Royal Atlantic Beach Resort offers a great location right on the water and very close to town, within walking distance to shops, restaurants, and the beach. The pool is lovely, facing the water with an adjacent bar and grill. Many guests highlight the beautiful views and find it a perfect spot for a getaway, especially for the off-season price. However, the hotel is widely described as dated and in need of serious renovation. Rooms are often outdated, with some being nice and clean while others are not clean or well-maintained. Issues include old and torn hallway carpeting, very small TVs, cracked ceilings, old bathrooms, broken balcony furniture, and loose floorboards. The building has narrow stairs with awkward handrails, presenting a safety hazard with no elevator or ramp, making it difficult for seniors or handicapped guests. Parking at night is described as horrible, and security is not visible. Service and amenities are inconsistent. While some staff are courteous and friendly, others are unhelpful; the front desk often does not answer calls, and the hotel seems very short-staffed. Room cleaning can be delayed. The restaurant receives poor reviews, described as having too few waiters, slow service, and an unappetizing, dark, and dingy breakfast area. The included breakfast is misleading, with extra fees for many menu items. The resort can be very noisy at night. While the kitchen in some suites is updated, it is bare bones. Overall, many guests feel the experience is not worth the money charged, recommending it primarily for the excellent views and location rather than for an updated or clean hotel stay.
I forgot my orthopedic pillow and they kindly mailed it to me upon my request. Cant beat the view no matter what the season. Ive been to the Condos both summer and winter. They are clean and comfortable. Bring yr own blanket to snuggle with on couch while sitting next to fireplace watching the ocean.

Montauk! We ususally bring lunch w us and grab a cocktail at their Bar on the beach. Great music too
