Dorman charged us for a legitiment service call made in accordance with our lease agreeement. We protested the charge and it was withdrawn from our account anyway. It has not been returned. Following is some of the communication we sent. ...When we put in a legitimate service request because the stove was not heating up and the dryer was not working on one of the settings, it was to get legitimate repairs done. There would be no reason for us to put in a service request if the appliances were working properly. Since the technician was here, the problem with the oven failing to heat up to desired temperature and the dryer heating up now on the setting it previously would not, have been fixed. This clearly demonstrates to us that there was issues with both, and whether the repair guy realized it or not, he fixed both while he was here. You did not send out a service technician "as a courtesy", you sent him out for repairs at our request, as you should. I'm certain if he was sent out as a courtesy, you would have informed us that if repairs were not warranted, we would be responsible for the cost of the call. We were not informed of this, and it is not outlined in our lease. We have rented in several different places. and "these type of service calls" are never, and have never been, the responsibility of the tenant.I took the time to review our lease as it relates to this matter. I see no indication that if a service request is submitted, and you do not feel it was merited after the fact, that we are responsible for the cost of the service. Furthermore, the lease is definitely in our favor as it relates to this issue. Under "5. TENANT OBLIGATIONS" it states the following... "H. Operate all electrical, plumbing, sanitary, heating and cooling, mechanical and ventilating systems and other equipment properly, safelyand reasonably;" We had every reason to believe that the stove was not working properly because it would not heat up. In addition, as noted in our service request, we detected a strong gas smell that should not be there upon lighting the stove. We recognized the stove may be a hazard, and we could not use it "safely and responsibly". In fact, we still smell gas at times today. If it had gone differently and there was property damage, or worse damage to our health, things would have been much worse than a simple service call! Furthermore in the section on "PROTECTING THE OWNER'S PROPERTY" it states as follows..." The Tenant hereby agrees to return said property to the Owner/Agentin the same condition received"We are sure that if the stove and dryer were not in proper working order, we would be in violation of this satement. Again, let me reiterate, it would be senseless and time wasting to request a service call if everything was working properly. Furthermore under the maintenance section it says."Tenant acknowledges it is Tenant's responsibility to maintain all appliances and components pertaining to the property. In the event said appliances should fail or damage is caused to appliances or other parts of the Premises due to Tenant neglect... Tenant shall be liable for the cost to repair or replace all such damages and these shall in no way be considered normal wear and tear.We definitely feel that not reporting the problems we truly experienced would consititue "tenant neglect". It is very frustrating that I have had to take my time to explain both the lease we signed and what seems to us would be a basic obligation, if not a simple courtesy, on the part of the leasor to a tenant. We are very responsible tenants and have always seeked to protect and preserve the owners property. Please be informed, and tell your client, the owner, that we cannot and will not be paying this service call bill. Any attempt to withdraw the money, for this bill, from our account will be considered theft and reported to the athorities as such. Dorman are LAZY CROOKS. Deanna Sicurella was my property manager and never made an effort to return my calls or make any positive change. They all hide behind their emails and receptionists while never showing face or talking to you.I rented an apartment in a 3 story town home. The place was a disaster on the outside but I kept my apartment cleaner than any place I've ever lived on the inside. No pets, smoking, spilling, etc. One of the other tenants had 3 dogs (they were only allowed one) and let them poop and pee all over my front porch and the surrounding area. The neighbor also hoarded junk and made the yard an eyesore. They refused to take responsibility for the mess they and their pets made.I told dorman one day and they responded by asking me for proof and pictures. They could have driven by and seen the disaster yet they made me do the work. Nothing ever changed or came of the disgusting situation so I moved out.Upon moving out, I paid almost $500 out of my own pocket to clean my apt and it's carpet. Well, Dorman took a sweet $107 out of my deposit return because the cleaning service I used (one they recommended) left behind an "odor" after cleaning my carpet. First, I checked it after they cleaned and it smelled like somebody cleaned a carpet. Shocker! Also, how is that my responsibility? They don't allow you to clean the carpet yourself but charge you because the cleaning service didn't leave it smelling like roses but instead like cleaner and soap? Real slick taking just enough money to where it's not worth there trouble of disputing it.This is the worst PM company I've rented with and I've lived in multiple states for years and years. Do yourself a favor and avoid these big PM companies. Find one where the people will talk to you and actually care about your home instead of making money. I unfortunately had to learn this lesson the hard way.My carpet doesn't stink Dorman, YOU DO.

