I really wanted to like living here. However, every single month there seems to be something.Let’s start with the fact that this is the noisiest place to live. If you’re looking for a place thats peaceful and quiet The entire building is surrounded by busy roads and streets. there’s a fire department next-door and a train track where trains seem to run every single day starting at 5 AM until the middle of the night.I’ve had several issues with my water/sewer bill being extremely high since living here. I emailed the assistant manager Colette last year and October 2023 never received a response. I escalated it to the property manager in December. She said she would look into it. I reach back out to her January 2 with 2 emails, and have not heard back as of today 1/9/23.This is the only place I’ve ever lived where my water and sewer are extremely high . And based on the fact that I’ve spoken with other residents, there seems to be something going on in this building because I’m not the only one.Let’s move on the parking garage. It is a death trap. It is very poorly constructed so unless you come to a complete stop you could possibly get hit.The gates are not working properly. And haven’t been for months. Someone from management needs to come out there and see that the gates are not working. But that would take effort.The hallways, are full of stains on the carpet and scratches all over the walls. Some of the stairwells doors have broken door handles leading into the hallways. Some doors to the parking garage do not latch securely.I’ve seen dog poop in the hallways as well.The fire alarm goes off monthly. Sometimes twice a month. Each time it has been a false alarm. What’s bad is this latest time, very few residents even left their apartments because this happens so often, and it’s always a false alarm, which at the time we don’t know that.The management has not sent out any communication, no acknowledgment of the situation. We have gotten emails for lesser important things. I guess they don’t care since they are not the ones being inconvenienced.The elevator certifications expired in August 2023 and just this month finally got updated.When I brought it up, I was told it’s being worked on. It does not take five months to renew your elevator certification. That is a safety hazard on so many levels.It’s very clear based on all of these issues that upper management does not walk the property on a daily basis. Because if they did, there would be no way these items would be missed.It’s rather unfortunate that if someone someone is late on their rent they have a note on their door because that’s a violation of our lease. But what about the property holding up there end of the bargain keeping this property safe, doors that work properly, etc…This building is very poorly designed/constructed. I can hear both sides of my neighbors talking and coughing. The walls are very thin.Courtney is absolutely amazing. I wish they were 4 Courtney’s every single day not only does she know everything that’s going on with the community. You can tell she truly cares about where she works and takes pride in her job, but also being customer service centric.Sometimes there are several residents waiting to speak to her. She is super friendly, knowledgeable and approachable and when you ask her something she has an answer. She is the reason I chose this property.I cannot say that about the other members of the management staff specifically Colette and Francia. They do not seem to have a very personable and or approachable disposition. Nor do they seem to want to be here. That is terrible especially because people are wanting to find their next home.

I have been living in Maitland City Centre Apartments for the past half of the year, and I must say it has been an outstanding experience. The management team, amenities, and overall atmosphere have exceeded my expectations in every way. Especially, Courtney who is responsive, friendly, and always willing to go the extra mile to ensure resident satisfaction.

My wife and I loved many aspects of this apartment complex. The location is incredible- especially for a couple coming to a new area- as there is a large social life downstairs in downtown Maitland. The block parties and the farmer’s markets were also fun ways to enjoy time together after a long day of work. Additionally, the location is ideal for where we wanted to be in Orlando, and this apartment helped us realize that Maitland is where we want to settle down and start a family.There are also many things my wife and I grew to realize we didn’t like about this apartment complex. The parking garage is very narrow and dirty, for the majority of our lease agreement, we walked by a pile of vomit that maintenance knew about but didn’t clean. The common hallways and especially the stairwells were very dirty and unkempt, and there was a major issue with the AC in our hallway that took months to fix. Speaking on AC, our AC unit broke down multiple times in our apartment- even during minor occurences such as a short power outage. Additionally, our apartment sustained water damage during Hurricane Ian that was not taken seriously and painted over.The worst issue we have with this apartment complex is management. Besides the first two months of our lease, the security fobs were broken, meaning anyone could come into the building (and there were instances of non-residents wandering the halls). Security was one of the biggest reasons we chose this apartment complex, so to have no alternatives, to not even try to compensate for the lack of security, was very distressing. Management even called our security “an amenity” when we voiced our concerns about the fobs.We saw a gradual decline in the quality of the management during our year there. While it is in a great area, there are many reasons why we didn’t resign.

I love this place. The interior is very nice and spacious. Everyone here is friendly. The staff is very helpful. I am happy to call this place home! It is in a great location with lots of stores/restaurants close by.

Recently under new management and there have been significant positive changes! Courtney is an excellent addition to the front office. She consistently provides quality support and responds quickly when issues occur.

