Nice neighborhood, and area. The building needs some improvements, specifically with the noises from the gym. Maybe a robber mat on the floor would help to avoid some noises. The residents need to do a better job at picking up after their dogs. But other than that, the maintenance team is very good. Manuel always helps me with anything in the apartment, best attitude ever, Manuel rocks!The office staff is friendly.

Beatriz and Lázaro were wonderful to work with during my move in period.Lázaro helped with the move in process even when we arrived a little bit late to the loading dock, his customer service is wonderful.Beatriz was very knowledgeable and showed us everything in the building with great detail and attention.Incredible building with an incredible team!

Hi, I would love to give my 5 stars to Lazaro. Literally my angel at this property. When my groceries were getting delivered to the other building he would let me in & help me bring my groceries all the way into my kitchen. When i was carrying my 40lb dog food and it busted open he helped me with a shopping cart to bring it into my kitchen. He treats my dog so well & has done tricks w him when i’ve been training him. Great person!

We had such an excellent experience. Beatriz was extremely helpful. Very polite and respectful. We moved and the process was really smooth. We love the community. The amenities are amazing.

Where to start, well the building is terribly maintained. Hallways walls and rugs smell and are dirty/full of marks.You can hear easily through walls. Noise was something I specifically had asked about prior to moving in, which I was told noise is not an issue. That was a lie.I was also told that I would have a parking space above ground, and in a last minute move, I was swindled and forced to park in the basement, which is never cleaned. The ceiling of the basement also leaks. The elevators in the basement are terrible, there's only one that works at a time and it can take up to over 5 minutes to wait for an elevator(some elevators inspections have expired in 2020, it's 2023 now). People also have had their cars broken into and their motorcycles stolen. Check the previous reviewsBackground checks are not done for renters, so the folks here are questionable to say the least.Let's say some folks have cars that cost the same amount of a house, yet rent here, and then disappear out of nowhere.Gym equipment is admissible from weights missing(probably stolen) and treadmills not being fixed for months.Alot of renters let their dogs pee and poop on the hallway floors. I remember seeing someone spill a large bag of skittles in the elevator and they just left it and walked away. Don't expect people to be reprimanded for trashing the place, even though there are rules against it. Of course, it's all just talk since nothing is ever done about it. There are roaches outside the hallways from time to time, and sometimes they can get in the apartment. Only have had the apartment fumigated once. Was told it was supposed to be a monthly thing prior to moving.Occasionally, you have the random fire alarm being pulled by an idiot. I won't say this is unique to this place, I have had it happen in previous apartments, rarely though. Usually it's found out who did it and they are reprimanded. Lack of supervision in the building and responsibility from management to solve the issue is the reason why it continues.Management sends alot of warnings about community rules, parking laws, fire alarm usage, quiet hours(which is hysterical, basically the quiet hours allows for someone to blast their music at 7am, people make noise past 11pm curfew) Funny enough, their quiet hour rules are based off the city of West Miami rather than their own. I guess it's not understood that noise between houses is different compared to people who live literally on the other side of wall in buildings. But like most things, no one is reprimanded or nothing is done to solve the issue. Only thing I have seen stern warnings of, is to remove coolers and decorations other than balcony furniture and plants. And they reminded they would charge $250 a day if the balcony rule is broken. Of course, when money is involved that's when management cares.The newest thing is a leak on the ceiling in the ac room. Another question I asked prior to moving was about leaks since the apartment I'm in is on the top floor. Of course, once again was told "oh, no there are no leaks here, this is place is new". Once again straight up lie.From my experience, there's one thing management worries about, and that is making sure rooms are rented and they are in the green. They will skew the truth and tell you things to convince you to rent. I do not believe any of the management team lives on the premises, which should tell you enough to know that even they won't live here. In my 10 years of renting in Miami and Los Angeles, I would highly highly highly recommend to be careful with this place and what you are told. Looking elsewhere would be my recommendation. I rarely write reviews, but I hope this helps someone with their search for a place

Beatriz was really awesome, walked us through the whole process and made it easy and smooth. Her customer service is simply outstanding, made us feel like home. I would definitely recommend anyone to come and talk to her when it comes to your rental needs

I truly believe that I’m if not the oldest , one of the oldest resident in this community since District West Gables has been my home for the past 4 years . That shows how pleased I’ve been with all services provided by maintenance and cleaning personnel as well. Every time something needs attention I my residence , Mr Manuel shows up and do the necessary repair in a professional fashion ; I also notice Mr Lazaro , who is always either around the pool area or by the parking lot making sure that those areas remain free of garbage. There ‘s no doubt in my mind that they both Mr Lazaro and Mr Manuel make a wonderful team work together and personally I congratulate both of them for the good job they always perform .

Manuel the technician recently replaced some lights in my apartment, demonstrating punctuality and professionalism throughout the service. His expertise was evident as he efficiently complete the task, leaving the area clean, and also shared useful maintenance tips which I found very informative.

I been living in district west gables since 2019 and Lazaro is the best. He is always working. Even when he is rushing he is always willing to help me a resolve the problems.Every time you find him he is always doing something to improve our community. Always honest and good person.

Everything bad you read on other comments are true. Don't move in here.The only thing that works is the maintenance. The hard working and honest folks in the maintenance department are great.The management is virtually inexistent and the people in the leasing office will lie to your face without blinking.You don't have to believe me, just go to the West Miami city hall or fire department and ask about the District West Gables reputation.The five stars reviews are misleading or from people that just moved in and didn't experienced how bad this place is. In fact, from time to time we residents receive emails from the company asking for good reviews.

I have been living here for more than a year and I adore this place, the administration of this building keeps it safe, clean and is very organized, in turn the treatment they give to their tenants is excellent, I highly recommend it

The dirt in the corridors is impressive. The old and torn and stained carpets. The dirty walls are scratched and deteriorated. Incomplete gym and the machines are damaged and broken. Lazaro, the parking lot floods every time it rains and we have to remove the cars due to a bad structure in the building and apart from that the elevators are always damaged and the entire building has to be turned around, but worst of all that is unfit is the lack of Cleaning is dirty and has a very bad smell. I think they should change the administration of this building to make it work.

Dear District West and WATERTON Management company. I have lived here for four years and today July 18th I commended Beatriz Viera for her struggle and hard work with administrating both buildings. She is clearly doing her job and making a difference. Thank you Beatriz and your team: pools, elevators, cleanliness, lobby, packages everything seems to be going smoothly.
