I like the apartments themselves but its very poorly ran. The staff members are nice in terms of just being nice but if you ask them to do anything which may include their job they will become very combative. When I first moved in it was ran by someone smart, that person got promoted and left. She left children to manage a 8 building apartment complex. I'm sure they're doing the best they can, its just not good enough. The trash is picked up maybe once per week. The pool is unusable most of the year and they have no apartment activities. For the cost of you're apartment, it would be more meaningful just to get a house. No one picks up the phone. I was a current resident and the only way I could ever get any traction was to physically walk into the office. If anyone who is considering working for Northrop, Raytheon, or L3 considering this apartment complex. Just walk away. it's a 100% not worth it.I had an electric grill because they refused to have a real BBQ grill in the pool area. They recently went off to Walmart to buy a $200 USD pile of garbage and put it in the middle of the parking lot. They tried fining me multiple times because the staff thought it was a charcoal grill or something. They never asked, they never emailed. They would just leave "love" notes on my door. The staff do not commit to any type of cohesive environment. They also billed me $1300 in "repairs" when I moved out because their loan is underwater and they are attempting to get money from any source they can get. I've already called my previous employer and their response is to help other apartment complexes become more competitive in the market. These people truly suck.

I have been very happy here at Aqua. The management team and the maintenance team are top notch. Our elevator being down a few times and lack of a garage are the only things that keeps me from giving a 5 star review. That being said, this place is still amazing with a safe environment, great neighbors and 1st class amenities.

If you like loud base music, drugs on the sidewalk, and the ghetto lifestyle, this is your place. This is my experience. I'm only here to bide time, but I'm not happy with this.

This complex isn’t that old and shouldn’t have many issues. I lived on the 4th floor. I moved in with damage from a roof leak prior to my move. These leaks continued throughout my residency there and the latest was a few weeks ago. My apartment wasn’t the only one having the issues and the hallway has damage as well. I am very sensitive to mold and mildew which could be smelt. The elevators were out of commission several times and the wait sometimes went up to 2 weeks before they were fixed because the company that installed them did not keep spare parts. I had recommended they ask them to at least stock a few. They basically told me that was not something they could do. There are 80 steps going from the 4th floor to the 1st. That meant 160 steps round trip (yes, I counted) which was an inconvenience to everyone that utilized the elevators when it came to groceries, taking dogs for walks and parents with little children. We were not compensated for having to live in a unit that leaked nor with the elevator issues. There was a time when I received a notice about having 2 bags of garbage and the valet max is 2. I had to go to the office to inform them of that as well and suggest that the Valet company report anything over the 2 limit.Dog feces is a huge problem as well: there are not enough dog stations for as many dogs in the complex. The security gates are open the majority of the time too. The tenants pay a lot for “luxury apartments” with security and again, no compensation for the breakdowns. The maintenance staff needs to be increased as they are overworked with trying to maintain everyone’s needs. Damian is awesome! He serves everyone as if they were his family. He is also pleasant when you see him throughout the complex. The leasing staff could improve on the attention to do ride arounds to make sure the property is being taken care of. The only time they were visible is when you went to the office or when they went to do a final inspection for move-ins and vacancies.I decided to leave due to these reasons and because I had asked several times for my renewal information and never received it. I was given two different stories and said enough was enough.

-Update 12-6-2023, the smoking is only getting worse. It seems like everyone smokes weed in our building. I get bowled over by the smell every time I walk my dog. I swear somebody is hot boxing in the elevator. Also as of today marks the third time something has been stolen off our front door. The most recent being Christmas gifts sent by our family. It's getting to be very discouraging. Such high hopes but very let down.Overall nice place to live. Relatively quiet. We love the space of our 3 bedroom apartment. Layout is lovely. Love watching the sunrises from our patio. There's also food trucks here from time to time with some food eats. With the good come the bad, and there are some unfortunate bad marks to be made. For a smoke free community, there is a whole lot of smoking going on. Sadly, the thing we were looking forward to the most is just a pipe dream. Neighbors must smoke inside as it comes through our vents and into the bedrooms. We have air purifiers but if the neighbor is smoking, we might as well be too. Unfortunately, not much can be done unless we see someone and take photos. The smoking is also evidenced by the elevators smelling regularly of smoke.Same goes for dog poop around the property. Land mines are plentiful. Few people seem to make the attempt to be responsible for their animals which is a shame given it being an otherwise very nicely maintained property.Lastly, upstairs noise is to be expected , but you do hear everything, building materials being what they are. Basically it's everything you love and hate about apartment living, but in a decidedly nicer apartment. If you get lucky with respectful neighbors, you'll love your time here. If not, you could be pulling your hair out.The office staff is very friendly and helpful. They were quick to respond to a maintenance issue and have contacted neighbors about noise and smoking. Tyson has been great on that front. They do seem like they care and help where they can. Honestly I would probably increase my rating if not for the smoking, just because we are both smell sensitive. Hopefully I will be able to upgrade our rating as time goes on.

Extremely pleased with my new apartment. I chose the top floor with a view of the river - fabulous! This apartment fits my lifestyle perfectly. The 1 bedroom in the larger floor plan has plenty of room for my home office and features 2 closets!

Quiet, clean, safe, and nice apartments!I moved from Oklahoma to this residence without ever seeing it in person and it was the best decision. I looked for over 3 months trying to find the best apartment and am so happy that I found Aqua!Tyson was fantastic at helping make the signing and moving in process a breeze!!•Compared to other apartments, Aqua is placed right by the water and away from people but still only 10 mins from anything you could need! Its location is great!•When it comes to the actual noise in the apartment complex, there isn’t any! Like seriously this is one of the most quiet apartments I’ve ever seen! Maybe it’s because I’m from Oklahoma, but people at Aqua are as quiet as a mouse in and outside the apartments.•If you have a dog, Aqua is a good place to be with lots of areas to walk and a big balcony (even in 1bd1ba units) to lookout. They have a separate walking area outside of the complex with a little trail, but note that they do not have any area gated to let your dog loose.•The facilities are nice and clean here as well! I’ve enjoyed laying out at the relaxing and quiet pool a few times.•We have a maintenance issue with our dishwasher a few days after we moved in and I made a request after hours and first thing in the morning we had maintenance over fixing the issue! It was a crazy quick response!

Love our 3 bedroom apartment. The view of the Indian River from the balcony makes sitting outside very relaxing. The zero entrance pool is perfect for “little ones”. The clubhouse has a great pool table and the staff has fun activities scheduled. The gym has great exercise equipment with secure entry. The maintenance crew is always on top of things. Great place to live and very convenient to everything…beach, restaurants, church, shopping and schools.

I love living at Aqua and highly recommend it to anyone who desires to live in a beautiful, well kept community. Briana at the leasing office is always so helpful and very pleasant. My little one loves to stop by the office and say hi to her. She is always informative and has made the transition of moving to a larger apartment within the complex so easy. The whole Aqua staff is very friendly and courteous.
