DO NOT RENT ANY PROPERTY WITH THIS GROUP 🚩🚩 I wish that I could give zero stars, truly. Right now, 9/17/25 9:50 AM an employee named LA ACOSTA just hung up on me because I finally called her myself after getting the run around through emails since 7/29/25. They ignore you and hope that you will give up on getting your deposit back and fraudulent claims were made on my deposit.

AVOID LIKE THE PLAGUE!
This place is filled with people you can barely get a hold of.. makes you wonder if anyone actually works there! You have an issue with something? Be prepared to get a YouTube video on how to fix it yourself. You have a fridge infested with insects? Be prepared to foot the bill. They're crooks!
We've had an issue with our sliding glass door that they've come in about 3 to 4 times to fix and still haven't fixed it. We had a fridge that was infested with insects. Had an exterminator look at it and said this wasn't our fault this was an on going issue. Outlets that didn't work, an AC unit that was installed nearly 20 YEARS AGO!
When I say you can't get ahold of anyone, it's either bc they're too busy (probably dealing with other complaints), or on vacation... in the entire time we've lived here, I have personally never heard our reps voice. What does that tell you?
Just avoid this place like the plague.

I worked with Abby Green, and she was absolutely phenomenal. I had just ended working with another agent, and Abby blew their efforts out of the water. She was very communicative, honest, knowledgeable, and never took advantage of me as a client. Especially as a first time seller, she was able to help me navigate all of the ropes. She made a stressful time into a fairly enjoyable one.

Amazing group of Property Managers! I never have to worry about whether they'll pick up their phone or not. Their tiered pricing method works to get you a tenant quickly! As a realtor, I need a reliable company to send my investors to. This is the one! Don't look anymore, you found the right company to work with all your clients! Did I mention they pay Realtor's a referral too?!

This company is extremely unprofessional. Imagine your carpet and floor flooding due to a neighboring unit and being ignored for over 45 days on treating the carpet and flooring. If I begin with this company from the start of the relationship, I will be typing for a while.
The only reason I am using this company is because I like the unit in which I live and there was no other option. I don't understand how this company is still in business. We are truly living in the last days.

ORPM was the real estate representative of a property in Winter Garden that was up for rent. Was able to Schedule a tour and negotiate alternative rent pricing without a bunch of unnecessary hardball. The advertisement for the property on Zillow, though, did post the 4-month discounted rate as the actual rent, when in fact the remaining 8 months of the lease would be $100 more per month. It would have been better standard practice to post the rent the majority of the time on front of the advert, and then mention 4 month lower rent incentive in the body of the advert. Also, the nice people who organized the property tour seemingly didn't check to see if there was an application already submitted by another party. So after I submitted my application -- with the paid fees -- I was informed about the other approved application, and it took a couple of back and forth emails to verify that they would be refunding those application fees. Ultimately, reasonable people, and overall pleasant. I appreciate that.

I made the mistake of using this company to manage the rental of my home. They do not care about your property. I was told they rented my house to a single person, which was appropriate for the size of my very small house. Instead, there were three adults and two children living there. In just a year, these people destroyed my house and ORPM allowed it. They did not perform the promised walk-throughs or check ins to make sure the property was being maintained. I was told I would be responsible for all of the repairs after the tenants moved out instead of taking it out of their security deposit. Isn't that what the security deposit is for? It took a professional cleaning company coming out to the home twice and my friends and relatives helping me clean before it was even habitable again, never mind the repairs that I still had to have completed. I would not trust this company to manage rental of a dog house, much less someone's home.

After increasing the rent by 300 more a month, they had the audacity to lower the rent for less after I had moved out. Let’s not forget to mention they will rob your security deposit. They will look for any reason to make money out of you. Plus, they never respond to emails or maintenance request.

Very disappointed after having everything approved and send money for the house that I was supposed to rent they decide to end the contract before moving date and the notice was sent a week before after the moving day.

Bricen Wood is a tyrant.
Do not rent under this company, they will consistently harass you during your move out process. I've never had such issues with any other property management in Orlando after 9 years of renting. They have 2.5 stars for a reason, listen to the reviews.
They will begin attempting to schedule showings for your unit the week before your last month and then the entire last month of your lease.
They will lose a key on file for your unit then make it your fault. If you move into an HOA. affiliated complex and have issues they will do nothing to help, and you won't matter because you're a renter. Want to know the rules and regulations of common spaces, to bad you don't matter you're a renter. All of the other units are allowed to decorate but we were told numerous times by ORPM that we weren't even allowed to have a flower pot on the walkway leading to our unit.
They will wait till the last minute end of day to schedule showings with less than a 24 hour notice which is required by state law, then try to gaslight you and convince you that they're a moral company that abide by state law.
Avoid if you don't want to be harassed by Bricen Wood and his gang of tyrants.
I'd give less stars if I could.

Absolutely TERRIBLE customer service. I have been trying to view a property on Bloomfield Drive in Kissimmee for over four days now. If you are the owner of this property, you should be aware of how terrible the Customer Support is in, trying to set up a showing. I have now come to the area two times from a 2 Hour Dr. only to find out that I could not see the property once getting there. Today I was supposed to have a 430 appointment Home with an agent and was told that there would be a lock box on the house instead so my 430 appointment was canceled. Upon calling back because I saw no information on the lockbox Was no lockbox and there never was going to Then was transferred to Completely opposite. All in all today I spoke Who all told me a conflicting story. One agent that I spoke to assured me that she was in charge, and she would see to it that Property at 5 PM today with a matter of minutes Back and told me that was not possible. I then made a final attempt to call Speak to someone and scheduling again. He told me that he was notified that there would be a lockbox on the house. When I asked him who I could speak to, that would have the accurate information information and who could actually help me he was unable to transfer me or provide Or information. Finally, I gave up on viewing the home. I have been a property manager myself for 20+ years And this is a prime example of poor representation of an owner. This property could have been rented Monday as I have money in hand. Communication is absolutely terrible here. I’m grateful no money was exchanged as the reviews all seem to confirm the same type of concern

If you live out of the area or state - you can't apply for any of their properties without viewing the home in a showing in person - even if you fully qualify for the property... They don't mention this in any of their listings either. Very frustrating
