I would like to thank and appreciate Mr. Irakli for his help and support. He was able to understand the situation and visited the house on Saturday night, spoke Duke Energy on behalf of me, and taken necessary steps to notify management and engaging an electrician next day (Sunday), getting the issue fixed on time. In addition to that there was an issue Air conditioning and fixed that as well. Thank you all?

I wouldn't give them even one star. The office manager so rude and the staff have no respect to residents. Whole summer 2023 pool was close. They couldn't fix it properly. If you call for service it came after 1 month. They call towing company to towe your car without leaving notice although in lease agreement written they first must put notice in the vehicles.I won't recommend anynobody for this price to live this apartment complex. ?

This review is specifically for the new maintenance guys, Irakli and Nick, I have had so many issues with my apartment for the first 6 months, that I didn’t believe when they said they would come after placing an order in. Yesterday I placed an new order, today Irakli came to fix the outlets on my kitchen that didn’t work, he went in the laundry room to check the switches, try to turn the light on and I said “oh sorry that light does not work since I moved here I had placed orders in and anybody has fixed it”. In less than 30 min he fixed the outlets in my kitchen and the laundry room light” ?????? you guys better keep the good workers like Irakli, they are worth gold for you guys! Samantha in the office is very nice and Jacky as soon as she took the manager position made one of my apartment issues get fix right away when she knew it was already 6 months with that.

¡¡MAINTENANCE ¡¡I have been living here in Mallard Crossing for several years, whenever I placed an order to the Maintenance department it took weeks to months, the response from the office was, What you are requesting is not an emergency, now IRAKLI GEGESHIDS is there. He is very efficient in his job, it's good to know there are still Hardworking people at Mallard crossing

Worst place to live. Would not live here even if it was rent free. Maintenance department does not care if you have mold growing in your shower or now. Was out of a shower 2 weeks before it got repaired. Cut a hole in the wall to fix a pipe did not clean up the mold or even let me know bathroom was ready to be used. Don’t even get me started on the upstairs neighbors. 6am until 10pm everyday sounds like a wrestle mania event is going on upstairs and I’m not even exaggerating. Instead they report me for telling them to be quiet. Can not wait to move out of this place. Would not live here even if they paid me.

The new maintenance staff is devoting lots of competant attention to repairs if this aging property. The management has used subcontractors to catch up on the backlog of needed repairs. I am thoroughly satisfied with my unit.

I made the initial request online on September 27, 28, 2023. Somehow the request was inadvertently closed out unbeknownst to me. I decided to check on the status after 3 weeks; I called a contact number and was told that maintenance would take care of it that very day; however, they didn't. So, I called the Hanover Office the next day and left a voicemail. No one from maintenance came, and no return call was received from the office. I called again the following day and left another voicemail...no return call. Finally, the next day, on October 18 I had to physically go over to the office. The manager overheard my complaint, came out, and said she had just contacted the maintenance to take care of my request. Maintenance came over in less than one hour. It only took them a few minutes to install 4 batteries in my smoke alarms. Service was finally rendered on October 18, 2023.

There is always a reason for bad reviews. And I have no joy in leaving reviews like this. I do this for other people who are considering this place.The apartment complex seems to not care much about the tenants. I have submitted a maintenance request many times and either showed up very late or never showed up. My mail box was broken ever since I started renting and had my things stolen because the lock was broken. And they do not clean up the property that the whole property is covered with geese feces. I am already counting down my days for my lease to come to an end.There were several factors that shocked me. If you have asthma, please look somewhere else. The apartment does not use air filter for HVAC. I had to get a separate air purifier at home and I can’t believe how much dust it collected.There is only one garbage disposal. What this means is that its full almost all the time except for the day when they clean it out. Its pretty gross having to pass by smelly garbage.If they do ever reply to this review, they would just leave a standard reply and will never take action.

