I've had an extremely frustrating experience with the package locker system in the courtyards. For two days, the locker was out of order, making it impossible for residents to retrieve their deliveries. This required us to wait for the office staff to handle the situation, leading to a significant waste of time. Despite making two separate trips to the office, I was unable to receive my packages. Both times, the staff were busy conducting room tours and asked me to wait until they were finished. This was particularly inconvenient as I live in a different building, and each walk to the office took me about ten minutes. When I expressed my concerns and mentioned my multiple visits, the staff seemed indifferent. It appears that their focus is solely on attracting new tenants rather than providing quality service to existing residents. To add insult to injury, I was erroneously charged a late fee, even though my rent payment was not late. I have reached out via email for clarification but have received no response. Their lack of concern for current tenants and poor handling of basic services is unacceptable.

I really enjoy living here because of the close proximity to North Campus , great maintenance staff, and the amazing events put on by the community assistants. Right across from the Bursley- Baits Loop so getting to classes on Central is convenient and next to the NCRB. The staff that works in the office are very polite. The CA's do big food events, give out gift cards, and fun decorations around the property!

the internet is terrible. theres no ethernet and the wifi sucks. it doesn't go down for long periods of time, but there are multiple times throughout the day where it will cut out for a few seconds to minutes, which is pretty frustrating to deal with on a consistent basis or if youre in the middle of something that requires a constant internet connection. they should switch to a different internet service.

Rooms are nice. Overpriced though. Management is the worst. They simultaneously are always out to get you and don’t do their jobs. We had six guys who all wanted to room together. They told us in October that they could split us 3 and 3 and make us neighbors. In April they told us they ran out of normal rooms and we would have to pay extra or they would split us all up randomly. They gave us an hour to decide whether we would pay extra. Super scummy. They’re also raising rent $200 next year under the pretense that they are upgrading our appliances which is a lie in our case. We will not be returning next year. See ya courtyards

My experience has been really good so far. Everything has been mostly smooth sailing since I moved in. The amenities are really good and the people at the front desk have been very helpful and kind whenever I went to them with a concern about my apartment.

"My experience at the courtyard has been good. The staff are approachable and my maintenance requests are responded to in a timely manner. The building offers several nice amenities to its tenants."

I‘m having such a good experience here in courtyards. I wish I spent my entire college life at courtyards! I especially love the gifts I get on Friday.

The apartments are very nice. Having individual bathrooms is a huge plus. The location is great for North campus. Not a terrible commute to main campus. Front office staff is generally very nice and tries to be helpful although very difficult to get someone to answer the phone or call back. The management is inconsiderate and expects fees to be paid even though they're not listed on the monthly charges. And when they aren't paid due to an error in their system, they say "too bad" and you have to pay late fees. Ridiculous. If my daughter didn't like the location and roommates I wouldn't recommend it.

The only good thing about courtyards is the location. Otherwise it is overpriced. We constantly lose power and internet and there never seems to be any haste to take care of things. It was almost a sure thing that we’d loose power or wifi during finals/midterms. The appliances are outdated and they only updated the ones in the north building where they do tours.

Lived here before. High price, small rooms, lost mails, fire alarms, power outages, internet interruptions, especially during exam weeks. Definitely not recommended as student apartment.

I was looking to lease for the summer but luckily I read the reviews first. I have also contacted a current resident and they recommend that I don’t live here. By the reviews and my conversation with the current resident, I don’t want to be confined into a place that has terrible staff, internet issues and is money hungry.

