March 2024 by The kind You find
Was very excited to move into this building nearly 6 months ago . I lived in midtown for many years and I’ve never had issues quite like I’ve had in this building. Since I’ve moved in, I’ve had nearly no amenities. Sauna and steam are being worked on, pool is closed to permits, jacuzzi was out all winter. even a few weeks ago we had BOTH grills out of service (coincidentally, right when I wanted to reserve one) Elevators are constantly broken. I regularly wait upwards of 20 minutes to use the elevator. people are so desperate to get where they need to go, 14 people to an elevator and I almost fainted. I’ve had several packages lost in their mail room as well.Things here always seem to be going wrong.Even a few months ago I received an email telling me I could not enter or leave my apartment for 90 minutes in the middle of the day to test fob systems and elevators… ended up getting locked out from 12- almost 5 PM with a giant angry mob of residents in the lobby, unable to get up to their homes!I’m so upset that I chose to live and rent in this building. Had I known all this I would NEVER move here. I work hard to enjoy absolutely nothing about this building. I’m at a point where im considering breaking my lease. Until they sort out their management and maintenance issues, I would recommend not purchasing or renting in this building.EDIT TO INCLUDE RESPONSE TO BUILDING:-YES , I have had packages lost. It’s not in your system because I handled it through amazon directly.-I said reserve, however I meant for same day use. as in physically going to reserve the space for my family that same day. You stating it was within 2 days may be correct, but I was affected.-As you can see by their own response below, the building loves to gaslight its residents to convince us, and YOU the reader/potential resident that things are not as bad as they seem. The fact that they were trying to dissect ANYTHING in my review to discredit me, should be your red flag.

As a decade long resident of 4midtown I commend the current management team who is the best I’ve experienced thus far. Stefany and Roilan are excellent communicators and consistently keep residents abreast of updates that are relevant to our home and well being. I appreciate that they hold the residents accountable to our guidelines in a firm yet fair manner.Thank you.

4 Midtown has the best manager who really takes ownership of what she is doing, taking a building from scratch is not an easy task. You can see the difference in less than a year. Keep it up!! ??

The management of the building is terrible. Elevators are ALWAYS down. Management often schedules 3 hour elevator repairs in the middle of the day - blocking ALL FOUR elevators from use (good luck going up the stairs 30 floors if you happen to arrive at the wrong time)! Management doesnt even reply to emails.

Elevators are always broken.. lately, all elevators are completely shut down for multiple hours once per week (this has been the case for the past 3-4 weeks) so tenants are trapped in their apartments…it is an absolute disaster.

WORST building management ever. Super rude, unkind and inhuman. They shut down ALL elevators for 2 hours at peak time, with very little communication (email, seriously?). I had an international flight to catch with a big suitcase and ended up having to drag them down 21 floors, because they didn’t even want to send any single security person to help. Imagine you have an emergency in the least expected time, and live in this building. I was crying on the phone and the management office lady didn’t even care. Never choose to live in this building!!!

Four midtown is a great building with a location convenient to all. I have been a resident here for a few years & decided to write a review because our new Managment & security team rocks! Mr Larry is great always ready to assist . The Managment office staff is amazing from the receptionist genesis to Stephanie & the rest of her staff . The cleaning crew is poised in keeping our building clean . Thank you fs residential for bringing us such a great team !!!!!

BEWARE!!! TERRIBLE MANAGEMENT!! It has been over four months of going back and forth on calls and emails with different people from management in order to receive my deposit after moving out in January. I have an extensive paper trail of conversations, although nothing has gotten resolved to the point I am writing this message to warn others as I handle the situation elsewhere. Some of the responses I have been given are about the change in management companies, they claim to not have any of the paperwork, they claim to be working on the situation, they claim that I have not given a deposit and have no information about it. Now they do not respond anymore. I have copies of all documents showing they received a deposit. Which leads to my frustration from all of these excuses on their end. Any money you deposit with this building when you move in, move out, reserve elevators keep all of your documents. Highly recommend living anywhere else. Management was always an issue for the 2 years I lived in this building.

Four Midtown condominium is centrally located in the heart of Midtown Miami, steps from a multitude of great restaurants, cafes and shops. Also just steps from the Miami Design District and Wynwood Art District. Location, location, location!

For over 5 weeks (since hurricane Ian) the building has had electrical issues and management has failed to find a permanent solutions. The A/C in the common areas of my floor does not cool and I’ve heard the same from residents in their floors. The common areas are dirty for weeks at a time. For the last two weeks the elevators have been broken (A COMMON OCCURRENCE)! So imagine, you are waiting, at times for almost 10 minutes, for the one of the two working elevators to to pick you up, sweating from the heat and in a dirty environment. Additionally, there is construction in the parking garage and the pool looks very ugly with all the construction that’s happening.I am very unhappy with management for the last months, and reading the other reviews, the residents share the sentiment.

I was that nice front desk name Yolanda. I was fired after a month or so because they only care about the board members who in return cares for no one. I do not recommend working for or residing at 4Midtown, residents do not matter they only care for their rules. Losing their contract would make such a difference, First Service Residential is a much more professional option for the building.

We have been living here for two years and ever since the new management took over, the quality of the living experience in Midtown 4 has declined exponentially. In the past 3 weeks, there have been TWO separate instances where a home less individual makes their way into the building. The first time, the person made their way onto our 18th floor and was trying to sleep in the hallway. The second time [TODAY] the person came to our door, tried to open it, and held a nerf gun at us asking for food and money. Now, this is about the FAILURE by the management and security teams. What if it had been a real gun or a knife, instead of a nerf gun??? Between the front door and our apartment, there are TWO doors, one of which you need a fob to get through. Once in the elevator, you need the fob again to get upstairs. So tell me how on multiple occasions these people could come up through multiple security points to an eighteenth floor? All this, and the management is always sending emails about rules and regulations and trying to treat the residents like college dorm students. All this, and my landlord is trying to up my rent by 50%? No thanks! Highly recommend not moving here.
