When we first listed, the offers came in fast. The problem was our HOA. Rising insurance costs had driven our community's deductible so high that lenders were refusing to finance buyers. Solid offers kept falling through, not because of our home, not because of our agents, but because of a structural issue nobody could have predicted. Davis and Tatum were just as blindsided as we were, and they were honest about it. They never pretended to have answers they did not have.
By June, a new HOA board president had renegotiated the insurance situation and our community was warrantable again. But by then the market had shifted. The momentum we had in January was gone. Offers dried up. We asked Davis and Tatum repeatedly what else we could do and every time the answer was the same. Our house was immaculate, well-maintained, loaded with upgrades, and in a prime location within the community. We had done everything right. The market just was not cooperating.
In October we made the decision to pull the listing and re-launch in March 2026. One open house later, we had the offer we eventually accepted.
Through all of it, the HOA chaos, the market cooldown, the long wait, the second launch, Davis and Tatum never stopped hustling.
