I was told that my rent was going up by $17.00 extra a month since my lease was being renewed. So, I add $17.00 onto my next bill and then I got a text from the manager saying that I needed to contact the office so I did right away and they proceeded to tell me that I owed extra for taxes and garbage. Which doesn’t make any sense because my rent before the renewal was with taxes and trash so it should have $17.00 extra and not $27.00 extra. Even at that, how does my rent go from $1,111.00 a month to $1,142.00 a month? Not to mention that they also had me renew my lease twice because “I signed too early” which means they probably stiffed me because I signed under “good faith” thinking that they honored the initial renewal lease and they probably jacked up the rent. I will be out in a year and let others know to save themselves and their money from these financial predators.
It’s the only time that I have ever been late on a payment, in fact, I always pay ahead of time, and it wasn’t even my fault but theirs and they wanted to talk to me like someone who never pays. My trailer is spotless, the yard is taken care of every single day, and I pay on time every month and they treat me like crap… I don’t think so. I pay too much to be treated like that.
Going on year 3… for your sake, sanity, and income… run! My rent went up to $1,204 last year. This year it went up $45 not including taxes, or trash. Now, you also have to pay $45 a month for sewage, and renter’s insurance ($14.50/month) that is a $100k liability insurance and only $10k in personal property insurance which won’t cover most of anyone’s personal possessions. And if you don’t take their insurance you have to have insurance that covers $100k in liability insurance or you can’t live there. So, my rent is literally going up $118.50 this year totaling $1,322.50/month.
There are no improvements.There isn’t a maintenance man because they want to pay someone $18/hour to maintain over 100 trailers. A maintenance man can’t even afford to live here and for a hint… I make more than what they pay their maintenance people.
The average income in this area is $15/hour. The majority of people can’t afford to live here. It’s disgusting. They know this information and don’t care. They are a multi-billion dollar company and are greedy as sin!

Way over priced. No parking for your vehicles. Management has the most disrespectful rules. Paying over $1700 a month for a manufactured home with very small driveway. Had to park my 3rd vehicle down town because Management won't let u park in trailer park.

Very unprofessional. the office is beautiful, the park was really going places with the male manager they put a new play set in, were going to build a dog park but he's gone now and the newest Management is a joke. We have had the same problems since we moved in and nothing has been done. We have contacted 3/3 of the managers, the fill in managers, the maintenance, the head of maintenance... We were told they have to pick and chose what to fix with their very limited budget.They contract lawn services, if you have a brand new trailer and said lawn service damages your trailer they won't do a thing about it. (Sipila and Lawn Boys have put holes in my trailer and siding) if you open a claim with homeowners you have to meet a premium. So you get screwed either way.My biggest problem, my biggest fit.My Driveway and Lawn flood every time it rains or snows... I'm talking about stepping out of your vehicle into a foot or more of water. We were told from the very beginning this issue would be resolved.STANDING water.4 years and still not fixedAnother example when we signed the papers for our place it had a concrete foundation for the stairs... When we move in the foundation was gone, was told it would be replaced. A year goes by and nothing and that's with us asking every couple months. Finally my boyfriend had enough and barged in while a trailer sale was going on and was about to make a scene. Our concrete was poured that day.Just know no matter how much they polish, how pretty the trailers are. It's a trailer park and its not that great. Our rent has gone up every single year about $100 more than when we first moved in and I haven't seen them do anything but move more trailers in.

Some don't know how to manage their children around here unless its immature adults running around throwing cheese on people's vehicles. And no leash law applies to any one around here either for some reason.Every thing else is fine. Playground is new, most neighbors are nice. But why is there cheese on my car!??