First year here and I have had 0 complaints. Every maintenance request (if I've ever needed any, which I rarely have) has been taken care of swiftly. I can't hear neighbors. Staff is friendly. Location is AWESOME. So convenient, tons of great places to eat, parks, lots of family events going on outside your front door and the farmers market here every Sunday on our street. Very social environment. Coming from windermere this is a great thing. I live next to the trash chute and I will say the flies have periodically been a nuisance, but just a couple days of keeping clean, throwing all your leftover food down the chute, no dishes in the sink and they're gone. The place is beautiful. My only gripe is the rent going up nearly 300 dollars since I signed. But unfortunately that is the norm around orlando right now. And the building layout is extremely confusing, you will get lost ?? but I will more than likely stay since it has been a very stress free living environment for me and my daughter and we love it here

I love living at Maitland City Centre. My apartment is full of light, has a huge master bedroom and a giant walk in closet. I love my balcony that looks over the courtyard. This is a great building if you have a dog as the dog run on the roof makes it easy to take him out. The entire staff is so friendly and nice. Courtney made the process so seamless and she was great to work with. Colette is also so sweet and helpful. I love being able to walk to great restaurants and to pop in to Walgreens or Publix without having to drive over. The Starbucks downstairs is also so convenient. I have never lived in a building before with such friendly neighbors. Everyone I have met in the building is so nice and kind.

Everyone in the office is outstanding. The respond to calls and emails like ninja's. When I first moved in I needed to move in quickly and they made everything happen seamlessly. Javiar in Maintenance is the best! He went above and beyond to make everything perfect. I can't explain how wonderful he is!

Courtney helped us seamlessly move into our new apartment in 24 HOURS! She was working by herself the day we applied and handled us with kindness, care, and professionalism. Courtney is a rockstar worker, diligent, and made sure our move in was quick and easy. Very friendly and extremely helpful! As for our apartment we love it! We have a gorgeous top floor apartment with a courtyard view. It’s so peaceful and quiet and the restaurants and shopping under us is very convenient!

I wanted to love this apartment but unfortunately there are some huge issues. The indoor hallways are riddled with gnats/fruit flies 24/7. It started with being a minor issue on non-trash pick up days (Fri/sat) because the compactor would overflow and trash would sit outside in the hallway. Now the flies are pretty much there all week and it’s a true infestation. It sucks because there isn’t much you can do to keep them from coming inside your apartment. The access system to get in and out of doors constantly malfunctions/breaks and it seems to not be a priority to fix. As mentioned by others, the communal pool furniture needs replacing as it’s all disgusting and molded. Not to mentioned it’s extremely frustrating that the pool closes at 9pm every day, year round. Now that I have discussed the *fixable* issues, another huge disappointment is the parking garage and commercial building in general. The parking garage is so poorly designed and tight. It’s just asking for accidents to happen every day. The building itself has so much commercial space available but clearly must be overcharging to attract any new business because half the stuff has closed down and it just sits empty. Super disappointing. Maybe the company that rents out the commercial space should focus less on profit from rent and think about how much business they could attract if they lowered prices and actually filled the retail spaces.

The unit itself is nice, however there is a major bug infestation. I’ve lived here since July and while there have always been a lot of fruit flys in the building and hallways it has evolved to become an entire infestation. There are clouds of fruit flies in the hallways and they group up in the doorways and it is difficult to exit or enter the apartment without letting a lot of them in. Management is aware of the issue and have called pest control to spray the trash shoots but as of now (mid October) there has been no relief. It is difficult to have or prepare food in the apartment without fruit flys swarming you, and it’s not the unit itself as all drains are always sealed and deep cleaned daily to ensure they aren’t coming from the unit itself, the issue is the hallways and the complex itself.

No one cares about your quality of life here. Maintenance men wake us up weekly wheeling garbage bins at 6:30 am. Neither the city nor the community minds its disruptive to quiet hours. As others have mentioned there is a big problem with the flies and you will have silverfish, gross. Property hasn't been maintained well since new ownership took over. Nothing has been pressure washed, garage is disgusting. Meanwhile, parking rates were raised for no reason at all. They took away the umbrellas at the pool, so now it's unbearably hot. Oh! And my favorite part-- when they were building this, something happened with the water underneath the building and there was an addendum added to my lease, 2 years into living here, that I now have to pay an extra fee upon moving out to cover whatever problem they created when the building was built. There are so many nicer places! Keep looking.

The property is in need of some TLC. The garage (1st floor) needs some pressure washing, the landscaping around the property needs an upgrade, the gym is full of fruit flies, and the pool sofas need to be replaced. I know management can do better. When this property first opened, it was the best property in the Orlando area. I hope the new management can get it back to where it was.