I wish I could give 0 stars. It's been a miserable 10 months living in an apartment managed by this company. As stated in a few other reviews they charge $50 worth of "HOA" fees every month, with no benefit. My building is disgusting, bugs and webs everywhere, and the overgrown lawn was just mowed for the first time this year, on July 5th. But that isn't even the worst of it.This company could truly not care any less about their tenants. There was a terrible leak in my building that affected myself and 3 other units. It started in early March of this year, took 2 months just to get the leak fixed, and as of writing this review in July, there is still a massive hole in my kitchen ceiling. The dirty water flooded my kitchen and bathroom for months, and nobody did anything about it so I was forced to clean it up every. day. The water made my cat very sick!! They refused to offer me somewhere else to go while this was (not) being dealt with, and when I suggested that my rent be discounted for a month because of the situation, Drew Bartlett was very disrespectful and didn't care one bit. I cannot emphasize enough what a miserable experience this has been. I urge everyone I meet to avoid this company at all costs. They should be ashamed.

DO NOT RENT FROM THIS MANAGEMENT COMPANY! We had to break our lease early and despite complying with all their early termination fees, paying two months rent while waiting for it to get rented and all the other fees. They kept over $700 of our deposit! For illogical fees such as charging us the difference in rent for two months because they lowered the rent 2 months after we moved out, a cleaning fee despite us getting the house professionally cleaned as per the lease agreement, a yard cleanup fee, which we also cleaned before moving out as per the lease agreement. However, the house is located in a very windy part of town on a corner lot with a brick wall. This causes the yard to collect debris from all over the neighborhood! If the yard was dirty after we left that's not our problem. Plus a fee because the utility company switched our utilities out of our name at some point in the last month or so. Not to mention the house in shambles when we moved in. A huge hole in the garage, original molding and doors etc. From the 70s when the house was built and an oven/stove that was filthy and about 2-3 decades old that they're accusing us of not cleaning or more like the professional cleaner we hired.

Sham HOA management is what they are. They charge absurd dues for very limited benefit. Sure they take care of exterior maintenance but they charge 4x that of the other neighborhoods in the area. They're so quick to up their fues but so slow to take care of snow removal or fix a problem. Your money goes to obscure loan repayments while Ed won't respond to emails. Good luck selling your home with the highest HOA dues in the area.

These people are in it just for the application fees. You've gotta jump through hoops to get ahold of them and they couldn't care less about tenants. I've never left a bad review for a place, but the reason I am is because we were lied to and had our time wasted by this company.First off, we were moving to Colorado from Washington, and didn't have time to deal with companies that wouldn't accept us. My partner has a credit score of 792 and makes 4 times rent each month by herself. I have no credit, but I did have a small bill in collections from 6 years ago, and I make almost 2 times rent myself. We also have enough money in the bank to pay multiple years of rent up front. So before ever viewing the property, we called and explained that up front, and the lady on the phone assured us that would be fine as long as my partner was okay being responsible for the lease. Everything seemed great, we went and saw the property and loved it, and canceled some of our other showings we had lined up for the day to apply. Later that night we got a reply that my application had been automatically denied due to a credit score of 572 & a bill in collections over $300. Okay, so we figured maybe this was just an automatic rejection, and called to let them know that we had already called previously and were assured it was fine. The same lady answered (Chantal) and despite us being polite until now she was cold and said it's an automatic rejection with a credit score under 600. This is the same lady who had already told us before we wasted our time that it would be fine. What changed? After that I figured okay, so I just pay the collections bill real quick and my credit is back to default. I sent the proof of paying and explained in an email that even though my credit wouldn't update for 30 days, it's technically back to 600 with 0 debt and 0 credit. No response. On top of this, even at the end of our applications it said credit would be averaged between tenants, which would still put us at nearly 700. Apparently that's also not a thing they actually do either though, so don't rely on that either.Do yourself a favor and just don't bother with this company. On top of the fact that they seem to just be in it for the application fees, it's a company that just dehumanizes its potential (and probably current) tenants and doesn't care at all about anything you might be dealing with. I wondered why such a perfect property was still on the market a month later, and my experience with them explained everything.Just to add a note to this, we've contacted and met in person with agents from several other companies since and explained up front our situation with them too, and they all said it was ridiculous that we were denied. If anything they said they would just want the last months rent up front, along with the amount they would normally ask for to start the lease, but we absolutely wouldn't be denied. So I guess maybe if your whole family has a 850 credit score and you're making over 100k / month you might get accepted for a 2.4k/month property from Dorman, but maybe not even that would help based on the other reviews I'm reading on here. Dorman real estate services had managed my property for several years until we decided to sell it. We have dealt with numerous property management companies in the past and have experienced problems ranging from nonsensical fees to being charged for the same repairs over and over. Dorman was a breath of fresh air. Drew was easy to reach and always readily answered any questions we had regarding our property. During the time Dorman oversaw our property we were not needlessly troubled with day to day business. Our deposits were always on time and repair costs were communicated efficiently. If we were to rent out a property in Colorado Springs or Fountain again, we would use Dorman.

Could not decide between a 4 & 5 star, only for one reason. They do require you get a professional carpet clean, house clean, and chimney clean (if you have one) before you leave, which is in the lease. Other than that I got my deposit back, they send filters every month for the AC and the office staff is very friendly and responsive. Would do business with them again if I end up back in Colorado Springs. Betsy was awesome too!
