Arlene at Tustin Villas Apts and her small staff have provide wonderful service to-date for me, starting my 3rd year here. The property is well maintained and I like the fact it is a gated property.
Hopefully my unit will be getting the window upgrade, though I realize that usually happens only upon tenant turnover. I plan to stay at least 2 more years. Lastly, my carpet is the older 'shag' variety and would like to have it replaced some time in the near future.
Thanks for your consideration on these 2 matters and again, I appreciate Arlene and her staff!

The community manager is exceptionally courteous, and work orders are completed in a timely manner. The property is well kept and maintained.

Used to be a great place to live but got worse over the years. The neighborhood is still cool but the complex turned into a bit of a nightmare. From the increased rent and no updating of the apartments. To the constant nagging on how to keep your patio or how you are allowed to clean it. It just wasn't worth it anymore. Also don't expect to get your security deposit back because the manager will tell you it's all just wear and tear, then over charge you even after 5 years. Overall awful experience from a place I truly used to love to call home. Just one of the many reasons I chose to leave that crumbling cesspool of a state.

On site manager is one of the best in the business! She is so caring and wants to ensure everything is good with each of the tenants! The complex is well kept, fairly quite, and neighbors are friendly. The freeway on-ramp traffic can get a little noisy at first but you get used to it!

By far the worse place I've rented from. The manager is a liar just to get you to sign a contract. Parking is horrible be prepared to pay extra and wait your turn for a second parking. wouldn't rent here neighborhood is very unsafe a lot of homeless people hang out in the parking areas a lot of graffiti. The apartments are right next to freeway entrance so it's a very busy street not quiet at night. Be prepared to pay $100 each month for water usage including studios even if you don't use water that much. The manager gave me different move in dates she always changed them on me and when we moved in not even the furnace worked and Her reply was buy an electric heater. On our move out she overcharged me for things that had been done very unprofessional.

We have been renting at Tustin Villa since October 2017 and we have had a very pleasant experience. The current manager is constantly on top of keeping this place clean and in shape. I've read some of the previous yelpers bad experience, but I can honestly say that the apartment has addressed all of those issues. I love how responsive they are to our needs and how good they are at anticipating problems that may arise. They pay close attention to detail and the community is very peaceful. All the neighbors mostly keeps to themselves and the ones I've interacted with have been very friendly. The units are very cozy and great for small families or couples. I would highly recommend this place to anyone.

What a lovely community! I have a family member that I visit quite often who lives here and the property is always clean and I love the asthetic cute villa like apts has a pool and a nice grass area to have a picnic.The property is easily accessible to the 5 and 55 fwy. The manager Arlene is always friendly and helpful. If you are looking for a property that is quiet, has a good location and amenities would definitely recommend.

This place is good place to live if you live by yourself and don't want anyone to come and visit. - Parking: Nonexistent. You are given one parking spot and if you need a second one, you are put on a waiting list. My husband and I were lucky because someone with an extra spot was moving out in a couple months. But, if no one with an extra spot is moving out anytime soon, you're screwed and have to wait on a list and coordinate parking. Do your homework of this place and do a drive by in the evening and you will see that there is absolutely no street parking available. And it's over half a mile down the road by the 5 freeway and beyond. Our first night living here we made that mistake and couldn't find parking at all and it was over a mile away!! If you have friends over you can have them park in the parking lot next door for the carneceria and laundromat but trust me, they will always be asking if their car is okay and checking on it. Rodents: They exist here. They live in the walls so make sure you are on top of management to do something. Nothing is worse than looking in your pantry or cabinets and finding rodent droppings and things chewed through. GROSS!! All management did for us was put traps outside of the cabinets and never followed up on them again. Gang activity/Vagrants: I cant stress this enough that there is a lot of gang activity in this area. While it may not affect you personally, you can just see it's in the area from the neighborhood a street over. When we first lived here gang members would hang outside in the alley and stare you down as you walked by. Even with my husband with me, sometimes I didn't feel safe. I didn't feel comfortable walking places by myself. One time, the Tustin PD gang unit was blocking my parking spot because of an "ongoing investigation." Needless to say, it freaked me out. This was in 2017. Another time, I arrived home to find the car that was parked next to me with the back windshield broken in because punks from the street on the other side of the wall were throwing rocks over in order to hit cars. Thank god I had arrived 10 minutes later otherwise my car would've been damaged too because there were huge rocks in my parking spot. Fast forward to December 2018, we had a newborn and a homeless lady approached us, clearly high on something asking to be let in the gate. Thankfully my husband stepped in saying we had to leave and couldn't help her. If I had been by myself I would've turned around and gone back in the gate. When we moved in, we were told security patrols the place but in the whole 2 1/2 years we lived there, we probably only saw them 7-8 times. Theft: Again, we were told that security patrols the place regularly but this is not the case. In May 2018, our covered parking spot storage was broken into and the one thing that was stolen was our box of Christmas decorations with family items that we can never get back. The manager there at the time said she noticed a ladder (mind you, a $300 paint ladder) left out and the storage open when we reported it to her, but she didn't bother to call us when she noticed our items out and storage door open. You've been warned. The complex looks like a small oasis surrounding an area that is not so nice to live.
