“Apartment itself is fine, downtown living seems fun but it’s just loud and hard to get parking which is not a CollegeTown problem at all, just some advice after living in a downtown loft above a bar for a year now. We live in a small complex, and it’s cleaned by people CollegeTown sent out. Maintenance is responsive, but above all, ANDY IS THE BEST!! He is a part of the maintenance management team and he has been the best help with figuring out our issues with Georgia power. Responding at all hours of the day in multiple forms of communication, being diligent using his connections, and even providing contact information for him when he’s out of the office on vacation with his family. He has been wonderful and while we are still fighting with Georgia power, I have full confidence we’ll get answers with his help because I gave up months ago when the power company kept blowing us off. He has been a wonderful help and in terms of staff he’s been the best one we’ve interacted with. As for picking a spot from CollegeTown, just don’t do directly downtown. Not worth the proximity.”
“So far I’ve had no problems here and the staff are always very friendly. Maintenance requests are quickly resolved and the rooms are in good condition for the most part. The amenities here are also nice, including a free coffee station and a 24/7 fitness center.”
“This apartment complex and staff are rare. It’s one of the best apartments I have lived at. The staff is kind, easy to work with, quick to help with anything, and always in communication . The grounds are extremely clean and cared for. The apartments are reasonably priced for the size and quality. I have not had any pest complaints which can be rare in the humid moist south. This is not student housing so the neighbors are friendly and quiet and clean. I strongly recommend this complex to anyone whether a young single adult or small family. Wish I could take this place with me when moving.”

“I've lived here for a couple months now and it's been much better than I expected, especially for my first apartment! management is very friendly and responsive, maintence is quick to fix things (at least in my experience, I had someone come fix my outlets within an hour), and it's relatively quiet. from inside, I can't hear anything outdoors unless someone is in the breezeway, or my upstairs neighbours are walking above me. having the backdoor open allows for almost entirely just bird chirping and squirrel quarrels. of course, being close to the highway you hear sirens and honks here and there, but otherwise its peaceful!
move-in process was swift and clear. management examined the apartment with us on move-in day and documented anything we noted was previously damaged/scratched/out of place.
I will say that quite a bit of residents will blow the stop marks on the roads, so you've gotta keep your head on a swivel when you're driving through the complex. it also can be a little difficult to get out of the spots since they're packed in close! there's usually a lot of spots still open late at night though so you have options
overall if you're considering this place, I think it should be at the top of your list!”
“I lived here for two years. Love the leasing ladies and no bugs or roaches in apartment which is such a plus as most places have issues with that. They spray monthly which is nice because most places just have you request it. Amazing pool 9ft deep section”

I truly think the price is worth it for the Townhomes, you get so much space and me and my roommates love the neighborhood vibe here. They have been so responsive and seem to genuinely care about their residents. I recommend SO much after all my great experiences here especially with maintenance!”

“I have lived here twice once in a townhouse and once in a duplex. I've enjoyed living here. I love walking my dog around the circle it even has a dog park. The pool is also very nice. Quiet clean and friendly neighborhood.”
“Can't beat the place for the price you pay . Management and maintenance crew are great . They always resolve the issues even with the red tape they have to go through to get it done. Grounds are kept up weekly and the pool is always clean and relaxing . You do see a roach or two sometimes but as long as you keep your place clean and throw traps, it not really an issue . Not many 40 year old buildings in Georgia you won't see them. Great place for a great value .”

“I loved it especially that I did not have a prior appointment. The management team was so welcoming: showed me the entire community and answered all the questions. The community has a gym, pool, club house and the best part is on both the UGA and City bus routes. The apartments are clean, fully funished and come with basic amenities and utilities except electricity. I am looking forward to moving there for the 2026-2027 Fall lease. And if I get wonderful roommates (no pets, non-smoker, social) maybe for the rest of my stay in the US. So far so great, I would recommend getting a tour and considering Arches on the Lake for your next lease.”

“I have lived at ikon going on almost 2 years now! I cannot say enough good things about this place! The staff is always attentive and makes sure I’m taken care of in my unit! I highly recommend if you’re a student looking for an affordable place to live in Athens!”
“Our move-in experience at Lark Athens started with significant friction but resulted in an impressive corporate service recovery. On move-in day, my student's bedroom carpet had severe, extensive staining. The frontline staff experience was mixed: the main maintenance woman was incredibly friendly, went to the room with me immediately to inspect the stains, and quickly coordinated wall touch-ups. She truly did the best she could with what she had.
However, the local property manager failed to respond to our official emails for over 48 hours, and the desk staff lacked the authority to resolve the deeper flooring issue.
Frustrated by the local managerial delay, I escalated the issue directly to the corporate office. The response from corporate leadership was immediate and exceptional. Chief Operating Officer Kenny and Regional Manager Corey stepped in personally with full support. Within 24 hours of their intervention, they bypassed quick fixes and authorized a complete carpet replacement, which a vendor completed flawlessly.
While the initial local management response was highly disappointing, the on-site maintenance crew demonstrated that they care, and corporate leadership proved they hold their properties accountable. If you face systemic issues here, escalate to regional care—they can make it right.”
“I'm only leaving a review because of the maintenance man Paul. He has fixed every issue I have had within a 24 hour time period and is always kind. He seems to take more pride in the community and making it comfortable than anyone else I've seen. If you have issues, I'd just ask for Paul. He'll get it done quickly and neatly.”
