The office staff is very nice and considerate, promptly and thoroughly answering questions and concerns. They are quick to respond with solutions and are extremely helpful in explaining lease details. They take initiative with tenants and are a vast improvement over many other landlords. The company ensures apartments are ready on time and helps tenants find places quickly. They handle maintenance issues, including big jobs, with quick resolution. Services include mowing the grass. However, some apartments may not be thoroughly cleaned before move-in. The laundry room facilities can be problematic, with reports of dirty washers and dryers not being repaired promptly. Rent increases slightly year to year, and late fees are applied.

They have been a vast improvement over my previous landlord. Usually quite prompt and quick to respond with answers or solutions and most importantly extremely helpful in explaining in layman’s terms what exactly part of the lease say.
I can’t wait to begin my tenancy with them.

I've lived at a Gage property for a couple of years now. They've always been responsive with any repairs or concerns I've ever had. They mow the grass for us and their maintenance staff are knowledgeable. I recommend them to anyone moving to Lawrence.
