“This is a great place to live, especially for your first apartment! Tammy is so kind and truly cares about the residents. She’s worked really hard to make positive changes around the property, and any time I’ve had an issue, she’s been right there to help. The whole staff is wonderful — friendly, understanding, and always willing to listen. You can tell they’ve put a lot of effort into cleaning up and improving the community.
The one thing I’d like to see improved is having the hallway carpets cleaned more regularly — though they’ve gotten much better lately! The area itself is nice, but the street can sometimes be a little loud. Every time I’ve needed maintenance or service, it’s been handled quickly and professionally.
If I could change one more thing, it would be to not allow bass systems in apartments, since the walls are thin and the noise can be disruptive to other residents. Tammy has done things to change this!

“I have had a wonderful experience! 20/10 !! The staff is amazing new to the neighborhood and love the neighborhood super easy-going very quiet And the managers are awesome ! The best experience I’ve ever had Moe, Ryan and Britney Along with the other staff are truly amazing !! I love it here! They made my experience Terrific. Made me feel right at home. They are a wonderful commute to taking care of business from shopping to needing access to schools makes it super easy. You don’t have to go far and they have beautiful walking trails. So perfect for your fur babies ! You will not be disappointed, making your home at homecoming at Creekside is the best choice you’ll ever make !”
“The staff were able to get me and my roommates into an apartment within the same day! Lashawna, Nate, and Koriza were extremely understanding, friendly, and eager to make the process as smooth as possible. The only issue I would make note of is homelessness scratching up my roommate's car, other than that the neighbors have been friendly and considerate of noise.”
“Stopped in to view the Ice House Apts. Met the lovely Arianna in the office for a tour !! Experienced and knowledge is what I was gifted by her tour ! Apartments are heart of the area with so many amenities ! Arianna was very familiar with the downtown area and expressed so many options to do and experience. We are looking to move at some point and the Ice House is top tier. Thank you Arianna for a wonderful experience !!”

“In deciding on which apartment we were moving into, I made a spreadsheet of our options and 16 Powerhouse was a top contender in almost every category. But you don't know what it will be like until you move in.Six months in and I can verify that these apartments are top notch. At a time when you hear about apartment buildings collapsing in New York, the Powerhouse team has invested in quality materials and maintenance. The walls are thick, the appliances are high quality and durable, lots of beautiful outdoor shared space, and you can't beat the location.The team seals the deal. Sean is the leasing manager and is attentive, a problem solver and emanates kindness. At our last apartment, we couldn't get anything fixed. Here, we put in a service request ticket and Vince arrived 5 minutes later. Vince can fix anything and I wish I knew half as much as he does. The whole team clearly cares about their work and takes amazing care of the building and its residents.”

“A very cute property!! I love that it’s perfect curated to student living and close to campus. They host rly cute events and have freebies for the residents which is always appreciated! May be a bit expensive but tbh most close to campus apts are. Utilities included in rent is always a plus though :)”

“Captains Table Rd Property Management is fantastic—easy to reach, very responsive, and always happy to help with maintenance or any questions. The community is clean, safe, and well-kept, with friendly neighbors and excellent privacy thanks to the gated setup. The beautiful landscaping and scenic surroundings make it really enjoyable.

