Worst! Never live here. The management is the worst here. I moved in January 2022 and did an early termination in May 2022. Technically they need to take me for move out inspection but they didn’t. After a couple of months, i see $80 charges on me for damage with photos which were vague. The unit was not mine and they deducted my security of $900 and added an extra $80. I have been emailing them and greystar (the one who manages their charges) 2 years now and I haven’t seen any progress since nobody replies to me. The charges are still due on me. Its the worst, please beware of their scams.

The people in the neighborhood and the people who live here are great and the staff is friendly when you manage to get a hold of them. Aesthetically, it's not well and I moved into a unit that was not clean nor move-in ready and had to deal with a delay in moving in due to that and a broken AC (broke 3x within 2-3weeks). Was not able to live in my apartment the month of my move-in but instead the next month. Again, although the staff is kind and have good customer service, the structure and organization of it all is not to par. There seems to be a high turn over rate and overall the place seems pretty old. There's a second activity building that looks completely shut down and not maintained. The rent here is great with all its inclusions, and maintenance is pretty swift when not backed up with orders. I've now been here 2-3 months and it's been pretty peaceful so just be aware of you're looking for a cheap place be wary of a rough start but after the move-in transition it gets better. Lastly, the community manager here is nice and professional. She handles her business but she is empathic enough to understand one's situation. Unfortunately, she can be hard to reach sometimes.Edit: I've now been here for almost 4 months and there has been efforts of maintaining the property and clean up. The poop boxes where dog owners dispose their dogs poop is now getting emptied regularly. You can tell the community manager is making an effort with the property and the staff has become easier to talk to. Rome wasn't built in a day... Can't wait to see more positive progress.

First of all the people in the front office are extremely rude. They walk into the apartment with no notice at all and look at you like your crazy when you complain. My dryer broke and it took maintenance 4 months to fix it. There was also a roach problem because of an old roomate and they took months to fix that as well. I once went to the front office and heard someone else complaining about roaches and the lady was just on her phone not paying attention to him. Never live here. It’s the worst apartment complex ever. I would give 0 stars if I could. I like how they commented on this post saying to make sure that I submit a maintenance request when I submitted multiple requests for the issues above. These issues only scratch the surface of how bad this place is. They are just trying to look better by commenting that.

Absolutely do not move to these apartments under any circumstances. They add extra charges every month for random things. We moved here in April and paid a yearly electricity fee of $66 per room in July, then in October, they added another yearly electricity fee of $66. You can't communicate with the manager or assistant; when you finally get in touch, they promise to fix things, but nothing changes, and you leave the office with no improvements. The management system is nonexistent, communication is nonexistent, and no one knows what they're doing. I curse this place every day, counting the days until my contract ends. The houses and furniture are very old, constantly breaking, and you have to wait for weeks for repairs. Pay $100 more and move to a better apartment. They have a pool, but it's never open. The gym equipment is never cleaned. We're paying for nothing. If I had read the reviews, I would never have moved here!

I moved my son here back in August and he has nothing but great things to say about the community and the new staff. All work orders are completed and any issues he brings up gets resolved quickly. The property clearly needs work done but when we drive through to visit him we always see construction workers or vendors or maintenance on-site doing work. THATS GREAT! Keep it up pavilion.

They are the sweetest bunch I have every encounter. The ladies at the office are marvelous at their jobs and are always happy to help with big or little issues. Brisk when it comes to having maintenance being done, empathetic if you are behind on rent or anything of the sort and most of all beneficialits always a neighborly smile on all the staff faces when you see them. What an unbelievable place to call home.

The new staff is very nice and friendly and the new maintenance team stay on the property so now your maintenance request are answered faster. Come bother my favorite manager, her name korina and her office is the first one on the left when you go through the front door. She’s always available, “tell her that her favorite resident sent you”

I was very disappointed that my apartment was not ready. The carpet in the living room and my room are disgusting. It is dirty and soiled. Also, the kitchen was unbelievable. There as food, mold, and BUGS in it. The washer and dryer were both dirty. There is trash in the living room and on the balcony. Thankfully, the office responded quickly and the cleaners were sent to clean the kitchen and laundry area. But the trash on the balcony and living room remained. My mom cleaned the living room and my sister cleaned the bathroom. I think the carpet in the living room and in my bedroom should be replaced. It was as if you didn't expect me to move in. It was a very rough start.

Pubes in tub and looks like a Murder sceneWe moved in today and this was the apartment we were assigned, once we were switched the next apartment has more roaches in it then total I’ve seen my whole life, they’ve been crawling all out our stuff, we put food in the fridge a hour ago and they are already crawling on it

This place is so poorly managed that neither pools are available at all... both are green as well as multiple buildings have no internet connection at all and when asked when the problem is going to be fixed the answer given is to "get a Hotspot" as not only are they not fixing the problem a Tennant cannot get cox to come and install their own internet line the their apartment. Not to mention the ghost bills. I aqured a 1600+ utility bill and upon calling the electricity provider was told that the bill didn't exist as well as I hadent been sent a bill after 2022. No explanation as to where it came from.

This place is an absolute nightmare. I lived here for 2 years because it was the cheapest place in town but even the lowest rent isn’t worth this place. It’s dirty, bug infested, and good luck trying to get any sort of decent treatment. The front office has a new leasing manager and staff every 3 months due to them not being able to manage a gd thing. Their maintenance crew is overworked and looks miserable. Any review that is 3 stars or higher I guarantee is written by a staff member or a bot. Unless you are at your lowest point in your life I beg you to find a different apartment

Freaking terrible, upon moving in there was hold in the walls, water build up in the walls, the lights wasn’t even working in the kitchen, the rugs was overlapped, on top of all what made it more unbelievable was the fact the rent was supposed to be cheap but it wasn’t at all. If your moving with your family they children’s are supposed to pay for the rent bc it’s 1 person per room. And my child was literally just born. Getting help or services was terrible itself. I called and explain to them that I was in the hospital for 2months (called when I was in the hospital) and they automatically pretty much evicted me with no warning. Don’t even move here.

I enjoy living here, but haven't been able to use many amenities, due to my injury. The other residents are pleasant to talk to and the weather is gorgeous. I will be able to enjoy more amenities in a couple months.

Please do not believe any of the nice photos posted on the complex’s website! Read the real reviews and take them seriously. My daughter is an out-of-state college student, and all of the other student apartment complexes were full by the time she made her decision. I was horrified when I got down to Gainesville to help her move. There is trash everywhere. The pools have NEVER been open. There are constantly people screaming and having physical fights. She has had to call the police multiple times once for a shooting. And, most of the residents aren’t even students! My daughter is 18. Her roommate was a student at UF and decided to move out mid-year. They tried to put a 40-something year old woman in the apartment as my daughter’s new roommate. Now she has some woman in her late 20s living with her who isn’t a student, and she had no say in that.
