Dwell review
10/10 best place I’ve ever lived. Move here if:
You enjoy random maintenance men having full access to your home and walking in whenever they want to. Very little notice required. They have a high turnover in staff so don’t bother getting to know any of them or expecting to see a familiar face.
You think it’s cool that the head office people (we’ll call him M) sleep with the residents even though there is a strict policy against it. (M used to be a maintenance guy but when they were short staffed they promoted him to the main office).
You don’t mind finding glass in your tires because you park in their garage and they never clean it. But if and when they do clean it they require everyone to move their cars but will not prorate your $250/mo bill because why would they?
You enjoy losing packages because there are 3 buildings (soon to be 4!) and when you ask the main office to check to see if yours was delivered to the wrong building they shrug and say absolutely not. Because why would they?
You enjoy walking all the way down to the main entrance door whenever you have a visitor because the buildings work on a strict fob system that does not allow anyone without a fob to enter the building and elevator. Even better, you’re hosting a dinner party and need to leave your guests 8x during the evening to go to the lobby and let folks in! 🤣
You enjoy coming back from grocery shopping and needing to take the stairs because maintenance has paused the elevator to the garage for reasons unknown. They do this often, without signage or notice. So, so lovely, am I right?
You love getting your rent raised higher than any other building in the area because—get this—they have a pool! (A pool that they do not clean regularly. There is only one amazing lifeguard who cleans the pool and they reduced his pay and his hours so he comes infrequently).
Listen, I lived here for 3.5 years and the last year was when all of this went down. They fired all of the maintenance crew and management. They hired new people without telling anyone and it’s been downhill ever since. Thank God I got out when I did. Enjoy it if you can live with their mayhem.

The worst mistake I’ve made while relocating to Philadelphia!
I started this journey with Dwell in May 2024 because I was relocating from Towson, MD. to Philly for my job and because both of my parents are sick (my dad has stage 4 cancer)! All the stress from the living situation at Dwell has forced me to start outreach to counsel to figure out remedies beyond the lackluster escalation process that they have here.
I applied to Dwell in May 2024 and it lacked many things that I was used to - available balcony apartments, structured parking during my touring - yet I was told I’d have a spot within 2 weeks, and secure common spaces within each building . However, I was impressed by the leasing agent Moe’s accommodation of touring me virtually and moving rather quickly to get me into a 2b 2b. After applying and getting approved - it took them weeks to get me a lease! Moe and Alannah (Asst. Property Manager) - showed a genuine lack of care for my life’s situations. Also, they went months without / property manager. Up until two days before move in, I didn’t have a lease and they stopped returning my calls and emails. I showed up to the building and demanded a lease so I could have my employer approve my relocation. I was under strict guidelines and they seemed unimpressed by my sense of urgency to secure a lease. I was able to obtain a paper lease with the promise that my partner and I could sign a virtual lease within a week.
Almost four weeks went by before I received a virtual lease and then my job insisted my partner’s information be present within the unit, so I could prove that we are domestic partners. I had to call the “corporate” office to seek resolution after connecting with the Regional Manager, Laura, who soon proved to be unhelpful and offended that I challenged her and her team’s lack of customer focus. I met with her twice and emailed her over 20 times. Additionally, when I called corporate - they told me that Laura was my ultimate escalation - as if she didn’t have a boss! I told them the deadline for my partner to need to sign the paper lease, yet they did not respond to my email and then put the documents in the Luxor box without forward warning of what it was. I obtained the paper lease, and signed everything - gave it back within 36 hours. It’s been almost another four weeks and my partner is still not on the virtual lease! The insurance deadline was shifted for a few weeks - an extension, yet we’re prepared to sue due to him losing coverage because of Dwell’s negligence.
Additionally, I am disabled and communicated this when I toured! I was told that parking would be available within 2 weeks - yet, here we are two months later without covered/secure parking! Car break-ins have been happening on the blocks surrounding the building and a huge car accident occurred last week - damaging 8 cars! I wrote to the Regional Manager several times regarding my concerns and here I am still waiting for a response.
Maintenance doesn’t show up. I keep my air running within the unit because the ventilation is terrible. I’ve had ceiling leaks - still yet to be fixed. All of my doors within my unit have swelled and won’t close - called maintenance to fix the concerns and the supervisor consistently states that they have high priority concerns. The fitness center was a plus yet a ceiling leak caused there to be gapping holes in the ceiling that look AWFUL!
STAND CLEAR OF THIS PLACE! DO NOT MOVE HERE. I cannot wait until my lease is up. I’ll never forgive these people for the stress they’ve made me endure during my stay. They’re thoughtless and deviant when you challenge them. I’ve started calling friends because EVERY DOG HAS THEIR DAY!

Dorm for adults
Management literally told me that they are too ‘understaffed’ to get my package that was delivered to the office instead of their mail box app.
They’d lost my Amazon packages numerous times as it just gets dropped off on the mail room with all the other peoples packages and there is no way to know whose package is where .
The pool is a free for all party every weekend , they have a rule that says only one guest per unit , but no one is checking so it is really free for all. I’ve seen people just get in through the main gate and casually walk in and enjoy the pool.
I’ve been emailing the office for weeks to get my move out date confirmed but they’ve ignored my emails and voice mails.
Finally went to the office but no one was present during the office hours .
The bathroom tile has red mold that won’t go away no matter how hard I try to get rid of it
The carpet is probably 4-5 years old and constantly shedding and I feel like I’m inhaling it .
They have maintenance cleaning the common areas constantly and it is a good thing but the inside def needs to be updated.
They come fairly quickly for emergency maintenance as well.

