units at the back didn't seem to get nearly as much construction noiseThe units over the garage get a lot of sun(which I loved) but can get very hot in the summer. My AC stopped working a few days before I moved out and Austin replaced it with a new one from the model the same day.The lower level units towards the back of the complex don't get a lot of sun because of all the trees. Also the lower level units are the ones that ended up getting flooded when the plumbing problems start.This was my last rental because I ended up buying a place. The ladies in the office were super nice and helpful with the move out(even let me extend my moveout date at the last minute because my new place wasn't ready due to Covid starting). The list of cons seem long but problems are minor in comparison to other apt buildings built in the 70s and 80s. I've lived in a lot of different complexes in HB over the years and this is one of the best. I have recommended this place to friends and wouldn't have a problem moving back.”

“I do not understand these whining negative reviews. Pay your rent on time and be courteous to your neighbors and you will have no problems living at Californian Fountain Apartments. I've lived here for a year and a half and I had enjoyed living here. Yes, it's apartment living so there's going to be occasional noise from some residents. And for the people complaining about the construction noise for the remodeling...are you serious? It's a pleasant upgrade and aesthethically appealing. I've never had a cockroach problem and neither did I even seen a single cockroach. Some of you are probably just filthy that it attracts them. Priscilla and the staff are friendly and more than accommodating. If you have any problems with a neighbor or with your apartment, they are quick and efficient to solve any discrepancies. All it takes is an email or a phone call and Priscilla was always on top of it. Living here is easy and convenient. Plenty of parking for you and your guest along Warner, Pinehurst and Summerdale. It's extremely dog friendly with doggie bag stations around the whole complex. Every apartment has it's own washer and dryer hook ups, which was a real convenience for me. The pool area is nice and the bbq grills are cleaned every single day. I am thankful to Priscilla and the staff. They are extremely easy to talk to, attentive, hard working, and they get stuff done. Overall I would say this is the best and most accommodating apartment complex on Warner.”

“Now, I’ll be honest—I submitted my application signed lease virtually and felt unease for 2 months prior to move in because of the reviews I read. I may just be fortunate and landed a great location on the property but my experience has been wonderful!I worried about theft (especially leaving Bay Area which crime is just out of control), I worried about neighbors, trash, and potential issues compromising safety.So far, I’ve experienced over the last month:Gates always fully functioning, fire alarm (knock on wood) has not gone off once in my apartment or location, though I’ve heard it near by a few times for a matter of seconds. No issues with dog droppings & areas I’ve ventured are clean. BBQ’s in court yards are spotless. My parking is near the entrance to the hallway that leads to apartments and I’ve had no issues.I selected a corner apartment, 3rd floor that looks down to courtyard. Naturally, sound bounces off the walls, but nothing that is not to be expected living in a large apartment complex. Balcony’s facing businesses will endure additional noise so selecting a balcony/bedroom windows with courtyard for more serene environment would be your best bet. Anything facing outside perimeter will naturally have increased noise especially at night when noise seems to be more pronounced and echos as temperature goes down at night and parking lots are empty. So, know, that bedroom windows would be open to that and could be frustrating.Apartments move fast here. I had a few maintenance needs on move in day and staff from leasing did walk through, after I followed up with these concerns. Alice submitted work orders and it was done that same next day! Additionally, I was given two days rent free for the inconvenience.I’m a firm believer your approach, energy and respect gets you much farther and help is there. Customer service has been great (for me) because I know things happen.I haven’t seen people in the stairways, but periodically see weird trash indicating someone that resides here left it or someone was possibly in stairway. I haven’t seen any homeless around the building facing Costco which location I live in. Not all people respect the smoke free environment which trails up buildings and can go straight into others apartments. I addressed this and action steps were discussed so leasing can contact that person or send notices to residents in area that the smoking on patio occurs.Costco, shopping, everything for daily needs a 5-10 min walk away! Costco carts come in handy for groceries and helped me unload my car during my move. Parking made simple when you have guest using Costco parking garage 5th floor if needed. Time limits do apply though (24 hours) or you risk being towed.I was initially, so stressed before move in but I know my tenant rights so I just trusted this process and my decision to rent here. And, lo and behold, I am pleasantly surprised and very very happy!Ps. No bugs in my apartment. No issues with parcels or when packages left at my door. When you get a delivery, read your notifications when delivered! We live in a day and age that if there’s an opportunity, people take it—taking yoo Amazon packages!And no issues connecting to smart home/internet. Besides instances that internet might be down due server issues. But happened one time, in late evening.”

“I'm changing this rating because now they offer the ability to pay rent in two installments at the beginning of the month and the middle (there is a fee to do so), but with the rising cost of living in OC - that can alleviate a lot of stress for a lot of people!Also, I have never had to use the emergency maintenance line - but did last night on Sunday evening - my sink was clogged and filling with water. I called the emergency maintenance accessible through the regular phone number via prompts and someone was here in 30 minutes on a Sunday evening. They were so nice they even cleaned up my kitchen area for me. I'm sure they prioritize issues - especially water damage issues - I'm just reinforcing the fact of my positive experience with their response time.”
