i think the photos speak for themselves. if youre considering Avana Powell Valley, i hope you like rats! i would give this place negative 5 stars if i could. Greystar runs this property like they despise all the residents. If you enjoy corporate greed and slapping blue paint over a cockroach, dont hesitate to submit your application! Quick! Before they add more fees and hike up the rent again! 😂

The (interior of the!) apartments themselves are fine, I guess. They are shabby and not well maintained, but I must say I enjoy the surrounding location.
On the other hand is the employees who work here. Oh my goodness!! The leasing office is very unwelcoming, and often you will see that all the blinds are closed on the windows even during business hours! Several times I have even discovered that the door to the office is locked during the middle of the day with no sign or notice. The office will even be closed randomly with no communication.
And if you are able to get in the office and speak with someone, they will always act like you are causing a problem for them simply by asking ordinary questions. Heaven forbid if you actually have a problem or complaint!!
And there are many problems you could complain about! The grounds are very dirty, with trash and dog poop and stray cats everywhere! The dumpster is often overflowing badly, and sometimes the dumpster will even be closed (making people just drop their trash outside). There are fences and wooden parts of the landscaping which are rotting, and they have just been painted over!! There are pot holes, and broken sidewalks and busted outdoor lights everywhere!
And letting anyone who works here know about any of this and they will treat you like you caused the problem! I’m not sorry for wanting to live somewhere I can take pride in. No one who manages this place even wants to be here. It’s all so sad, and I hope there is a new property management company soon. One who cares!
Ps. Several employees of the leasing office have posted reviews of this property on this platform, using their personal accounts. Someone should look into this… I’m sure this is a form of fraud ...

I wouldn't recommend living here unless you want have constant headaches. The 1st year that I was living here no, issues, no problems.My rent was getting paid a week before the due date. And then fast forward to the new management that took over the apartment complex. I signed up a new lease agreement on October 11th of 2025 with rent going from $1630 to $1655 old lease ending on I had spoke to Emily and Alex November 17 2025. Well I received a bill of $1900 plus owing them for rent and utilities. I reached to the management was told that I never signed a new lease agreement that I was put into a Month to month lease. Then I emailed them back told them no the new lease was signed this year of October 11th 2025.
I myself looked at the new lease it had last years Date with my signature and managements signature with the new rent agreement. Stupid me i never looked at date they had dated 2025 year instead of 2026 year. The management it self made a mistake,but that wasn't the only mistake they would charge me countless late rent fees when I had paid them on time and in advance. Like come on who would sing a new lease with 15days remaining in the month of November 😪.The lack of communication amongst each other did not exist at all. To top it off the garbage is always full, trash is always on the ground, the gym had no sanitizing wipes to clean the machines after being used. No one is ever available to pick the phone or to return your phone call.
Had to constant send emails proof after proof of every single conversation so they could acknowledge their mistakes.
SO NO I DON'T RECOMMEND THIS PLACE TO ANYONE.
Damn they are leasing the same apartment i live at for $1500 and increasing my rent to $1655 a month
Update: 11/26/25
Now the apartment complex is threatening me to put me on a month to month rent of $1800 all because the lease i excuse me that we signed on 10/11/25 had the incorrect dates. If i don't signed a new lease with the new rent increase ill be forced to pay them $1800 plus a month. How is this okay 😫
Unless you want to deal with rat infestation, mold in your home move in if not stay away 🤮

Unsafe, lots of theft and car break ins. Management refuses to add surveillance cameras and the new management lessened the security patrols.

So far so good. Maintenance was somewhat quick to fix our issue. Living is so far so good. Looking forward to the next year: update this place is trash. Kicked me out for refusing to pay rent until my electricity was working properly. I took them to court and won.

First and foremost let me just say as a contractor who does work for multiple apartment complexes, this one's my favorite.
The property manager Dani Jones is absolutely amazing. Always knows why I'm there and is always ready. She's super kind and knowledgeable and I just wanted to say thank you for always making my job easier! The maintenance crew here is also exceptional and I can't thank you enough for all you do.

I would give it 0 stars if I could. That place is horrible. If the rental price seems too good to be true it's because it is. After the first year when your lease is up, they hold you hostage by saying either sign a new lease or we increase your rent $200+, they stay within the law of increase, but after only a few months being here you won't want to sign a new lease. There is so much crime and they claim to have security driving through the parking lot but they don't. There is dog p*** everywhere and unsupervised small children running around, most the time naked. People get their cars broken into and management does nothing about it. They sure want your money but don't want to try to keep your home safe. And maintanance is lacking. They rarely fix anything in a timely fashion. The plumbing needs to be updated, every week there is a new notice that they have to shut the water off to some or multiple buildings for plumbing reasons. The pool has been open only a few days during the summer and not even on days that are the hottest. Parking is a joke. Too many assigned parking spots are empty and not enough visitor spots. Also you don't even get a parking spot near your front door, most people have to walk a distance to get to their apartment once they park in their spot, meanwhile there are spots someone else is assigned to outside your front door. When you request a spot closer or you email them about anything they never respond, but they sure remind you when rent is due and how much and are Johnny on the spot with late fees. If I had known how crappy that place was I would have never moved in. I hope this review saves someone a year of hell that you can't get back.

Since nobody can return my calls I’ll let you guys know please save your time and energy I moved out for months ago it took them 30 days to “ figure out “ my deposit then it’s taking additional two month to even receive my check with I still haven’t received a call this place at least three times a day. Nobody returned my calls or my voicemail. I called corporate on many occasions nobody seems to ever be in I’ve never dealt with anything so careless and frustrating like this in my life. And in Oregon by law if they do not send your deposit within 30 days if you moving out if you go to the courthouse, it will double so with that being said they are leaving me no other choice, but to go to the courthouse and I will be filing against them. Looks like I’ll be getting a even bigger check then what they are trying to give me my deposit was 8,889 times that by 4 because I know I’m not gonna have my check this month they are doing nothing, but making this a bigger problem for them. The only good thing about these apartments are the maintenance men. They are the best things there.

I was a resident at this property for two years and experienced numerous issues with the property and property management team. The most shocking is that I moved out in November of 2022 and received my deposit check a few months later. The deposit check was returned due to insufficient funds. Almost six months later, I haven't received my deposit despite numerous email messages, phone calls, and in-person visits to the property.The other issues are more mundane; they failed to respond to any of my maintenance requests for the entirety of the time I was at the property. The management staff was terrible at proactively communicating during times of need. Example: we had a massive snowstorm that was causing the carports to collapse and damage vehicles. We had no warnings or notifications from the property management, so proactive residents went door to door to warn those using covered parking.We had issues with vehicle break-ins. Lots of them over three or four months until they started fixing outdoor lights and patrolling the parking lots at night—no word from the management team.Last but not least, the property has RATS. I'm assuming this was because of how the property managed the trash. They have one trash compactor, and it was either broken or overflowing.

Management nightmare. They switch management all the time. The request to fix appliances have been ignored and took months. Prices are changing and high. They painted the parking spots and They towed my car after blocking off our paid for parking spot and having no guest parking available. Prior to this painting of the parking spots no car has been towed for the whole year.They just do as they please and are unhelpful to the tenets.Not to mention all the old dirty and broken pieces of the house. A broken window took 8 months to fix. Improperly “fixing” a garbage disposal then taking months to come back.I don’t recommend living here unless you just want to be frustrated and in debt

They don't do repairs in a reasonable time over three weeks waiting for repair to washing machine, two years waiting for repair to broken window. Bad place to live.
