Mold contaminated units & negligent property management and staff.I fought with the leasing office managers, Diane & Jennifer, and Cushman & Wakefield for 8 weeks, alongside my downstairs neighbors, trying to prove the apartments that we lived in (212 and 211 in Building Q) contained mold & were making us sick. Within 6 months of moving in, the 4 of us were experiencing itchy eyes, brain fog, headaches, and fatigue.Despite a positive air cavity test, pictures of black mold in the water heater closet, mold under the vinyl flooring, and mold in a water heater closet under the sub flooring of my downstairs bedroom, we were still gaslit and told there was "no mold" by the both the leasing office and the management of Cushman Wakefield.I gave them an opportunity to handle the issue appropriately and lawfully, but unfortunately they chose not to. So I made a public Facebook post about the complex and had an overwhelming amount of past and current tenants come forward saying the same thing.I then took the timeline of events, photo evidence, list of 20 other tenants who had also been affected and recorded a video explaining the entire situation. I escalated it to a number of executives and regional managers at the corporate Cushman & Wakefield office, in which they immediately responded, reimbursed me rent, and released me from the lease without further financial obligations.This took 8 weeks of fighting and months of compromising my health, before it got "resolved". It's really unfortunate that this company, Cushman & Wakefield, and community management staff of Rancho Del Mar, will only do the right thing when threatened with Code Enforcement and a class action lawsuit.I hope the company can learn from this and protect its tenants. But the reality is, they probably won’t. They cut corners, hire cheap vendors, and gaslight their tenants.Don't be fooled by the fresh paint, like I was. This complex needs to be gutted.

The location of these apartments is very ideal as there’s lots of restaurants/stores nearby and hiking trails, too. What I would like to shed light about is the experience from management that I saw/experienced. The property manager is rude and snippy. We weren’t even moved out entirely yet (we still had 2 days to leave) and they came and painted everything touched our things and took out hooks that we had planned on reusing. That’s not the big take away here. The reason why they even came early was because we informed them on water damage on a wall in our living room and had asked them to look. Just look. It was dark and definitely will cause mold for a future tenant if it doesn’t have it already. Wanted to know how it was handled though? THEY JUST PAINTED OVER IT. I’m so happy that I was able to see just how they handled that situation because I saw just how neglectful they were. Please check everything, ask questions and test your space if you find a problem. They cannot be trusted with our health.

This company is literally poisoning people. Theres mold in multiple units and they refuse to acknowledge it and have been gaslighting the factual evidence of a professional who tested the units. Refusing to let my friend out of her lease. Terrible do not live here.

If you like the size, comfort and privacy of prison cells, these appartments are your thing. But instead of getting that prison love that makes walk funny, they just take your wallet to pound town.

I really Loved how these Appartments looked inside and out!!! They R Luxury apartments and this little community of apartments gave me this safe vibe. And that because I went in the night so I look forward to going in the day time. I was visiting a friend and wanted to see how the neighborhood was at night if safe. But would definitely recommend to families and single people as well.

Our experience living at this complex is the worst. This place is not even worth one star, they only care about your money. I've been living in poor conditions in the apartment for over three months. We have to sleep on the floor of the living room because this place is not habitable at all, but the regional managers and property manager say otherwise. My bedroom gets soaked and wet every time it rains, there's mold on the wall, and bugs. They've "tried" to fix the issue by breaking drywall and repairing it more than 2 times already and putting a machine to dry the area, but I still get water into my bedroom. We've been trying to be patient and understanding, but they don't seem to care about our health, but their rent. Feel free to come and see the apartment that we're living in, so you know this is not just another bad review. Their best answer is to say that "they've been trying to fix it", but "trying" at this point is not enough and they don't give us another solution, but to fix it the same way that they already did in the past. Do you think is okay to live like this?

Very dishonest company. I called to express interest and spoke to Diane. We discussed the apt and as soon as I hung up the phone with her, prices increased by over $100. I sent an inquiry email the day before and they increased the price again by $100. So in the matter of 2 days, the price increases by $200 a month. Rancho Del Mar is very dishonest and scammy. I don't recommend and if you lease here be careful cause they really pull tricks on people.Update: now they have a $1300 off special but when I called earlier today Diane told me nothing was available. Really suspicious.

This is an amazing complex to live . Our favorite in san Clemente!!!! Staff is so kind, everything is close by, amenities are great. You have a fix that needs to be made they come the same day. Amazing place to live

I have been here over a year and I have to say that I am still pretty satisfied living here. Everyone who I've come in contact with at Rancho Del Mar Apts. is great, but the one who stood out to me the most is Priscilla the property manager. She is very nice and understanding and has helped me out with any concerns I've had throughout my stay. She has made me feel comfortable coming to the leasing office for any help, which is a gift to have at any apartment community.The community is always clean. The pool is the best amenity. The management team really does work hard to keep the community clean and for that I am grateful to live somewhere as nice as here. I recommend here if you are looking for a new apartment.

