Worst experience, definitely don’t recommend staying here. The management is a nightmare to deal with and all the pictures are totally fake the place does not look like that. There are way more affordable places that are worth the money near by, this is NOT one of them. The management is absolutely useless and unhelpful, all they want is your money. I definitely don’t recommend wasting your money on this place.

I had to move out after living there for 14 months because I no longer felt safe after the building manager, at the time, tried suing me and attempting to evict me in retaliation to honest reviews. This forced me to take time away from my final semester at Temple University to fight these lawsuits. After my GPA slipped, and the continued misbehavior of the building manager persisted, I knew the landlords of this building were grossly negligent regarding the actions committed by some of their staff. I've been told that the mentioned building manager has since been removed, but it's been over 60 days since I was permitted to break my lease, and I still haven't received the funds owed to me. With all of this in mind, I absolutely would not recommend living here. You'll find that no one will assist you when you need someone to take responsibility for a building issue. You'll just be met with a fake smile and the diversion of accountability.
Edited to add: the verdicts of both lawsuits were in my favor.

The new management at Avery Apartments has been great! When I first arrived in late 2024, they were in the process of transitioning out the previous team. Since the new management took over(Spring 2025), things have really improved — it’s been a much better experience living here.

I had a fantastic tour experience at Avery Philly! Gabriel gave me the tour, and he was professional, friendly, and incredibly knowledgeable. He made the walkthrough engaging and really tailored it to what I was looking for, which made a big difference.
Hanna also assisted by providing clear, detailed information and answering all of my questions with patience and care. Her support throughout the process was greatly appreciated.
Overall, the team made me feel welcomed and well-informed. If you’re considering Avery Philly, I highly recommend scheduling a visit—you’ll be in great hands with Gabriel and Hanna!

I recently moved into this studio apartment, and it's been a great experience overall. The space is cozy yet feels surprisingly open thanks to smart design choices, like the large windows letting in plenty of natural light. The kitchenette is compact but fully equipped, perfect for someone who likes to cook simple meals.

The people are nice, the space is small but it is manageable. You get a lot for what you pay for.

All the amenities are new and updated. I like the gym and the community rooms that are always clean. Overall the room size is small but with individual bathroom and AC as well as all amenities included, I feel it's a good deal.

Firstly I want to thank the leasing team Christina and Seena for helping me securing a spot in just a few days , next I want to thank Hanna for greeting me so kindly and giving me everything I needed when I picked up my keys. I am so shocked by the bad reviews because the staff here are so kind! Also my apartment is super cute and clean and the appliances are literally brand new! The building is so nice everything is modern and up to date. I recommend if you’re a college student who needs a place to stay year round.

I have been living here for two years, which the first year living here under the old management provided absolutely no issues whatsoever, no disturbances, and simple living. Now the Edge/Avery is under new management (most of which are under the age of 21), and are unprofessional and bully their tenants. There is always something going on here, whether it be a car smashing into the building in the early mornings, the elevators are down, or you can't even get into the building properly because the "new security" system is down. On the subject of this, recently they have stated they are attempting to improve security, but I guess this also involves treating tenants like they don't even live there, but it's ok for security to have their friends with them behind the desk while they are working. I mind my business, I take care of my space everyday, my apartment sits in pristine condition, yet they still find a way to bully. I cannot wait to move out of here, and never have I felt so anxious/uncomfortable living somewhere, and then when you have to walk by the management desk they all stop their conversations and just stare at you.

Living at Avery is really great, and I love that it is pet friendly. My cat, Chef, loves looking outside the window from our eleventh floor apartment. We cannot wait for the renovated gym to open on the first floor-- Chef and I are going to get soooo buff!What makes Avery great are the office staff. I always pop down to see them, especially Hanna. She's very personable, sweet, and knowledgeable about the building where I have any inquiries.
