Beautiful and safe place. It’s just a little over priced. It’s suppose to be a smoke free community but a lot of people were smoking cigarettes and other substances in their garages which rolled over into our apartment since they are connected.

- They raised my rent 21% at my renewal time last year.
- They seem allergic to shoveling snow or applying salt to the roads and sidewalks.
- They have an agreement with the gas company to force you to pay for gas service year-round, even though only central heat is gas-powered and you won't use that for 8 months out of the year.
- They make you buy your own lightbulbs for most built-in fixtures.
- Walls and doors are super cheap and easy to "damage". I've had paint and drywall come off even when using those sticky Command strips. I can't imagine what they'll try to charge me when I move out.
- They haven't put a dog park in the central common area because "it would be impossible to maintain the dog poop", even though a fence permit is like $12, and I can't imagine how cheap the fence would cost compared to their rent profits.
But they get a star because I've lived here over 6 years and overall it's good. Maintenance guys are friendly and responsive. But management is clearly a corporation that doesn't care about the individual. They could easily fix nearly all of my complaints above, but they won't. They'll respond to this post with "sorry to hear about your experience, call us to discuss how we can make it right" but even if I do call, they won't do anything.
If you do want to live here and can afford it, I suggest one of the older units in the southern section. I think they overall look better than the newer units.

We have lived here for going on almost two years. Its a cute neighborhood and very quiet. We had originally planned to renew our lease but after recent management we have no interest in renewing our lease. They currently are making it MANDATORY for dog DNA sampling which wasn't in lease and the initial email was sent after the deadline of feedback survey which was a little shady the week before Thanksgiving then for them to drop the part of it being mandatory or $10/day charge until fixed and 30 day eviction would be posted two days before Christmas which is a great way to ruin the holidays. Vendor that data was going to wasn't referenced and most likely will be tied to our names and address and sold for profit.

Everytime I needed something fix in my apartment it gets done asap! They will even find something to fix without you asking. I love this place!

After living here for 15 months I felt compelled to give an updated, more accurate review. My move in experience was almost perfect other than the fact that you have to wait until an inconvenient time to pick up your keys on moving day. However, the staff that made it so great is not there any longer (Joe and Daniel). You do not get extra amenities for the price they charge, which increases every year, other than a pet washing station. The units are nice, open floor plans. You get more of a house feel than an apartment and a garage. That’s about where it ends. The paint is horrendous, flat paint on the walls that you can’t clean and scuffs extremely easily. The ac unit is incredibly loud. It was hard to hear your tv without turning it way up whenever it kicked on. We had an ant issue for some time. My biggest complaint is that they boast being pet friendly but they want to threaten to fine tenants for not picking up their pet waste. That would be understandable and I would even agree with that if it wasn’t for the constant lack of them emptying the pet waste bins. I had to call the office or submit maintenance requests on multiple occasions to get them to be emptied. (Picture of overflowing waste bin attached) As you might imagine, the odor was unpleasant. I’m glad I moved out when I did as they are now requiring you to register your pet’s DNA so that they can fine you for not cleaning up after your pet. Again, I do agree that pet owner’s should clean up after their pets. However, Redwood needs to accommodate by keeping the pet waste bins emptied. Also, after I moved out I had a package delivered to the mailbox by mistake and the office refused to help. I was told that the mailboxes are “federal property” and they cannot touch them. So, now I have to deal with getting in touch with the postal service and reporting an issue or I guess it’s just going to sit in their mailbox forever? Seems like it would be a pretty simple thing to just be able to drive over and pick it up from the office as they have all the keys. Other than the maintenance guys, Bob & Dylan (who are timely and friendly), the staff is not very accommodating or hardly reachable.

The management was very helpful when we picked up the keys. The apartment was clean, very nice, and there were lots of trinkets like coffee cups, aspirin, key chains, etc. on the kitchen island.
The only thing I can think of is if we could have picked up the keys earlier than 11AM on moving day. We lost nearly a half day on that day due to not having the keys. Maybe keys could be put in a lock box on the front door and then after mid-night or early in the morning of moving day your auto message could text the lock box # to the renter. Just a suggestion that I believe would be very helpful.

This place has awful issues with the apartment itself and the management. The apartment has had issues with crickets and bugs constantly for the 2 years I was here. Spiders and ants are also very common. Invest in ant traps if you want to rent here. The walls are also VERY cheaply painted and smudge just with a light touch. The appliances are also pretty terrible. The fridge never closed all the way unless you pressed hard, the dishwater felt cheap, and the stove fan would just shoot the smoke up into the room.
Management-wise, I recently just got a job offer several hours away and decided to leave a month and a half early. I told them I am fine with paying the rent and utilities through the last part of my lease. However, they have a policy that you cannot turn in your keys early unless you pay 2 months rent. YOU NEED TO PAY $4000 JUST TO HAND THEM YOUR KEYS. I get that I didn't give 2 months notice since I very recently got my job offer, but that shouldn't matter if I am paying the rent anyway. I just want to give them my keys. Now I have to either mess with sending the keys via mail and risk them getting lost or drive all the way back.
I will NEVER rent with Redwood again. TERRIBLE experience.

All of the Redwood Fairborn staff have been very friendly, helpful, and attentive. One of the maintenance staff members named Bob was a true pleasure to work with today regarding a maintenance request. Bob listened to my concerns, and he took on additional requests for other matters that I had not initially noted in my original request. Thank you for making me feel valued and for taking care of me!

We loved living here. Lived at Redwood for three years until we bought a house. Love that it is pet friendly, has a garage, and is spacious for an apartment. The only downside was that our apartment had a really loud intake vent for the heater and air conditioning. But would still recommend to anyone looking for a place.