YOU DO NOT WANT TO LIVE HERE!The only thing luxurious thing about this place the price you pay to live here! The homes are not maintained, the employees are lazy & rude, & so are many of your neighbors! They claim to be all about customer service & will respond to reviews saying they would like to discuss the issues further & when you call, they won’t answer! The ENTIRE staff is rude & useless! The homes aren’t maintained, the walls are thin, the property is disgusting, & the neighbors are RUDE.-Gated community: 99% of the time the gates are broken & straps hold them open.-Dumpster: Disgusting & has garbage all around it. There is a camera & they will fine you if you leave garbage outside of it, but the employees are lazy so they will blame the first person they see & it doesn’t matter if you are guilty or not!-The grounds throughout the entire complex are nasty, there is garbage, muddy areas, the grounds are sinking in many areas so when it rains you get soggy mud puddles.-Windows: Old, air leaks, there is water damage, the gaskets bulge out around them, the screen are torn or damaged, & some are so badly damaged that you can’t open them.-Units/homes: Nasty & they don’t clean them between someone moving out & in.-Air ducts: They have so much dirt & dust in them that when the furnace or A/C comes on that it blows everywhere.-Air filters: They don’t use them! My family lived there for 6 months before we realized there was no filter & we weren’t the only ones.-Damage: You can see where previous residents hung stuff or damaged the walls, or water damage & they handle it by painting over it.-Paint: Most people tape off things prior to painting so paint isn’t transferred from wall to ceiling or floor. Mallard doesn’t, so you can see paint transfer. The doors have so many layers of paint on them that it peels off looking horrible.-Carpet: Cheap, & no padding is used. The carpet on the stairs had holes in the corners & when you went up them, the carpet tacks cut your feet.-Pests: bugs, mice, spiders, roaches, & termites!-Dryers: Aren’t vented!-Electrical issues: Several outlets stopped working & some switches would shock you when you turned them on/off. We put in a maintenance request since it is a fire hazard & shock hazard & they came to fix it 3 months later.-Capacity: By law, 4 people can live in a 2-bedroom home, but Mallard doesn’t care! In the 2-bedroom townhomes there were several units with 6-7 people living in them.-Black mold: My family & I now suffer long term health issues because we breathed it in for nine months.-Cigarette Smoke: Units reek of it & when we complain, they tell you they smell nothing.-Maintenance: I wouldn’t hold your breath waiting on them! The supervisor is even more useless that the rest of the workers there because all this man does is drive around the complex all day, or he sits in the front office. On rare occasions he will check up on workers & bore the residents with pictures of his pets!-Customer service: They claim they are all about it when the truth is they don’t! They are interested in ONE thing & that is MONEY! Who cares if the residents aren’t happy or if the homes are deteriorating? They don’t care if they inconvenience you! Do you think they care if you have no A/C, no heat, no roof, or a sinkhole swallowed your unit? Absolutely not! Money is All they care about & they will find ways to get more of it out of you! They will also forge documents saying that maintenance was done when it wasn’t! Why? So, when you move out then they can say that you caused the damage & charge you!There is A LOT wrong with this place and the management company that owns it could care less! They don’t care about the residents; they don’t care about customer service & that is why many residents break their lease & move. Read reviews, read ALL of them!

Reading the other reviews now, I should have seen the signs.-We had leaks from the floor above into our kitchen that was only ever painted over the water damage.-We had no heat and then no A/C from Jan until May.-Requests to tend to leaks or other maintenance requests took days, week, or multiple requests input until serviced.-No prior warning when they did come inside.-We have been fined for messes outside our front door. Many times the mess is caused by neighbor kids with little sense of boundaries that stay outside playing loudly until past 11pm many nights. Difficult enough to keep my own kids on a sleep schedule.The new management of Mallard Crossing thinks they are a Home Owners Association and will stoop to the level of stealing children's bicycles and Throwing in the Trash. They have no shame in ticketing you for the "infraction". DO NOT MOVE HERE if you have children!! Heed this warning

The first time a maintenance worker entered, we received absolutely no notice at all. I came home from work one day and someone had already been in our home. Then we waited over a full month for them to return and finish the job, which they never did. I had to enter a second maintenance request, and emphasized that we needed notification prior to anyone entering again. They ended up calling and leaving a voicemail, then a maintenance worker entered again about 20 minutes later. We were not even given time to get home as they had already entered again before we could get there. This makes us extremely uncomfortable that they will enter with little to no notice. We have since bought a security camera to notify us of movement inside our home when we are not there. I am satisfied with repair but very unhappy with the negligence regarding our simple request to be notified before someone entered our home.

There is no way the unit was inspected for mechanics and cleaning prior to move in. The garbage disposal pipe was not connect and continues to leak even though it is connected now. I have pictures. Cannot use sink or dishwasher because of this. It has been a week since move in and not fixed yet.Both shower faucet knob were full of mold and the master shower squeals when turned on. 2nd Bedroom door latch does not meet the latch on the frame so the door does not shut properly and does not lock. The vinyl floor was so filthy I did not want to walk without shoes on. I took pictures of the dirt on the swiffer pads used. Tub and shower were not clean. Ant colony in the 2nd bedroom. Traps have now been placed. Carpet not vacuumed. Microwave handle broken. 1 folding door on washer dryer area broken. It is literally a sin to charge me 2500.00 for this unit with all of these issues. Moving is stressful enough. This unit should not have been leased to anyone and I am very disappointed, frustrated and angry with Mallard Crossing. I will be putting info online regarding my experience.

Current resident. Not good at all. You'll pay a premium price for a standard unit and awful customer service. I've waited for two months now for them to replace the lock on my mailbox, meaning I haven't been able to check my mail for that period of time. Management never gets back to you and if you are lucky enough to get someone on the phone nobody ever seems to be able to help/do anything. I cannot recommend strongly enough that you do not move here.

Wonderful community with diverse crowd and lake view and the spacious apartments are stay worthy, however the service or the maintenance is really poor , all we hear is short of staff and any emergencies are not attended . Had to wait for months together for resolution of smallest tickets , any new item order will never happen. Every month there is an extra hidden charges for the extra trash on community level with out any valid reason or explanation. Pool service is bad , even in summer pool is down with out any maintenance.