We have lived here since June 2023 and I'd hate to jinx it but we've had an amazing time living here. There are so many positives. The only real concern was with an employee who has now left, so if anything, it has gotten better. Just some of the great things we have to say:- Attentive, efficient maintenance team.- Quiet, respectful and clean environment.- Great amenities, especially the gym and pool.- Safe and secure handling of packages.- Many similar-minded neighbors (young professionals).- An amazing Deli restaurant (though 3rd party operated).- Location, location, location!And probably the best feature was when choosing to move here, we had a selection of apartments including ones that weren't open for up to 6 months (not just immediate openings). That allowed us to choose our dream apartment 4 months in advance! Never have I seen that anywhere before. This made the whole moving process easy to manage.Totally recommend!

3.5 Stars (Rounding up to 4)I moved to Dwell in April. So far, it has been an okay-good experience. Below, I have listed the Pros and Cons.Pros1. Walkable Location (Close walk to Septa MFL and Buses)2. CVS and Grocery Stores, Restaurants close by3. New Modern Apartment with W/D & Decent Closet Space4. Responsive & Friendly Maintenance Team (A1)5. Clean Buildings6. Quiet for the most part (depends on your neighbors)7. Secure Access (Makes you feel safe)8. Nice Pool, Gym, Business Center (Printers & Study Rooms)9. Ample Street Parking10. Responsive & Fair Management Team (Leasing Office)Cons1. Gym Hours (6 am - 10 pm) Wish the Gym was 24 hours or opened earlier. I understand that Residents live above the gym, but it seems like that would have gone into the building plans/architectural design/structure. In my opinion, feels like a missed opportunity.2. Stove (I understand it is a safety issue) Would have preferred a flat stove-top range (easier for cleaning)3. Thin Walls & Window Treatments (don't like the window treatments in the bedroom)4. 1 Cable Provider (Allows Comcast to be a Monopoly) I understand this was transparent (Comcast being the only provider) during move-in, but still I don't necessarily like5. I Wish there were more resident events (Wine-down Wednesdays, Movie Nights, etc.)6. Shower in the Bathroom (Why is it up sooo high)7. Pre-move-in cleaning company (fire them, please): The Apartment was not cleaned properly prior to my move-in. The issue was resolved by the Maintenance team, but still.Overall, the Pros outweigh the Cons at Dwell. I have had an okay-good experience thus far.

ADA Compliant? Maybe… Accessible? HELL NO! Stay away if you have any kind of physical issue. Not a good place for weak people, older people or non fully-able bodied people who can magically open doors with things in their hands. Pretty? Sure. Quiet? Sure. I’d get money if you say my name when you first contact the place and then end up living here? Sure. Worth it? No.

I recently moved into Dwell and the move-in process went so well. The staff was incredible to work with, the process was smooth and stress-free (as moving can be very stressful), and the apartment complex is beautiful. Street parking is also extremely convenient and spots are always available (rare for Philly). Would highly recommend moving here!!

THIS IS NOT LUXURY. I have lived here for over 2 years. The complex has the bells and whistles and a great maintenance crew but they told us a deli was going in as a Commerical tenant that has turned into a full bar. Not a classy elegant bar but a bar that has screaming patrons, DJ speakers outside blasting music for quizzo - a violation of the Philadelphia Noise Ordinance, a cornhole set that we can hear the bag echoing and hitting the board all night, sports games broadcasted outside, and patrons smoking / fire pits smoking in a non-smoking building - all this all night. I know tenants that have moved out of this complex because of the “deli”. This is a frat house type bar. This has been brought to management’s attention over multiple occasions, the concerns have been acknowledged but there have been no results. If you want to move into a frat house atmosphere but pay luxury prices - rent here. If you want to be able to relax or decompress in your own home - do NOT rent here. If you need peace and tranquility to work from home - do NOT rent here. If you need to study and concentrate in your home - do NOT rent here. This review will be edited when the bar stops their noise and smoke pollution.

The sports bar "deli" in the building needs to go. It's the worst part of living in this community and it destroys any semblance of luxury. The noise from the bar is disruptive almost every evening and not something you can deal with when all you want to do is relax and unwind in your home. I would avoid renting here until they move the bar tenant out and put something peaceful in its place.

Dwell 2nd Street is a brand new construction that got EVERYTHING right. The kitchens are absolutely insane. So much storage, great appliances, great counter space, and just down right gorgeous. The entire complex is cleaned on such a frequent basis that everything feels brand new. The gym has everything you could need, the lounge areas are decked with cool games, the parking garage is PRIME, and let's not forget the POOOOOOLLLLL!!!! And don't even get me started on the location. Perfect distance between the main spots of Northern Liberties and Fishtown. And did I mention it has a parking garage?! The absolute PERFECT package. Go take a tour of the place ASAP.