“Gated community, mobile security. Home base is safe.Hold up, its not an ad, it's a review as I personally have been inside actual rentals.This is the nitty-gritty! Folks, poor or bad credit, good rental history?They will work with you. Use your mouthpiece, Good credit wins with attractive move-in bonuses. Hopefully,the owners are considering renovations. The tiling and countertops sing Manilow tunes. Lol. Seriously? Lacking dual pane windows? Place screams renovate me! 1- 5 stars, staff's caring non-judgemental approach raises the overall rating from this reviewer. No photos right now, doing a Polaroid shake. “Just moved in, it's been a good experience. Everything was quick and easy. I had to submit a ticket for my AC and Gustavo was very thorough and made sure it was working properly. He even had looked at my refrigerator after a ticket had been closed. He definitely went above and beyond.”
“We, my wife and I, lived here for approximately 3 years. We loved our little apartment. If we could change anything air conditioning in the entire apartment not just one unit in the living room. You can't feel it in the bedroom. Also washer/dryer in every apartment would make it amazing. My only real gripe was our upstairs neighbors. Loud. Very loud. And yes we contacted management. No help. We would still live here again though.”
“I am house sitting for my brother, and his maintenance man, Rodney, came and may I say he is awesome! My dad and brother live in same complex different units and when I visit and they are having work done. Rodney is the MAN! He is very professional so kind as soon as he enters his aura is so positive and almost like you’ve always known him. He’s very effective at what he does and very knowledgeable. He’s very social while doing work so it makes things less awkward. He’s very kind to my baby when she comes around and looking at what he’s doing. When I visit I always see him working hard or just helping the residents in the complex. This man is a superstar! Thank you for you service Rodney.”
“I have stayed here for 7 years in 2 different floor plans and its been a great experience. Westcal management has done a great job of constantly adding improvements and listening to our concerns, we have gotten new windows, benches and picnic areas, and this summer new laundry rooms. Still hoping for a dog park also though, overall a great place to live”
“I lived at these apartments for about a year and a half. I honestly loved the apartment and never had issues with anything. Also they had a lot of cool features like unlocking the front door from your phone or having a code to enter in. Controlling your electricity via an app. The staff was all very very nice. They just painted them and they look great. They might be older units but there's no way you could tell they are they upkeep really well.”
“*First off, I was not paid to give this review!!! This is my experience and my point of view.* The Villas at Fair Oaks is one of the best, if not the best complexes I’ve lived at. The staff go above and beyond for their tenants without hesitation. The apartments are super freakin cozy, when I moved in I had brand new granite counter tops and all stainless steel appliances!! This is also the smallest complex I’ve lived in as well. People aren’t piled on top of each other like some complexes that are 4 stories and have 1000 or more apartments. That makes me cringe just thinking about it. RCMI and their employees have always done right by me. If you’re still reading this then congratulations are in order because I know I’ve sold you on moving here. So what are you waiting for? Pack up and come on over already!!! P.S. The manager Rachel is badass. She’s super sweet, very nice and never too busy to answer your question or concern. She needs a raise too!!!!”
“I’m just a neighbor who was walking my dog when he got loose. I had walked around looking for him for hours and began knocking on the residence doors to see if anyone found him, when they said the staff in the office found him. The residence and staff here were all so friendly and kind and went above and beyond helping me find my dog!”
“So we lived here for a few years (just moved feb 2022) and while the place can use some upgrades (no central heat/ac type things) i really enjoyed it overall.I enjoyed being by the creek and hearing all of the birds, sometimes turkeys wandering around.Anytime I needed something fixed that I couldnt/didn't want to do myself, it was always addressed within a day.Everyone in the complex seemed really nice, we have been lucky enough to have some really awesome neighbors!I will say, full disclosure, there are a couple of people that seem to sleep nearby (homeless/on drugs)...not the fault of the apartments but something to just be aware of)”

“I’ve lived here as a single mother with 3 young children for about a year. It is so peaceful and quiet. I feel safe even coming home late at night. Also, if anything is wrong maintenance fixes it quickly. Monica in the front office is very nice and sweet. I only gave it four stars only because some of the siding and patio have dry rot and need repairs but, they seem like they have being doing repairs it just takes time and it is a lot of work, so it is understandable. I also love that the stores, i5, and the bike path are super close.”
“This interaction I had with Jason made my day! I got off of work a bit late & I walked into the leasing office 1 minute before closing…Jason assisted me with no hesitation! My key fob was malfunctioning and I wanted to utilize the hot tub & he was able to replace & retest the key to make sure it worked! He could have easily told me to come another day but took the initiative to assist me! Great leadership and very personable!”
“Renters beware. Everything others have said are true. I will never rent place where this property management is in charge. They absolutely violated ones right to privacy and security. As I write this my current running dollar amount they owe me for grossly over charging me $2200. I'm going to have to get an attorney to get the money, they also owe for an account for 3 apartments I paid for 7 years..They owe me over $10,000 for that.. it's a shame because almost all the staff is good at what the do. If they are allowed to do it. Mostly they come off as a criminal enterprise. Withholding blatant fopas like money and broken possessions”

“I've lived here for 2+ years now and have nothing but positive things to say. At first, I was nervous to move in with all of the negative reviews, but my experience has been great! No bugs or rodents so far. The leasing and management team are great communicators and have a great work ethic! I live in a one bedroom and haven't experienced any hardships or issues. Anytime I need assistance or have a request they answer me within 24 hours and most of the time it's within 4 - 8 hours. Also, the rent is more affordable compared to the other apartments in the area. One happy tenant ^_^”

“I want to start by saying how much I love living in the new mid-rises. The management goes over and beyond there duties especially Logan. She has had work orders completed with in the hour when I got home from a trip and my AC wasn't working. All the staff are pet lovers and my dog looks forward to walking by the leasing office because she knows she will get smothered with love.”

“This is my first time living in Sacramento so I looked all over for housing - I decided on an apartment for convenience and community. Having been here for a year now, I am confidently happy with my choice - though it is now older being the first apt complex in the area, all the appliances are updated and work without issue. I have courtyard view and love looking at the trees and fountain. Also, despite the number of people who live here, it’s surprisingly quiet (other than barking dogs in the hall).
I honestly think the best part has been the easy parking lot (extra fee) and staff! Tito and Chelsea are very responsive for all my repair and tenant needs. Will be staying longer!
Caveat: a few roaches were an issue early on the first 2 mo but haven’t been an issue since then
I also agree with an earlier comment about safety - i wish there was no public access to the mailroom area - we are paying a premium so i would hope that i felt safe at all times in the building as well - i hope this is something 1801 can change”
