Trust the reviews, STAY AWAY from this property!!! Just thinking about how Akeba scammed me of my $300 still makes me mad. After the virtual tour, I applied and I was told the apartment was gonna be ready by the end of the month which was when I needed to move in by because of my new job/relocating from a different state. Tell me why a few days before then, Akeba called and said the apartment was no longer available and wanted me to put down a holding fee for one of their other properties which was gonna be ready at the end of the month in Temple Hills, I believe it’s called Raleigh CT. That was when I should’ve backed out but I needed to be in MD by the end of the month so I reapplied, paid the deposit and was given room details and everything through that Rent Cafe app. I thought everything was good until she called again and told me the room that I put the deposit on for had been rented out again so she’s going to try and get me a room again in Courtyard Park at the end of the first week of the following month. So I told my manager at my new job that I needed more time before I could start because of apartment issues and she was able to rustle up a place for me to move in before the month ended, thank God! So I called Akeba to ask if I could get my deposit back and she told me point blank that since I chose not to wait for the apartment, and it wasn’t on them that I wasn’t gonna get my deposit back. There’s little or no information about their management M3 and whatever number you call, it’s redirected back to Courtyard Park so it’s pointless because Akeba is gonna pick up. Just stay away from this property!

I’m going to give them 2 stars simply because I’m grateful to be in my own space. HOWEVER, my experience here was absolutely perfect up until the new management company took over which is m3 management llc. And honestly if you search this on google you won’t find much credible information. Red flag. The leasing agent is constantly changed almost every 6 months so there is constant miscommunication. The actual “owner” I guess his name is Eli is never anywhere to be found. He doesn’t respond to emails. The ONLY point of contact will be the leasing office and if they can’t solve your issue then that’s the end of it. Apartments are flooded with mice and roaches so BEWARE. Overall, I reccomend spending your money elsewhere. This company really seems like a scam as I’ve been here nearly 3 years and didn’t have any issues until m3 management took over. Professionalism does not exist.

I was so excited when I heard that my application for Courtyard Park Apartments had been approved, but my excitement was sadly short-lived. When I went to sign the lease, I learned that I wouldn't be able to move in on the date that I listed on my application. I explained that I was concerned about signing the lease given the sudden change in my move-in date. Akeba DID try to accommodate me by seeing if a tenant could leave his apartment a bit earlier, so I could move in by the date listed on my application. Because this wasn't possible, I chose not to sign the lease. I offered to leave a positive Google Review because I did appreciate Akeba's effort to accommodate me, but she responded that she didn't care about Google Reviews. Based on the response I received, I'm not confident that my feedback about my experiences as a tenant would matter to Courtyard Park's property management team. These apartments are beautiful, but my experience as a prospective tenant was less than warm and inviting. Hopefully, the next prospective tenants will have a much better experience.

So, let me start off by saying that these apartments are cheap. Which was exactly what I was looking for to try to save up some cash this coming winter, HOWEVER the office manager/leasing agent/whoever she is ( Akeba ) is NOT a friendly person. Starting from the first point of contact over the phone. She was dry, unenthusiastic, and she sounded like she could’ve been doing better things. Okay, no worries I’m still interested in the apartment so I take the tour. When I arrived she greeted me with a less than stellar attitude, and gave me the keys to two different apartments to check out. I gave her the 300 holding fee made small talk and left. I had a family emergency come up and called to ask if I could get my deposit back. I was then told (from Akeba) that because I chose not to take the apartment, and it wasn’t on them that I wouldn’t receive my holding fee. Now I was given the option to let them hold the apartment but I couldn’t get over how nasty Akebas attitude was. My father passed away, and I really didn’t have the energy to argue with her, or go to upper management. I’m looking at that 300 as a lost. Its been over a week now, ask me if Akeba had called me, or emailed me to see if I still wanted the unit. If the owners are reading this, please consider hiring a new office manager.-Jaime Bowman

I used to live here with the old mgmt. But of course I tried to move back when my lease expired. Scheduled an apartment tour when I arrived I had to give myself a tour. Still decided to give it a try. Tried to give it a chance and fill out an application. In which I reached out to Akeba took 2 weeks for a status update. She was no help at all. Basically gave me the run around. Don’t believe the hype renovated units look nothing like the pictures…

I lived at these apartments 2 years and I was in 2 different apartments each year and it is nasty they have roaches ,mice,bedbugs. I would definitely say I don’t recommend and they charge you high rent when the apartments not worth it and the management is terrible , never pick up the phone and never in the office

This building is infested with roaches and ran by unprofessional and highly emotional management. The property manager Eli gives out his personal phone number and lies claiming it’s a business phone number, so that are your complaints go to him and aren’t properly documented on company time. They also don’t have the leasing office ever open during company business hours and lie to you, claiming that they don’t have roach issues, just to get you to sign a lease. I have spoken with other residents, that’s how I find out the woman leasing before my girlfriend and I, also had an infestation problem. There are roaches in the washrooms, the washers and dryers don’t really work, and overall, management tries to take advantage of and discriminate against people they think don’t know their rights.

I currently live here. There’s no one on the premises to talk to. There’s no safe place to keep your package as someone has stole mine this week. There’s no safety as someone has gotten shot in my neighboring building. Had there been more precautions taken there’s a possibility safety would’ve been ensured. Kids use this as a hang out spot. Someone has taken a dump behind the steps. They need to have a lock system for each building to stop a lot of the foot traffic that happens in this building. Update: they stole another package.

The only thing good I can say about these apartments is the maintenance guy. I'm not sure what his name is but he was kind and always was did a great job. I live in these apartments for 5 years and the current management is ok but the crime in the area is getting worse. Good luck if you decide to move there.

I went for a viewing of the apartments and it was amazing ...the grounds were neat and clean and the office staff was great. I felt at home already!! All smiles about this property.

My cousin and I toured the apartment and we had a great experience. The staff was very helpful and Stephanie is awesome. My cousin still lives there and she as no complaints. Staff is very responsive and pleasant!

It was a terrible experience. The administration ist the worst. They just wanna take money off of your pocket without any good excuse, just when they get the chance, they will take your money. They threat you bad, they are not nice to you at all. Seriously it is a terrible place. Also, the apartments have rats.
