I love Cabana Beach. I have been here for 3 years and any time I have a maintenance issue, they are there within 24 hours. My Air Conditioning broke over 4th of July Weekend and they came the same day and fixed it. When my fridge broke, they brought me a brand new one in 24 hours and same with my dryer...brand new!
Marcus, in the office, is fantastic and always makes sure things are taken care of. He is a great guy who goes above and beyond for all the tenants.
The new owner is putting 8 million dollars into renovations, painting the buildings, new roofs, new landscaping, upgrading the already awesome pool area, upgrading apartments. The neighborhood is remarkably quiet and they are super dog friendly. I have looked all over Gainesville and have yet to find a better or more affordable place.

This place have really good staffs available. The workers here does a very good job fixing any issues you might have in your apartment. The front desk most often can answer any questions you have and if they can't then they will get the manager for you. It is a well kept place.

Worst place to live if you work as a nurse. Don’t cheap out, spend extra to have peace of mind. Can’t ever enjoy quiet time or sleep because above me lives obese males and the unit connected to my room lives gamer males who talk loud overnight. Already tried coming into the office and can never speak to anyone higher up. Tried emailing, no real resolution or action taken for my situation. This was my second transfer within cabana- the first apartment had smokers, animals, and unknown males that stayed for days at the apartment. This all could have been avoided if they did the roommate matching correctly, and then/ I should have never signed to live here.
Overall, no action taken by management. I am looking for another apartment and will vacate as soon as possible, I don’t even care what they do with my account after I leave because I KNOW nobody wants to take over or sublease an apartment at cabana beach.

Great community great staff and team maintenance is always polite and respectful and positive and I have been here a resident since may 2012 and never moved because at cabana beach life is a beach but I value my experience here and there’s no place I’d rather be with upgraded appliances in the units great WiFi furnished as well as a balcony upgraded smart locks and cabana had even cleared a lot of the trees on site new fences and great community events if your looking for a great place to call home cabana beach is it

Staffing hire their friends and fellow Cabana beach residents and they dont offer to help, and the management doesn’t seem to care if they are being polite or helpful. I had a terrible experience with staff. Had an issue with a roommate of mine ( smoking weed every night and tailgating me for no reason) so i filed a complaint at the office and one of her friends was talking to the manager calling me names(never spoke to the man in my life) then when i got into the room he started apologizing and another staff said “she didn’t hear anything” ( because i was extremely confused on what was going On)i just went by my business…. ZERO professionalism….

Tonight, I encountered discrimination from a female security guard as I was entering the complex. Several cars were entering without being checked. As my car passed by her, she knocked on it, trying to get me to stop!!! Why didn't she stop to check so many other cars? Especially since I live here and have an access card!!! This isn't the first time I've been treated this way by her!!! I've never had this problem with other security guards. She was terrible!! Rude!!

Do not recommend at all. Upon move-in I walked in to the kitchen appliances disheveled and spread out in the living room. Place was left extremely dirty with walls cracked and every cabinet peeling. There was even a broken microwave with beer bottles and food left in it on the patio, undoubtedly left by maintenance. Light did not even work in the room upon move-in. Closet door broken upon move-in, and when maintenance DID come to fix it, the wrong size door was put in to the point that I could barely enter my closet. AND when they did replace the door I was asked for “hand soap”, so I gave my hand sanitizer thinking maintenance just wanted to clean their hands. Nope, they tried to use that to install the closet door- instead of proper hardware. Have put in maintenance requests for 2 weeks which have not been responded to at all. The washer was defective upon move-in, so I have been without a washer for 2 WEEKS because maintenance and the front office is unresponsive. Having to do laundry in the sink is unbearable. When going to the office and asking to even speak to a manager about this issue I am refused. Multiple calls, emails, and maintenance requests yet nothing solves the issues. My maintenance requests keep disappearing as well, marked as cancelled or complete, even when I keep sending them. Multiple small issues accumulate, like the oven light not working, bathroom fan not working, a tv mount being left on the wall, and the fact that this is already my experience with being here less than a month is ridiculous. Neighbors are also really dirty, leaving trash in the hallways for over a week.

I honestly wish I could give 0 stars. The. Buildings here are very old and dirty. The power went out in my room multiple times because of the old wiring. Roaches , bed bugs and flies everywhere. I also developed a dermatitis rash from being here. Before I came I didn’t have any skin issues. But now that I’ve moved out I don’t have any skin issues. Everyone smokes weed here which was bad for me because I have a bad allergy to the plant. There is also mold in most of the bathrooms. This is not a student friendly place. The staff is also rude and very passive aggressive. This is also bat a safe place to stay in at night. At night u will also not get any good sleep because people are always loud.

I just moved here literally yesterday, apartment DIRTY, bathrooms EVEN DIRTIER, the kitchen doesn’t work properly. The smell that the fridge had … The roof and the walls are cracked.. I found so much garbage underneath the bed! this people don’t even clean. I’m here so I’m screwed but just in case if you’re thinking to move here. DON’T DO IT

Do NOT live here, I have never felt more unsafe and unwelcome. Within my first week of living here there was heroin needles laying around outside my building. Mid-day someone tried breaking into my boyfriend's car. Graffiti on the building. The list can go on forever. They say that they have "security", gates are open 24/7 and anyone can enter whenever they want. Like everyone else has mentioned maintenance will enter whenever they want, I even heard maintenance going through my fridge once. You call the office about issues, half of the time they won't answer the phone. When they do answer, they give you some sort of excuse and never resolve your problem. You show up in person to the office and they will always be rude to you, even if you're just there to pick-up a package. I put in about 20 maintenance requests while living here, everything would break constantly, some stuff they would say they fixed and just didn't. Now that I have moved out, they're trying to charge me $100 for "replacement keys", when all of my keys are accounted for and I know that they have them. Whatever you do, never live here.

Management at Cabana Beach Apts needs a Major improvement . No one answers the phone and when I leave a message I get no response !! When I go to the office about an issue Staff sitting at the front desk are busy playing on their phones !! When I make a complaint through the Resident Portal I get no response !!
Maintenance is Great about completing work orders !!

Do not live here!! The worst place I have Ever stayed the office staff is a bunch of lazy people it takes forever for a maintenance person to come I had to call 6 times for my a/c and the a/c went out a bunch during the summer when you need it you can’t hardly sleep at night due to parties don’t ever leave your car door unlock people will steal from you This place is also infested with bugs and the roommates I been paired with would never clean up after themselves this is a awful place i will never live here again

I had a great experience with cabana for two years until I signed my lease again for the 3rd year. I’ve had two incidents now; one with a maitence man and one with the front desk. They are extremely aggressive and rude towards the residents. If the front office is actually open, they won’t answer the phone or return your call. There is an issue with bugs. Again, I had a great experience in the beginning but it seriously went down hill and I would not recommend anymore.
