The place is good, but everyone is complaining about the HOA. If black be careful.

Lovely development. Had a house previously in Hemlock Farms. HF was expensive and had too much politics.

The roads are only cared for if seen by main roads or near entrance, consistent issues with gates, security secures nothing. I made a complaint because the gates haven't worked properly since I moved here and the office Administration started using them to try and bully me making false allegations and when proved wrong the security guard wouldn't give his name and almost ran over my foot trying to get away from me taking a picture as well I have witnesses and a paper trail of proof. Do Not Purchase a Home in Birchwood lakes.

Probably one of the worst developments in the are, office and security are unreliable and borderline useless. Gates are barely functioning and most of the time ran through. If I could leave I would. The lakes are polluted and the pool is a joke. Not worth moving in at all!!!

I've lived here 15 years. I find the community Peaceful, Clean, road improvements are making it even better. The lakes are wonderful to fish and kayak. Swimming pools small but friendly. I've enjoyed good neighbors and great friends here. This makes a great full time property for retiree's or young start up families. If you are looking for a summer spot this is convenient to the areas attractions and some wonderful restaurants.

Roads in community need an overhaul. As well as what you pay for special assessment to dues is overwhelming now. I have since been here for a while and no changes in how the way water runs off the road into other people's basements under the ground. Which causes flooding. Office staff is great. The club house is nice, lakes are clean with the exception of geese from time to time.

A tranquil, picturesque, and friendly private community in the heart of the Poconos for vacation getaways or year-round living.