Overall it's not horrible but not great either. It's relatively cheap, but the living condition may not be as good compared to apartments on central.Pro:Relatively fair priceWithin walking distance to most north campus buildingsFast maintenanceAbove average furnitureNearby Bursley bus topParking is cheap (compared to central campus)Amenities (pool table and foosball)Con:The rooms have bad sound insulation (meaning that you can usually hear your roommate)If your room doesn't have attached bathroom then it's going to be a bit smallPower and internet outages during the winterFire alarms (sometimes due to power outages)Ceiling light is weakSome people reported their takeouts get stolenSlow elevatorSummer 2022 they for some reason disabled the electric locks on the lower doors of each building, saying that they need to update the equipment. Then for the entire 3 months, we could not use the lower doors of each building, which is an inconvenience for a lot of people. What's weird is that the upper doors remained fully functional, and as far as I can tell the lower and upper doors use the same equipment. So I gotta ask, did the leasing office just shut half the doors to save some electricity bills? Seems so ridiculous but I seriously cannot think of other reasons why they didn't keep the lower doors functioning until a maintenance team come to update the equipment? I contacted the leasing office multiple times but they kept saying that they're waiting for the order. Hope this doesn't happen again.

First and most important: NEVER, NEVER, NEVER consider courtyard apartments. Would give 0 star if I could.Totally agree with what Andrew says. The staff do not take care of the residents. The internet is always not stable, easily down. The wall is thin and there is noise outside that can be heard clearly even during sleep. I don't even dare to order deliverys as they are likely to be stolen. The office can always find excuses but all the excuses only reflect their arrogant.NO BLEEDING COLLEGE STUDENTS PLEASE!

Writing this on my phone as the internet is down here, which is not an infrequent occurrence. They really need to switch providers, since Courtyards themselves does not take responsibility for internet or power outages. Faulty fire alarm systems have set off false alarms on multiple recent occasions. Now overall, it's a nice place to live. Proximity to UofM campus is very nice, and the inclusion of furniture, laundry machines in unit, and everything but electricity within the rent cost makes the price reasonable, if not still a little overpriced, but that's an issue with several housing options I looked at in Ann Arbor for students. My biggest complaint is that some issues take forever to fix, like the garage doors being locked open during the middle of winter, and the staff seems very uneager to address wider property problems.Edit as of several months later: I am downing the review that I already lowered from 3 to 2 stars down to 1. Less than an hour after internet "upgrades" and it's crashed again. Courtyards, stop paying Whitesky for upgrades, and instead dump them for someone who can actually provide a service, although I guess you already didn't care about that, as long as you get more green dollar signs. I'd be able to pay my rent off of nickels if I got one for every internet outage, power surge that causes false fire alarms, etc. So here's some more complaints. The North building (the one I live in) regularly smells like trash, even on days where it's not trash takeout day, which bleeds into the elevator, which carries the smell to every floor. Speaking of the elevators, they are super slow. This is a minor issue, but do expect to have 5 minutes of every day spent in an elevator that only spans four floors anyways. Walls are thin, so there is neighbor noise. If you face the inner courtyard, buy some blackout shades, as the always-on outdoor lighting brightens my entire fourth-floor bedroom at night, which can be an issue if you're a light sleeper. The actual ceiling light in the room does next to nothing for lighting, I've bought multiple other lamps. When there was an extended power outage from an ice storm, the emergency generators were so ineffective that they couldn't even keep the emergency lighting on, which is the one and only thing they were supposed to keep power on for. Someone in the front office said the breaker kept flipping, but will anyone replace the generators? I doubt it. It's getting to be the time where the age of things around here is showing, so I would not recommend renting here until they fix a lot of old things, both in the units and around the complex. I'm all but expecting some random charge to appear on my account after I move out in a couple of months, as this money-hungry corporation keeps bleeding college students for every cen they can, as weak as any reasoning could be for it.And as a last note, since I cannot prove this: There were rumors that one-star reviews were being deleted at one point. The number of reviews over the span of a week decreased, but the average rating increased. All I'm saying is that I have no plans to delete this. If it's gone, then you know why.

They basically just want your money and charge everything. I moved out three months before my lease ends (still paid the rent) and they refused me to get maintenance, instead told me I would get charges later after they inspect the whole room.
