What a dump! I feel bad for the college students living there. The walls are dirty, blood, they never fix anything. Smells horrendous.

I really enjoyed my stay at OT. Orchard Trails is the ultimate student housing in Orono. It's comparatively cheaper and the closest to the university of Maine. Rooms are spacious and well furnished and stawards and maintenance staff are really professional and quick to respond and fix any issues. All the facilities listed on their website were exactly as I saw. I recommend OT apartment on any given day.

Great location! Can be a bit messy sometimes, but that is to be expected at most college apartments, other than that I don’t have many complaints. Staff is also really understanding and willing to help in a moments notice.

One of my great experiences that I enjoy is the fitness room and the basketball court. I love that I can go to the fitness room anytime I want.

This complex is filthy and mismanaged. The halls and stairwells are full of trash, bugs and debris. Hall way walls are replaced with press board,. The main entrance to each building has no security locks, so anyone can enter the buildings at any time. The window screens are broken and falling off buildings. The weeds and lawn around the front of the buildings is left uncut and the air quality Inside the units is terrible. The staff is not helpful at all and no one in charge will speak to you. Just because they are college students , they think the conditions are acceptable. We just spent 2 days cleaning out a refrigerator full of rotten food, a sink filled with dirty dishes and scrubbing floors, that an old tenant left behind in June! Turned in the key and left. Property management did not bother to go by and check on it.

Do not let your college student live here. I’ve lived here for a year and it was honestly one of the worst mistakes of my college life, the buildings are disgusting and the price of these apartments is so ridiculous for the quality they are. They are a money hungry complex that will find any way possible to overcharge your student. Somehow with only one of my roommates living there our bill was 60 dollars more than it should’ve been, not for heating but for sewage. Only one person? For only one month? Impossible. Worst mistake, cannot recommend this apartment to literally anyone. There are much more affordable apartments.

Living at Orchard Trails was great. It was super affordable. I am a college kid who has to pay for my own tuition, rent, groceries etc. and this place is definitely affordable- you hardly exceed you amenities cap, and its close to campus. The maintenance team is also amazing. Sometimes things would just break on their own and they were always there in no time to fix it (plus we didn't get charged). I used to live at the Ave and maintenance would charge us for EVERY LITTLE THING --- even when it wasn't our fault and just normal wear and tear. Also they ave amenities cap is ridiculous I'd pay over $100 each month on top of rent, at OT the most I've been above my rent for amenities is like $8-10

There's no elevator in the building so it was a hassle getting up to the third floor. The floors and hallways of the building is trashed with unknown smells and sticky substances, just really filthy. The beds are cheap and horrible to sleep on. So I'd recommend buying a foam comforter or bedding to have a better time sleeping. Definitely not buying what their actually selling type deal.

Have everything I need, I have my own bed that I don't need to share with anyone. It's also great having a washer and dryer in our apartment because I don't have to worry about it! The only bad thing is the people that live above me are loud and a roommate issues with one person.

If I could give half a star I would. Apartments were dirty when we moved in, promised new floors and appliances by second week of September didn't get new floors until November. Appliances are no where to be found, when we asked they said we were "At the top of the queue" other units have received them but not us. They lie and do not care about cleanliness of common areas, even during a pandemic halls stay littered with trash and dirt for weeks. Not worth saving a little bit of money. WOULD NOT RECOMEND AT ALL.

I do not even know where to start. The halls are always filled with trash, pizza boxes, cans, etc. There has been a spilled coffee at the top of my stairwell for the past three weeks that is sticky and has been rotting. The back stairwell reeks of rotten milk and the halls in general have a funky smell. I do not think the floors have ever been cleaned. There is never parking near my building so I constantly have to park far away and walk. The walls are thinner than cardboard and you can just about hear everything going on in your whole apartment and we don't even have closets, they are these tiny wardrobes that I think might lead to narnia at the back. There is nowhere to store extra stuff so it just sits out and about and the sinks are so small if your roommate leaves two dishes in the sink you can barely even do your own dishes. Overall OT has not been too great, it gives me a roof over my head but not a clean quiet nice place to live.

Lived here a few years ago, great to be close to campus and on the bus route. Apartment was a good size and loved my roommates.

I've loved every bit of my two years at OT! The new gym equipment is awesome and the staff is even better. 10/10