Where to start. They "updated" the apartments and started charging more money for them. The "updates" were nice counter tops I'll give them that. Everything else is crap. The floor is literally peel and stick and the cabinets were poorly painted over. We lived here for 4 months due to my husband leaving the Marine Corps. When we moved out originally we were told they would charge ~ $500 for cleaning and painting the apartment. Keep in mind that we lived here 4 months and we did not hang anything on the walls to prevent them having to repaint. How is it reasonable to charge us nearly 300$ for repainting the entire apt and 150$ for cleaning??? The walls were untouched. I talked to Pricilla A. about these exorbitant charges and she assured me that she would knock the painting fee down to 150$ which is still insane if you ask me but compared to 350$ I was going to let that go. I was told if we deep cleaned the apartment when we left that the cleaning charge wouldn't be applied to us. So basically we did everything as I was told and we were told in turn the total fee kept from our deposit would be 150$. However they kept 500$ which I think is totally unethical. I was told they repaint the entire apt EVERY time a tenant moves out. Based on our apt when we moved it, that's completely untrue. There were parts of the wall that weren't repainted at all when we moved in. You could see the paint chipping. They also got US to deep clean the apt for them and still charged us for cleaning it. So what they likely do then is charge people for things they don't actually do for the apt and pocket that money. To me, this is equivalent of stealing. Shame on this entire company. I would be embarrassed to be professionally associated with anyone in charge or making any sort of decisions with the way they run their business.

I put down a deposit Of $500 To get into an apartment. I paid for an application for a $53 which is high for an application fee. The staff told me it would just be a couple days and we agreed verbally on 2795 for rent monthly. After they took my deposit they took 3 weeks to get all the information required. I emailed them and responded in a timely manner with everything they requested. The staff has been extremely rude. Now I'm requesting my deposit back they will not give me the deposit back and are denying leave and took a deposit from me. Do not rent from this place.

I've lived at this apartment complex for seven years now and I've had a couple of issues, although not near as bad as some other people after reading these reviews. I've seen managers and front office staff come and go. I recently met the new manger, Priscilla. I found her to be very nice, helpful, and most importantly available. She helped me with my issues and I left feeling validated. She was very professional. I've had difficulty in the past getting ahold of staff at the complex. But I think Priscilla can make a nice difference here. I also recently met a maintenance guy named Aldo. He was very helpful, responsive, and capable as well. I really felt taken care of by him. This is a nice place to live and despite what I've seen on these reviews, it is quiet here and the prices are comparable to every other complex in San Clemente.

She is trying to take $600 this company is refusing to give our deposit back they are the most unethical company I have ever met they raised the rent before we even signed a contract and then after they took our $600 deposit they were acting like we never gave them one but we have bank statements stating different. The lady in the office Trish is very rude unethical kept hanging up on me wouldn't even listen to what I had to say and then thought I was yelling at her because she's easily offended apparently well guess what we're not gonna take this review down because these people have not made it right I see that the owner of the business continuously goes on to bad reviews and tries to correct them for this review is going to stay up because we are a struggling family with three children and they're trying to steal our money they've made it really hard for us just to go get our deposit back and then they won't even answer our calls believe me there not worth your time they need to get new stuff because Trish is rude and Jordan is worthless didn't do anything didn't call us back never even bother to let us know that we were denied even though we made 130,000a year and now they're trying to keep our deposit Wiwith our cosigner we are eligible to rent this place yet they denied us and didn't have the common decency to call us ba

I have lived here for one year now and have had the same issues with my dryer not started from the day I moved in. I cant even count how many maintenance requests I have put in on it and they tell me there is nothing wrong with it. I've asked for it to be replaced 3 times. The reaction time to maintenance requests is another huge issue. I am coming up on 4 weeks that I put a request in and they still haven't come to take care of it. I call on a weekly basis and am told they will come by and they never do. I got to the offer to renew and increased my rent $75 and we still don't even have our amenities open like they should. The equipment In the gym is falling apart, missing most of its weights and only open from 9-6 so if you are a working parent how can you use it? The jacuzzi has been broken for the better part of this year as well with no timeline as to when it will be fixed. I would never recommend moving here

This was our first apartment and it was terrible. Avoid if possible. Your rent will probably get increased as it was in our case. It was our first apartment so we didn't really know what to expect. After reading so many reviews that had experiences similar to ours, I thought it may be a good a idea to write a review as well so others can avoid this place. When we were shown a video of the unit we wanted, it was nowhere near the same as our actual unit. It was hard getting any cell service here. Another problem was the security deposit like another person has mentioned on here. I should've made a complaint, I'm not sure if it's too late but they did not give all of the security deposit back. I believe they only gave 34 back out of the 500 that we put in. They said it was for carpet shampooing, cleaning and whatever. It's a bunch of b******* though. When we first moved in, the place was not cleaned at all. Carpets weren't vacuumed and there was an odor to it, floors were dirty and refrigerators still had some spills inside. The paint was done horribly. We weren't able to smoothly open drawers and some would get stuck because the paint was so thick. The dishwasher's filter was so nasty and had hair in it. After doing some cleaning before settling in, there was trash swept underneath the bathroom sink. It was disgusting and I mentioned all this on the paper they provided. You would think that they'd give you back your deposit especially with the that kind of move-in condition.
