I am highly disappointed. I wish I could give them 0 stars. I was unfairly charged move out fees. They damn charged me for everything. They charged me for breaking the lease term, which I did not. Utilities an extra 140 and I paid less than that on a regular month. I moved out two weeks early, yet still paid my rent there and on time. That makes no sense alone. Charged me twice for “carpet and wall” fees. The most that was left on the carpet was hair and for the walls, it was the normal less than a quarter sized holes. Then to go an extra length, i damn near had no cool hair for two days. I apartment was 100 degrees! Hotter than outside. I will be filing against them very soon.

This is an amazing apartment complex. The staff are wonderful and helpful. It’s quiet and pet friendly. I’m glad I choose this property to stay in love it out here.

I love this place. The office people are professional . Spoke to Kevin many times . Wonderful to work with . He has helped us get established here and fixed any issues we had easily . The maintenance team is there for you and operates quickly with needs. Feel like we live in a resort . The Rennies.

This apartment was the biggest mistake in my life! Roaches as welcome sign yesterday! Apartment, floor, balcony, carpet dirty! They didn't even clean it ! Huge disappointment!!!

I lived in Avana at Acworth for over a year. Initially it was great. Great community, activities, and very attentive office staff. About 6 months into my lease the issues begun. The first was when a critter crawled into my closet ceiling from a gap in the outside wall. My closet and bedroom had the worst smell and was uninhabitable for two weeks. I was later informed that the critter was a mouse, but jury is still out on that one.A few months later I began to experience issue with mold, which ruined a few pairs of shoes and some clothing. I was advised to turn on the A/C and leave my closet door open so the air can circulate. The office staff did not send anyone to treat the mold.There was also several times I arrived home to find a water puddle on the hallway floor due to the A/C leaking. It took several months to have this corrected or to determine the cause of the leak, which was explained as condensation.I was understanding of the prior incidents, because things happened and I truly liked my apartment. However when the critters started showing up that was a game changer. At first, I would see a roach here and there. I attributed it to living on the first floor, the bushes outside of the apartment and wooded area located directly across from the apartment. The roach problem was mild at first and then it kicked into high gear. I had several kinds of roaches: the water bug, the racing stripe and one that was red in color. In addition to the roaches I also had spiders, nats, rolly pollies (this insect rolls into a ball when it dies) and the insect with 28 legs.There were water bugs crawling on the screen of the television as I watching TV, crawling out of the vent in the livingroom, crawling on top of the lamp shade, crawling on the kitchen cabinets, and crawling from the bathroom into my bedroom. I would also see roaches crawling in my bed, on me and my child, and joining us in the shower as well. While they terrorized us at home they would also make special appearances whenever guests came to visit. It was so bad that I stopped sleeping in my bedroom and slept on my couch for about 7 months and stopped accepting visitors.I called the office staff, sent videos and pictures of the roaches. At first they were very attentive in trying to rectify the matter. The Manager N@#h and I , devised a plan to have pest control visit bi-monthly to treat my apartment. Pest controlled came for one month and stopped coming. I was told that although the manager and I agreed to an action plan, I still needed to submit a maintenance request. Unfortunately, this information was not conveyed until almost 2 months later.I inquired about moving to another apartment and was told that I had to pay a $300 transfer fee and additional rent.To make matters worst, the mold returned. This time it returned with a vengeance and ruined several shoes, clothing, leather bags and even a shoe rack. I eventually ended up in the hospital with a viral respiratory infection. I later found out that I'm allergic to mold. Although, I liked my apartment, it was making me sick literally. I moved out and management kept my security deposit because I failed to provide 30-day notice. When you're fighting to save your life and the sanity of your child, who thinks about a 30-day notice?Sorry, I couldn't upload the videos.

This place is so nice! The office staff are so helpful and professional. The level of customer service is superior. I have lived here for 2 years and this is the best team we’ve had!

I toured several places for a family member of mine and although they haven’t moved in yet the customer service from Kevin was and has been phenomenal. I pray there isn’t pest, but we will cross that bridge if it comes about. I personally just appreciate the professionalism because I learned that is far and few between from other properties I toured. I didn’t get to speak with the woman working there, but from what I saw she was very pleasant as well. We decided on this property mainly because of the friendly staff.

We have finally moved out of this apartment complex and my I must say this was one of the worst living experiences I’ve ever had. The property has a nice location next to the lake and downtown Acworth, but the units are riddled with pests (mainly roaches). Not only was both the units we were in infested, we also had to deal with loud neighbors and heavy cigarette smokers. Our apartment reaked of cigarette smell and there was nothing we could do to get rid of the smell. It was unbearable. We would put in work orders for different things and they would never get worked. We often spent our own money fixing things and trying to administer our own pest control. We spent hundreds of dollars between fixing things (cabinets, toilets, etc.), masking the stink of the cigarettes, and trying to rid our unit of pests. And every other month it seemed like a new fee was added. First it was the community utilities and then the change in the way our utilities were charged, which with each update came a higher bill. Our final straw was during our renewal in March of 2022 when our rent increased 15%. We are so glad to be done with this place. I would not recommend this place to anyone.

I keep calling the office, asking them to please have the landscape people blow out the breeze way in the terrace level.... We get a log of bug that fly in the breezeway to die and then those bugs get swarmed by ants and bcz pest control sprays, they die right by my door... But then the grounds ppl never blew them away... There is trash on the stairs that had been there and debris that's has been accumulating for months... I cnt go to the office during the day cz I work, so I call but that does absolutely nothing

Do not move here!!! You will live with roaches of all sizes and colors. So bad my roommate and I did not even decorate in fear of seeing dead roaches under the rug or couch. If you are scared of bees and wasp you will see multiple due to the amount of trees in the neighborhood.
