“The Charlton Farm is a rising gem in the Bed & Breakfast offerings around Avon-Caledonia-Lima area. Whether you are going to one of the many barn wedding venues around the western NY area, or visiting family in upstate New York, this place is THE place to stay.

Owners Doug & Elaine are wonderful and very accommodating, from coffee outside your room in the morning, to the great breakfast Doug will whip up, the Charlton Farm is truly a BnB experience not to be missed.

Set off the beaten path, this 1892 built Historical Mansion has lots of rooms to explore & enjoy during your stay. From the sitting rooms and parlor to Doug & Elaine's new venture, the Crooked Barn Brewery out back, you can easily spend a day here and feel like you are with old friends. The brewery is getting popular with both locals and BnB guests, they have a Facebook page that shows their offerings, get a flight of beers, and relax in the cozy atmosphere of the Crooked Barn.

We stayed for an overnight, to avoid a long drive back home after a wedding down the road, and The Charlton Farm B&B is now marked for a return visit soon.

“If you have not eaten dinner at the Avon Inn in a while, it's absolutely worth the trip to this gem. Amazing service, delicious food, and reasonably priced. Our waiter Mark was personable and attentive. The Inn is in spectacular condition, extremely clean and very well kept. An experience worth savoring, and a superb pleasure.”

“Played Charleston Pines. It's the longer of the 2 courses. Not real long, 6500 yards. An entertaining layout. Plenty of room off the tees. The back was better of the 2 sides. Longer holes. Three holes (14, 17 & 18) were excellent for layout and distance.
Great greens. True and fast enough.
Downside was lack of signs on the course to indicate where the next tee box was located. Some tees were hundreds of yards from the previous green.
Still worth a try. Fair greens fees.”
