“We had a genuinely wonderful experience living at Beechwood Pines (as it was our home for almost five years) and would recommend it without hesitation! The apartments and grounds are very well maintained, but what really made the place special for us was the community. We had kind, friendly neighbors and always felt that there was a real sense of community around the complex. It was simply a very pleasant place to call home. The maintenance team also deserves a lot of credit. They were consistently responsive, efficient, and proactive. Whenever we submitted a maintenance request, someone would usually show up remarkably quickly and take care of the issue. That level of reliability makes a huge difference in day-to-day apartment living. A special shout-out to Laura, the community manager. She is incredibly responsive and professional, but beyond that, she is simply a very kind person. She was always willing to help, communicate clearly, and make things easier for residents. We are very grateful for our time at Beechwood Pines and left with nothing but positive memories of the apartment, the people, and the team that runs it!”

The leasing team is always quick to help with any questions I have. When I toured Westpark Club, the leasing professionals were so kind and intentional when they were talking to me. My overall experience at Westpark club was phenomenal. I would recommend living at Westpark club to anyone.”

“Apartment itself is fine, downtown living seems fun but it’s just loud and hard to get parking which is not a CollegeTown problem at all, just some advice after living in a downtown loft above a bar for a year now. We live in a small complex, and it’s cleaned by people CollegeTown sent out. Maintenance is responsive, but above all, ANDY IS THE BEST!! He is a part of the maintenance management team and he has been the best help with figuring out our issues with Georgia power. Responding at all hours of the day in multiple forms of communication, being diligent using his connections, and even providing contact information for him when he’s out of the office on vacation with his family. He has been wonderful and while we are still fighting with Georgia power, I have full confidence we’ll get answers with his help because I gave up months ago when the power company kept blowing us off. He has been a wonderful help and in terms of staff he’s been the best one we’ve interacted with. As for picking a spot from CollegeTown, just don’t do directly downtown. Not worth the proximity.”

“I've lived here for a couple months now and it's been much better than I expected, especially for my first apartment! management is very friendly and responsive, maintence is quick to fix things (at least in my experience, I had someone come fix my outlets within an hour), and it's relatively quiet. from inside, I can't hear anything outdoors unless someone is in the breezeway, or my upstairs neighbours are walking above me. having the backdoor open allows for almost entirely just bird chirping and squirrel quarrels. of course, being close to the highway you hear sirens and honks here and there, but otherwise its peaceful! move-in process was swift and clear. management examined the apartment with us on move-in day and documented anything we noted was previously damaged/scratched/out of place. I will say that quite a bit of residents will blow the stop marks on the roads, so you've gotta keep your head on a swivel when you're driving through the complex. it also can be a little difficult to get out of the spots since they're packed in close! there's usually a lot of spots still open late at night though so you have options overall if you're considering this place, I think it should be at the top of your list!”

I truly think the price is worth it for the Townhomes, you get so much space and me and my roommates love the neighborhood vibe here. They have been so responsive and seem to genuinely care about their residents. I recommend SO much after all my great experiences here especially with maintenance!”

“I recently moved into the Ikon in early August. I cannot say enough about this team but one member really stood out. This bold young man wearing the crown on his nape told me his name was Cole. Upon further review I learned this young stud is a dedicated student. I asked him how he was able to balance such workloads, and he said “I’m superman.” At first I was taken aback because a statement of this magnitude comes off very strong. However after he assisted me with getting into my unit, fixing things that weren’t to my liking, and providing an overall pleasant experience to an otherwise stressful day, I knew he wasn’t lying. This man is nothing short of extraordinary. I feel comfortable staying at the Ikon because I know ‘superman’ is working and will take care of whatever I need. Additionally the community at the Ikon makes it very attractive for all ages. I have thoroughly enjoyed my first two months, and could not recommend this property and it’s staff enough!”

“Can't beat the place for the price you pay . Management and maintenance crew are great . They always resolve the issues even with the red tape they have to go through to get it done. Grounds are kept up weekly and the pool is always clean and relaxing . You do see a roach or two sometimes but as long as you keep your place clean and throw traps, it not really an issue . Not many 40 year old buildings in Georgia you won't see them. Great place for a great value .”

“If life circumstances didn't force me to move elsewhere I would have renewed my lease a thousand times. This place was located in a very nice spot right next to campus. I never had any problems with pests or noise except like end of semester parties which never lasted long. And the staff was extremely helpful and kind. Shout out to Justin who helped me out on multiple occasions and for resolving issues we had with the unit quickly and directly. Really friendly and knowledgeable guy.”

“Our move-in experience at Lark Athens started with significant friction but resulted in an impressive corporate service recovery. On move-in day, my student's bedroom carpet had severe, extensive staining. The frontline staff experience was mixed: the main maintenance woman was incredibly friendly, went to the room with me immediately to inspect the stains, and quickly coordinated wall touch-ups. She truly did the best she could with what she had. However, the local property manager failed to respond to our official emails for over 48 hours, and the desk staff lacked the authority to resolve the deeper flooring issue. Frustrated by the local managerial delay, I escalated the issue directly to the corporate office. The response from corporate leadership was immediate and exceptional. Chief Operating Officer Kenny and Regional Manager Corey stepped in personally with full support. Within 24 hours of their intervention, they bypassed quick fixes and authorized a complete carpet replacement, which a vendor completed flawlessly. While the initial local management response was highly disappointing, the on-site maintenance crew demonstrated that they care, and corporate leadership proved they hold their properties accountable. If you face systemic issues here, escalate to regional care—they can make it right.”

“I lived here for 3 years and overall have only positive remarks to make. I was able to truly make my apartment into a home. Management was quick to respond to maintenance orders, however the quality of work and effort was questionable at times. For example, one of our toilets was never securely caulked despite numerous maintenance requests. Also, the couches that came with the apartment were in complete disrepair, and despite being told they would be replaced they never were. The complex routinely had Orkin come and spray for pests, though seasonable insects would naturally reside. All amenities were nicely maintained (pickleball/basketball courts, gym, pool, study spaces). That being said, they could improve pool security as people would throw very very loud parties at all hours of the night. When I moved in, the complex was under a different management company. However, our apartment was in complete disarray and we spent days scrubbing paint off the floor, removing trash, filing requests to get outlets covered, etc. upon moving out, we were faced with extreme and unexpected repair costs. The expectations for leaving the apartment in pristine condition were not properly communicated. My over arching complaint about the new management is their lack of proactive and straightforward communication. They would alert of property repairs that may impact resident, however we’re not clear on when this would occur. Simply put, you get what you pay for!”

“University Oaks really pays attention to there renters needs. The Maintenance Dept is ran by only 2 Gentlemen and I’m gonna tell you they earn there everyday. The Office Staff is very professional and eager to help in a seconds notice. The Management team they have in place is just the icing on the cake that pulls it all together. 11 out 10 🌟. They always give back to the community with cookouts, barbecues, etc. you diffidently can’t go wrong renting at UNIVERSITY OAKS.”
