“Over all, this apartment facility was a favorable experience. After our year lease was completed, we received our expected final account balance due notification letter. The letter was simply threats of legal actions if a sum might not be paid immediately; nothing about recognition of a good year of business. The final total due was a reasonable and expected amount, but the clear impression left with us is that (1) this apartment complex must have a greatest percentage of lessees of the sort that do not pay for what they have already taken, and (2) that this apartment complex categorizes all lessees as the type which would steal. I might offer that this apartment complex would do better, to review the nature of the lessee’s behavior before sending their final sum due letter. Keep in mind that many people have other younger students and they may be ready to lease from them again in the future.”

But what really sets Uncommon Athens apart is their staff. There is always someone available onsite with the knowledge, experience, and authority to answer questions confidently and handle issues quickly. I recommend this property to everyone.”

“I've lived here for a few months now, and overall I like living here. Management is good, maintenance is responsive, and the complex is safe and generally quiet. My only complaints stem from my specific building.For context, my building (109) burned down a few years ago due to tenants keeping grills on their patios, which is no longer permitted in the complex. As such, these units were recently rebuilt, and this has both pros and cons. As a pro, the kitchen appliances are relatively new and function well. In terms of cons, there are some oddities about the units, such as the floors not being totally level and the washer/drier room being inside of one of the bedrooms. As well, the walls and floors are quite thin. It's clear that these units were hastily rebuilt, without forethought for certain features. This is most evident in the internet service, which I'll describe now.Our internet is provided by Spectrum, which is what is it is. No real complaints there. However, when I set up my internet, I had the opportunity to chat with the Spectrum technician that serviced my apartment. Apparently, when these units were rebuilt, the builders did NOT contract Spectrum to professionally wire the internet, opting instead to do the wiring themselves. They apparently did a really shoddy job, and as such, the internet in my unit (and the others in my building) is incredibly spotty. The connection is fine when it's there. However, the internet will often drop for 5 to 10 minutes at a time, usually once every few hours, or more if it's a time of day when many residents are relaxing for the evening and streaming/gaming. I used to play games online quite often, and I've had to give up this hobby. As well, zoom/discord calls are intermittent, and as someone who uses these apps regularly, this is quite irritating. This issue is not something I can blame or be upset with the current management for. The builders who rebuilt these units decided to be lazy and take shortcuts, and there's nothing that can be done about it now, as the building would need to be significantly renovated in order for the internet wiring to be redone properly (so says the Spectrum technician).Overall, I'm pleased to live in the complex, and I recommend the complex to others. However, if you are thinking of renting a unit specifically in building 109 and require consistent internet for work/gaming/streaming/etc., consider getting a mobile hotspot or other means to provide you with consistent internet.”

“I have been living at The Oaks for about 4 years and call it my home. It’s been a great location for me and my family. I have always appreciated the hospitality of my neighbors and The Oaks management staff especially Miss Kaity Yates Community Manager. Miss Yates has been my primary support regarding any concerns and/or needs. The Oaks staff has always been very professional and respectful anytime I needed anything. I am very appreciative of everything The Oaks has been for me and my family especially my little guy (pet cat) Bo. Thank you to everyone at The Oaks Apartments.”

“Fair rent prices for being in downtown Athens - at least $200-$300 cheaper per month than all the other apartments in the area. Huge rooms and bathrooms too. All the people in the office are so nice and so helpful + understanding! If you have an issue they deal with it quickly with so that is really appreciated. Great people!!! A really solid downtown apartment complex.”

“I had an overall good experience with this community. The price was great and so was the location. It's within driving distance to campus but the also had a shuttle. They're nearby a lot of shopping, both grocery and entertainment. They have a lot of parking but there are a lot of residents so the later in the night you park, the less spots available near your unit.The pool was the only amenity I really used but it was great. It was also really convenient having an Amazon Hub for your packages.Everything in my unit worked and didn't have any issues while I was there. My roommates did have to get things fixed, but maintenance would come and fix it pretty quickly.”

“I will be the first to admit that I was very dissatisfied with this apt. complex a year ago . When I first moved in it was problem after problem and no one seemed to care. Well I'm into year 2 now and things have definitely changed for the better. Every issue I have had this time around the Manger has taken care of it and has been a pleasure to work with. She is actually getting things done around here. The breeze way in my building has been repainted and new floors added also, looks so much better. The Maintenance team does a good job of keeping the grounds clean and free trash and so far they have fixed everything that I needed in a very timely manner. At this rate I think it may be safe to say I will renew.”

“Compared to what I’ve seen from other peoples living spaces, Riverclub is one of the best. The price is great as well as the location, and it comes with your basic things that you need so you don’t need to worry about buying a bed, couch, or tv. The only problem we’ve run into is their communication over email, but the staff is honestly so nice and helpful now that we’re actually moved in!”
