Amazing place to live!

It's a nightmare to live here! The fire alarm goes off every other day, for no reason. You'll likely wake up in the middle of the night with the loud siren and then when you're fully awake they'll say it's a "non emergency - please disregard." I had visits a couple of times and they went down the stairs running thinking it was a real fire. We communicated this to management but claim this is how alarms work and nothing they can do.

The hotel is located in an exclusive area of Brickell close to shops and restaurants. The rooms are spacious and comfortable. It has a restaurant, heated pool, gym, business center. It has paid parking but they do not allow vans to park due to their large size. The staff provides terrible service, leaves a lot to be desired. The price is high

Not a safe or pleasant place to live. Electrical fires, lack of water and power, nonworking elevators and lack of communication from management. Only two out of ten working elevators for a 54+ story building means people are waiting upwards of 10-15 minutes just to get up to their apartments. Grateful I didn't choose to buy here, as I think this electrical panel issue is going to be extremely costly for owners unfortunately. Stay away.

Used to be great building but new management has destroyed it pretty much. Looks like a haunted place. always electrical issues fire trucks water issues this is how the tap water comes down. Had to come up 48 flights of stairs twice this week because of mismanagement. In case of emergency they are not prepared take your money as far away as you can go to reach rise or panorama instead. Management is as inhuman as you could possibly imagine they turned off the elevator with toddlers inside 15 minutes ahead of schedule and pretty much told us to go f ourselve

Lived in all three towers over 10 years... bankrupt building built on Indian burial grounds... lots of rules that make zero sense and are changed all the time without notice, deal with it, the valet will take "good care of your car" if you live in T3 and promises not to "steal or joy ride or got to Subway so you later find a wrapper in your car", T3 is ghetto AF and an Airbnb nightmare so good luck there, at least the cops come quick and frequently, a package room in T2 that now is often like a scavenger hunt for packages that are often stolen and then it's a mission bc you aren't even told what door opens (so if you are into game shows and if you like that sort of thing) The close-out tile in all units is not replaceable, tubs leak from the units above you into your unit so .... Surprise! The elevators are always out, washers break after 10 years (it was built in 2009 when Related was having some financial problems, to say the least, and HSBC Bank took the building), so most of the appliances are out of warranty and failing, those "Bosch" dishwashers leak, and forget about that "Wolf" freezer it's non-functional, no owner does 9 month maintenance on the AC (enjoy that in a heat wave), there is questionably some human traffic going on so don't be surprised, the jets in the tub break and not fixable bc the close out tile so if you like baths don't bother, the range fan is most likely close out too and not repairable. These issues make you forget that the pool is mostly in the shade. There are multiple breeds of cockroaches so buy lots of poison for those and the silverfish too, the drains won't work ever, get used to it and invest in multiple plungers, the rebar cracks into the units, multiple suicides including a splat at the pool recently where the body wasn't removed for over 12 hours, which also was traumatizing to everyone that heard it, witnessed it, or lives in a unit that faces that part of the pool area. T1 was built and not paid for, so yea, HOA fees are high and the PVC plumbing is a disaster that leaks everywhere, there's mold in many units everywhere, and it's not hard to get through security and up the stairwell (bc that's happened too in all towers and people get robbed). T1 & T3 have also had AC issues where the systems would not work for weeks to months. On New Year's Eve 2023- 2024, there was an electrical emergency/transformer fire (this is at least the second electrical fire in since the one in January 2022). The Building did not communicate with residents clearly whatsoever about what was going on. Residents of T1 were trapped in their units with dark hallways/stairwells, no elevators, no power, no running water/hot water, no showers, no flushing toilets oand no AC. (24 hours later the issue hasn't been resolved and all common areas are also closed (pool, spa, gym, loading dock/deliveries, etc.). By day 6, still not fixed & on day 5 afuel leak w/fumes started.) Developers are building a very interesting-shaped building next door in 609, you can decide for yourself what it looks like... don't get too used to that view, enjoy the dust and construction noise. There is a gentleman resident with an interesting choice in footwear that is described in court documents as having a "reign of terror" that "has plagued the Iconbrickell for far too long, and occupants of the building (T2) have been forced to live in constant fear" ...Shall I go on? There is going to be a bunch of dust from the capitol grill project, and likely noise. Sometimes in Brickell, they get special permits for night construction, so the wonderful noises never end 24/7. In many units, get used to noise from the Club, Restaurant, or the Bridge Lady, non-stop congested traffic, and party boats on the River. So invest in earplugs. The cop sirens coming all the time aren't very noisy in comparison. People throw things off balconies so it's a regular event (and not cheap on the HOA to get transferred to y

I reached out to the info email listed on the website about a short term rental. The instructions say to contact this email. Michelle La Llave simply responded that she didn't handle short term rentals but has ignored my follow up emails simply asking to be pointed in the right direction.

AC never works and plumbing problems through out the building and management is very very bad doesn’t answer calls or emails unless we threaten to go to the news or report them to first residential. We have been paying an ac company to come every 2 weeks which is about 300$ or 600$ a month because the ac gets backed up from the water issues the building has and stops working. Toilet flows and gets stuck there’s also mold. Needless to say we won’t be renewing our lease. They need better management it’s a big building… instead they just promoted security and mail room lady to assistant managers

Great location but poorly designen building. Front entrance always chaotic. Horrible that you have to walk through the hot and dangerous parking garage just to get to the gym.
